One of the worst experiences I've ever encountered. The agent Toyia is an absolute nightmare. I spent over $24,000 for two months renting a home on Heigl Street in Siesta Key, which was managed by Toyia. She was extremely rude and dismissive. Above all, she was misleading. The home came with no outdoor furniture. I had to go out and get another mattress because the beds were so hard. They didn't even provide a vacuum! I could go on and on about the deficiencies of the home, but what was most distressing was the fact they never acknowledged the next-door home was an active construction site. For 60 days, I endured construction workers and trucks starting at 7 AM and lasting throughout the day. Extremely unprofessional company and agent. Stay away! read more

My home was rented by Bridgett Gannett at Jeannette Properties. Below are damages from renters for 6 months last year. The reason this review is so late in being posted is because the damages/losses are so extensive. Stolen Items: various kitchen utensils $100. Cuisenart skillet $100 replaced with $20. Ikea skillet outdoor 100' hose $35. magazine basket $29. Ruined beyond compare: 1. Viking range Replacement cost is $6500. Range does not heat. Cannot use at all. Repair companies opinions concurred. 2. master bath fixture--Sconce not working at all--had to be replaced. Replacement $438 + electrician $75. 3. automatic shad in master bedroom. Doesn't work at alll--replacement $438. 4. all exterior sprinklers in front yard are gone as renters put their swing set in front yard. Replacement sprinklers + installation $500. 5. exterior unground lighting. All broken. New 2020. $850 plus installation $850. 6. dining room table totally ruined. Handmade table $500. Architectural Salvage 7. vacuum was hidden as if I would not notice it was missing in storage area. Totally filled with her hair and dog hair. replacement cost: $350. I rented my property elsewhere for $5000/week with no problems Ever. These people cared less about my property. They don't care about anyone but themselves. bridgett Gannett did not do her job at all--my security deposit was returned to them! My first time experience with Jeannette Properties. I was getting frustrated with VRBO and Airbnb, and my friends on FB told me to work with a property management company instead. After reading reviews, I picked Jeannette, specifically Chrissie Cummings , who I highly recommend. From the first text message, Chrissie was extremely responsive and so informative. She was extremely knowledgeable of the area in Florida that we were interested in and was in constant communication ( despite being in the hospital herself!) Chrissie lives in Palmer Ranch so I was so happy I was working with a " local". We had a contract and a negotiated price in less than 2 days. I should have read the reviews before working with them. CAREFULLY READ THE FINE PRINT on any signed agreement you have with them! They rented a property for me(one year lease) but contacted me after the year lease(more than a month after) was done and said I owed them another fee for renewing the lease that they never did renew. To their credit they waived the fee but seems questionable to me. For another property, they push towards an agreement that makes more for them( short term verse 6 months), not professional. Lastly, when I cancelled agreement with them, they kept my $500 owner fund for fix ups as an admistravely fee. Yes it was in the agreement, so my bad. They did find 3/4 good renters but enough questionable things happened that I felt like I should review this company. If you use this company READ THE FINE PRINT. Horrible property management agency. From the forgetful agent to the incompetent Director of Operations. This company does not do proper accounting. I have had at least 4 statements in the course of two weeks. All inaccurate. From made up expenses and income to me allegedly owing money when they have not fully paid me from payments made by the tenants. I'm surprised this agency is licensed to do business or haven't been audited by the IRS. The Director of Operations Laurie S. specifically told me that they make up expenses until they figure out the real ones. That makes absolutely no business sense. She also have a very nasty attitude and failed to explain why they have not corrected the inaccuracies. Jennette Properties is not worth the trouble. Communications as to what the job scope is, is terrible, follow up on scheduling work with property owners is terrible. and payment takes forever. Jennette Properties, leasing and management company agents in the Sarasota Area seems to have many rental condo or home listings. Often times,they advertise a rental, then later manage it, or sometimes just advertise a condo or home on Zillow, then the home/condo might be managed by the owner during the tenancy. Future tenants looking at listings for Jennette..Be very careful as they have a very peculiar website when submitting an application for a lease. You must "click the payment link at the top of the page" to submit BOTH the security deposit, which is typically in this area 1 month the monthly rental cost plus the non refundable application fee of $75. We have read many leases and dealt with realtors and management companies before, but NEVER did we ever encounter having to remit the security deposit BEFORE reading the lease and being approved by the owner. So when I questioned the leasing agent, she said that" if the tenant isn't right for the landlord, the security deposit would be refunded". I asked is that in writing somewhere in the lease or on the application form? The answer was NO! Who in their right mind submits a large sum of a security deposit BEFORE the tenant is approved by the owner AND the tenants have the opportunity to read ALL THE FINE points of the lease! READ your lease VERY CAREFULLY if you choose to sign a lease through Jeanette Properties, BUYER BEWARE! We chose to RUN, NOT WALK! Additionally, do your research and investigative work on where you are renting. One of the properties shown by a Jeanette Properties agent was very eager for us to rent the home as the previous tenants were living in their international location. I'm glad I trusted my intuition and poked around a bit. I found out the next day that there was domestic violence in the unit and of course the tenants went back to their international location. Buyer BEWARE applies not only to purchasing a home but a lease as well. Don't be stuck with a one year lease that has a "history" of issues at that address. Don't be stuck with a lemon! I had to do my own research for properties on their website, which is dated and really non productive. The availability calendars are not up to date at all. This review is a year overdue and the reason is that I don't like revisiting negativity. But, as I sit poolside on the lanai of my own home and the topic of our rental from last year comes up, my husband and I recall the shabby treatment we had there and decided to share it here. We rented a condo in a high rise in downtown Sarasota for three months last year. Prior to leasing, we asked about cleanliness and were assured that the place had to meet certain standards. Upon arrival, we immediately noted the stained carpet, a cable wire dragging across the living room floor to a plug, rusted out and broken balcony furniture, filthy carpet on the balconies and cracked tile floors. I soon discovered that the vacuum cleaner was broken. I called the rental agent who received permission from the owner to replace the broken vacuum with a new new one. When used, the bag filled up and had to be emptied several times so the "standards" were loose at best. Seeing the amount of dirt in the vacuum, I figured the floor wasn't clean either. An understatement, it turned out. There were no cleaning products in the place. I was told I had to buy my own. Bottom line: I spent the first several hours cleaning at my own expense. But beyond the need of a thorough cleaning (and higher standards), the condo itself was in disrepair. Moisture in the A.C. vent caused the ceiling paint to crack and peel. The windows were so dirty, you couldn't see out of them. Apparently, in this association it's the responsibility of the owners to clean the outside of their own windows. This particular owner didn't bother. She also didn't bother to pay her cable bill on two occasions. We had to call the rental agent twice due to no service. Many condo associations forbid construction during peak times. Not this one. The entire time we were there, there were tractors beeping and we heard drilling, hammering and banging from on going construction in and around the building. Then a notice was posted that the water pump was being replaced so the water was shut off for half of one day. The pool heater broke down the second month of our stay and was never repaired. Jeannette Properties contacted us at the end of our lease term wanting to know if we were interested in renting there again. We responded with a letter saying "no thanks" and detailed again in writing the conditions of the condo. That letter was not acknowledged. Here is the tipping point: Jeannette Properties charged us over $600 for a cleaning fee when we left and never bothered to apologize for the many inconveniences we endured during our stay nor did they respond to a second letter requesting a reason for the excessive cleaning fee. While we understand that Jeannette Properties cannot be held responsible for events within an association and/or a building, they should have been aware of the conditions of the condo they were renting and, at the very least, be professional in their dealings with clients and customers. They have a long way to go but my observation is that they really couldn't care less. read more

