I applied for a preapproval through Greg for a mortgage last Friday. By Wednesday I still had not heard anything for him so I sent him an email as I know preapprovals do not take long and they pulled my credit that day. I checked my login where I submitted all my documents and nothing. After 10 minutes of sending an email I got "I was unable to get a loan to debt ratio so we will not be able to finance for you". That was it. No hello, sorry about the late notice. No elaboration on what that meant as I am a first time potential home buyer. Just those words. I let him know how unprofessional it was to not notify me when he received his findings. I also feel any type of advice on how to be preapproved is helpful but I believe he took one look at my race and my age and wanted nothing to do with me. read more

We were halfway through on our 30-day escrow when the appraisal, from our online lender, came back almost $40K under asking price. We knew the house was grossly under-appraised and later found out that it was common for these out-of-state banks to draw you in with low interest rates, but use conservative appraisers to protect their mortgages. After receiving the low appraisal on Christmas Eve, we knew we had to promptly switch gears, drop our current lender, and chose a local mortgage broker that could quickly pick up where we left off in the midst of the holidays. We had worked with Brian back in September on a house that we never went through on, but I remembered how gracious and knowledgeable he was, so he was the first person we reached out to. I called him the day after Christmas and explained our situation to him. Needless to say, it was the best/smartest decision we ever made! Brian was able to hop on board and get things moving FAST! He was able to get the home appraised within a couple days and with a local and reputable appraiser. Not only did the house appraise for purchase price, but Brian was also able to lock in a very competitive interest rate for us as well. We put our full trust in Brian, and we couldn't have been happier! He held our hand throughout the entire process and was extremely attentive and responsive ... just what we needed after the trouble we faced with our initial lender. Brian was able to jump in mid-escrow (during the holidays no less) and help us close on our first home, a mere week after our initial close date. I've worked with Brian twice; to finance my house when I first purchased it and then to refinance it some three years later. I guess I took his customer service for granted the first time around, because after shopping around to refinance, I found that his interest rates were more competitive than my credit union and big-name-commercial bank AND he actually appeared to want my business, while my bank and credit union couldn't give a damn if I refinanced through them or not. Brian was able to secure a 15 year mortgage for under 3% during the summer of 2016. He also closed within the 35 days that he promised me initially. Neither my bank or credit union could secure that interest rate AND my bank wanted to do a 90 day close! I was able to email him most of my paperwork, and he was very diligent about following up with phone calls and keeping me informed of the progress towards closing. He was actually very tenacious about contacting me because I rarely answer my phone.... (Sorry, Brian!) He was also able to provide sound advice for paying off my loan AND he could tell me my monthly payment faster than me trying to figure it out with those on line mortgage calculators. In retrospect, I don't know why I bothered shopping around or going online to try to figure things out. I don't plan to refinance again, ever, but if I did, you know where I would go. It's been great to find and work with a local business that provides honest and personable customer service. read more
