They do not make it easy or communicate with you on how to get things set up and going. They do not work with you with issues. I had issues, I am not talking about small ones that I fix my self (I am a handy man) but legit issues and they would keep denying them. When you would speak with a rep, even they would tell you that "some bean counter approves or denies while looking at a price and not the problem". Then when you finally get ahold of them, they talk to you like dirt. I had one of their reps talk to my wife very disrespectfully, I had to find someone on charge via LinkedIn just to be able to escalate, then nothing happens anyways. Very unprofessional company. I would be embarrassed if I ran a business like this. My best advice is to steer clear.

Fortunately when we bought our winter house in Florida we were introduced to Porzig Realty and Kathy Sutton. A lot of realtors are great talkers and will tell you anything but not do much of anything. Kathy is a doer that gets things done, something that was extremely important to us since we were living over a thousand miles away when we started our search. Sure the Internet and the efficient and informative real estate websites make things much easier these days and we had the search narrowed down before we got to Florida, but Kathy had everything prepared and ready when we finally arrived to actually look at the houses that piqued out interest. She got us into the houses we wanted to see at the times she promised. Never any excuses, complications or crap. She got things done in a very pleasant, carefree and very efficient manner. She made everything so easy and fun for us. She knew the areas we were interested in and not only showed us the houses but drove around the neighborhood telling us what was around and showing us the sights. She always answered out stupid questions with humor and patience and never complained when we ask to see another house or to have another showing. Her vast experience and keen eye was incredibly useful. She would immediately smell mold, see small cracks in a foundation and observe things that we would probably have missed. Never judgmental or opinionated, just objective and logical. Even after we selected the house we wanted, made an offer and went back to RI, she continued to get things done and took care of all the details. This was the easiest and least painful real estate transaction we've ever completed even though most of it was from a vast distance. That was primarily due to Kathy. So if you are looking for a house in the Sanford area a trip to Porzig and Kathy will definitely be worth the effort. All real estate agents can talk, but few can make things happen as quickly, efficiently and as pleasantly as she can. Buying a house will always be complicated and a pain in the butt. Kathy will take away much of that pain.

My unit remained vacant for three months without a tenant or any discernible progress. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I find it difficult to believe that a competing applicant was able to tour, apply, and be fully approved within a window of roughly 3.5 hours (between 6:00 PM and 9:30 AM). Their advertising was WEAK, I had to ask them to put up a sign and when they did, it was a cheap wire frame sign that the HOA had me remove. Their website presence was horrible and they are not responsive. They posted the wrong pictures, then took weeks to correct it. My sliding screen door was ripped sometime during the showings, I asked them to repair it and they blew me off. I hired a new property manager and had renters within 1 month.

A new property manager later found a contractor quoting $795 for the same work. The deeper problem is structural: all maintenance is routed through Realty Medics' internal process, while the original contractor's information is not disclosed. In my experience, this resulted in repeated failures, higher charges, and no lasting solution. Property owners should have access to vendor information, warranty records, itemized invoices, and independent estimates.