We rented an apartment #331in the Tangerine Bay complex on Longboat Key from April 1 through July 1, 2018. Our leasing agent was Diane Hunter of Jeannette Properties in Sarasota. The following outlines the issues we had with this agent and its owners from day 1. The apartment was dirty upon arrival - should have known that it would be as we were told that it was being cleaned for four hours. A three bedroom, 3 1/2 bathroom two level condo needs way more than four hours of cleaning before new tenants arrive. Black mold in the bathroom, dirt in most bathroom cupboards, dead bugs all through, filthy fridge, cookware old and dirty - it was appalling. Called Diane who sent a cleaner out the next day who argued with me about the level of cleanliness!!!! The bed in the master was a rock - no one could sleep on that!!! We asked Diane to talk to owners about helping with the bed -they refused. Toilet roll holders were hanging off the wall - asked for those to be repaired but they never were so my husband repaired them! No curtains on the living room windows, no pictures on the wall in the living room, broken couch in the living room - all this for for $8000 a month!! Diane did buy us a $25 skillet!!! We realize that Florida's high rental season is through May and that these agents and owners can put an astronomical rental price on these condos but they should at least have the decency to present them at that level. Those three months were miserable in a dreary, poorly decorated condo feeling as though we'd been completed ripped off!!! Beware of these agencies and their agents and the owners who do not care about their business except for the money!! read more

