"What could improve?" - Everything. I've rented from them for almost 3 years and there is always a problem with the building or my apartment. I've come home from work and been locked out of the whole building because my key fob suddenly doesn't work (at least 6 times this has happened). In the middle of summer the AC stops working for weeks with no communication about it getting fixed. Now in the winter the heat stops working in the middle of the night and I have no hot water past 8 pm. The parking lot is supposed to be gated and closed off from traffic downtown; never happened (and my car got wrecked because of it) and people park in my spot that I pay for with my rent all the time. They want me to call when that happens but their hours are 8-4 pm and I work at a hospital so I get home late and no one answers. There's no elevator access for tenants so move in was a mess (i'm honestly terrified about moving out); when I broke my ankle I had to go up and down 3-4 flights of stairs every day with a boot and crutches. It was never stated that would be the case and in fact the tour I had explicitly mentioned the elevator. I was told they never included it in the "amenities" for tenant use so that shouldn't have been something I expected even though my apartment was on the third floor. No one is here in the building during the day if there's ever issues. Heck, the one manager left and we got a new one without any memo - I was texting and calling for weeks with no response until they finally told me. I would submit work orders on the app, call, text, and email and rarely get responses back. Or any resolution. For the rent I pay, I should be comfortable and not worry about getting into the building and having heat that night, and I should be getting updates from someone on the issues I contact them about. When I initially moved in, it was advertised to have a coffee lounge built and a rooftop access within the year - nothing. I frequently can't get my mail because delivery persons don't have access. My floors and doors are crooked; there was food in the fridge and cabinets when I moved in even though I'm the first and only one to live here. There's no window in my bedroom and my bedroom door doesn't stay closed. I could honestly go on and on. I have reached out multiple times and asked to meet with Josh the owner only to be ignored or blown off and I still have the emails for that. So this review is mostly for my own sanity at this point. I have yet to receive my security deposit and it is well past the 60 day wait I was told. When I call to ask what's going on (because they stopped responding to my emails), I was told to contact the owner. The owner of the property who I have never met or spoken to before because everything has always been dealt with through them. Stay away from them at all cost and they are very rude on top of that. read more

I am really confused as to why the older reviews are so bad but whatever they maybe i think JJB is one of the best property management companies. They have a lot of good houses in their listings. I live at one of their properties and i think the management is really good. Once there was a problem with the washing machine. I made a call to the manager and the problem was sorted in the afternoon. The service is that quick. Also the houses are in really good condition and i would recommend any student who is willing to stay off campus should consider JJB. I am really happy with the management and i will surely renew the contract with them. read more

If I could give 0 stars I would. These are terrible people looking to scam college students out of their money. If they are not consistently HOUNDED, I mean to the point where you literally go to the office on a daily basis, you will not receive your security deposit back. They are incredibly incompetent and I'm honestly unsure if they can even read due to the fact that they do not ever respond to emails or texts under any circumstance. It goes without mentioning that the houses are poorly kept and remain uncleaned prior to move in as well. Don't trust anything Kathleen says. After weeks of "doing everything she can" to get my deposit back, I went and threatened legal action and my check conveniently showed up 10 minutes after I left, despite her claiming to not have it yet. JJBPM is easily the worst company you could ever attempt to do business with. Stay far away. read more

I would give zero stars if able to. This was a mess from the beginning. It is October 2 and the landlord said we would receive our deposit back in June. We've been texting and calling and just a lot of communication of "oh we sent it." every other week. They were awful and then when the security deposit finally was given, they took 20 dollars out for cleaning, which is funny since I spent extra time cleaning the entire apartment and scrubbing the fridge. The apartment itself looks nice in pictures and on the outside but it's not very nice and there are many issues within the apartment. This is an awful place to rent from and I made the mistake of going against the yelp reviews and saying, oh why not? but no. They will steal your money and theyre not even good management. This place is a joke and no one should rent from them. Believe me as a broke college student, save your money and find someone else.The landlord is hard to communicate with and the management is MIA. This is a horrible rental company and should not be trusted if you are a student looking to move in Binghamton. They take forever to respond to emails and consistently dodge requests for information and security deposits. My deposit was only sent to me after multiple contacts, with only half of it being sent out and costs taken out arbitrarily without reference to the lease. If they don't return the full deposit or give a detailed reason for creating charges, I will be looking into taking action against them for the sake of other prospective renters read more

DO YOURSELF A FAVOR AND FIND ANOTHER PROPERTY MANAGEMENT COMPANY !! Sadly we did not see these reviews before our kids moved into one of JJB's properties while attending collage ! Work requests went ignored. At one point it was obvious that animals were living in the attic and could be heard inside the residence and no action was taken after several calls to Kathleen about the problem. The residence was shown several times to potential future tenants during the lease (while they were home and while they were not). We are now approaching three months and have contacted Kathleen several times about the return of the security deposit. They have made no claim that the place was damaged or needed any work, in fact is has been rented and occupied already. When pressed as to when the deposit would be returned Kathleen states that she is not sure the owner, whom she would not identify or provide contact number for, was starting to send some of them out but claimed to have no other information about the matter. This company does not appear to be running a reputable business and I suspect they hope that we will get tired of attempting to get the deposit back so they can keep it. read more

My daughter moved into one of their properties last June (2015) from California. She moved to New York to go to school there. On the move in date, the room was dirty (there were cigarette ashes in the dresser drawers among other things), the bathroom had a large hole in the ceiling that wasn't repaired until 2 weeks AFTER she moved in and at one point during the year she lived there the power went out- spoiling all the food in the refrigerator (they gave the tenants a $50 credit). It took a couple of days to get power back and it wasn't a neighborhood power outage- it was confined to the apartment. THOSE ARE ALL JUST FACTS. The other FACT is that we did not get our $400 deposit back until Sept. 8, 2016- THATS 100 DAYS AFTER MY DAUGHTER MOVED OUT. Honestly, I really feel like they NEVER would have sent my deposit back if I had not asked for it at least 8 times. I sent emails, texts and made phone calls and got excuse after excuse as to why they didn't send it. read more