The property manager knew I'd spent a fortune on the luxury turn-key furnishings and I was worried what damage strangers might do. She reassured me that Jennette clients had never been a problem before. So I went to Jennette, hit it off with a great luxury rental specialist- Theresa. She arranged my condo to be photographed. Within 24 hrs of the pics going online, I had two full price offers for season $8,500/mo. This year she got it booked for a longer seasonal rental with an extra month. Theresa has been fantastic. My sister also used Jennette to rent out her investment condo in Lakewood Ranch and was also very pleased with the renter they found and attention provided. Jeannette Properties rented my condo as of July 1, 2019. They received full payment from the tenant directly prior to that date, amounting to the first month's and the last month's rent, plus the security deposit. They immediately appropriated the first month's rent toward their commission. When I inquired on July 10 about the residual sum due me, they stated they would not pay me unless I paid them $880 of commission balance from my own funds, event though they were already holding $4,050.00 of my money. I paid that sum from my personal account on July 11 but did not receive the sum due me until July 31, and then only after multiple inquiries and complaints that were dismissed or ignored. They had the obligation to pay me promptly as it impacted my cash flow, but did not do so until I threatened additional action. Whether this was by incompetence or malice, this should not happen. In summary, Jeannette Properties charged above average commission, did not provide adequate communication and service during the rental process, did not obtain the attractive rental rate they promised and remitted payment to me only after a protracted and contentious time period. No client be subject to this. You can do better. read more

Jennette Properties has turned out to be the worst rental agency I ever worked with. In the last two years we have nothing but problems with them. Two years ago, Perla was our agent and unbeknown to us, she was fed up with the company and was leaving at the end of the season. We would call and email her and would not get any response. When we called her manager Laurie Scott we were also ignored. The management knew that she was leaving and did not pick up the ball. We live in New York and had no idea about what was going on with our property. When we got down here in April there was a lot of things that needed repair/replacement and we still got no support from Jennette Properties. After a month we finally got Roxanne Klopp to contact us and get everything rectified. This was because they wanted us to resign with them to manage our property for the following year. She was very obliging and finally rectified all of our concerns. This year turned out to be just as bad. Since Roxanne was new, she was also inexperienced. She thought we were supposed to supply the tenant with a gourmet kitchen and against my better judgement I bought a George Foreman Grill for them but refused to purchase any additional items that they requested. Roxanne was annoyed and let us know about it. Roxanne stated that when she opened our place in Florida for the tenants arrival, she checked everything and took pictures of everything. When the tenants arrived, there was a problem with the TV which she stated she had checked. Rather than call the cable company, she called a outside technician that charge them $85. They tried to pass along the cost to us but I refused to pay. If they had called the cable company, they would have rectified the problem at no cost. After that altercation Jennette Properties had no more contact with us. When the tenants left, Roxanne told us that she had inspected the properties and took pictures and everything was in perfect condition. The tenants wanted to rent the property again for next year. Since I retired April 1, we advised them that we would not be renting our unit next year. That was the end of their service/contact with us. Due to personal issues we could not get to Florida until late April. We were at the end of the month grace period for the return of the tenants deposit. Instead of a representative from Jennette coming to the house like they did for the past 5 years, we just got an email that they were releasing the deposit to the tenant. We trusted what Roxanne had told us that she had checked everything and took pictures and let them release the deposit. When we were cooking we found out that the Cusinard Pots had been destroyed. The finish on the outside of the pots had been removed by an abrasive cleaner (comet). It was obvious that the "gormet" cook had burned the bottom of the pots and tried to clean it with Comet, which took the finish off down to the bare metal. When we contacted Roxanne about it we were totally ignored. We contacted both her and Laurie by text, email and phone and got no response. When they finally responded (via email) Laurie stated that there was nothing they could do about. read more

We worked with a real estate agent to find a rental which was ultimately managed by Jenette Properties. We were told we needed to send a picture of our dogs to get approval before renting the place we found. We sent pics of our dogs and said we would want to move ASAP. We did not hear until the next day that they had rented it the day we sent the pics of our dogs. They did not call and tell us that when we sent the pictures and we are not sure why they waited until the next day to contact us. When we spoke to, I believe Roxanne Klopp (same number came into my phone as listed on her page), she was immediately aggressive and unprofessional. My husband tried to stay calm but was of course angry as we felt it was rented out from under us. Roxanne used obscenities when speaking to us and ended the call by referring to us as a word I cannot repeat. Completely unprofessional!! When dealing with the public, one must stay calm and professional even in difficult situations when emotions are high; she definitely could use a few courses in professionalism and etiquette.
