Would not recommend Joan Pratt based on our ineffective listing experience with her. Very little communication, poor follow up, unsound business practices and not shown even once by her to any potential buyers after 4 months. We left the country for 6 weeks and not a single visit to check on our Castle Rock luxury home by her or any of her staff. I have bought and sold dozens of houses over the years, but have never experienced such disregard for a client before. In my opinion, you should look elsewhere for a positive result. read more

My husband and I were contemplating an out of state move to Colorado and knew nothing about the neighborhoods, zoning laws, school systems, etc. When we were first researching this information, we called the realtors that had listings in areas that interested us, and out of the 8 realtors that we called, Joan was the only one who answered the phone that night. We let her know at the beginning of the call that we weren't looking to sign with a buyer's agent yet, but just wanted information on her listing. After asking some questions and quickly realizing that her listing wasn't the one for us, she stayed on the phone with us for over an hour discussing the local area, and most importantly for us, zoning issues that impacted our desires. She was extremely knowledgeable in this area and filled us in on information that would have required days of online hunting to find. Needless to say, we quickly changed our mind about working with a specific buyer's agent and looked to Joan to keep us in the loop on listings that popped up that met our requirements. Once we decided to pull the trigger and commit to the move, we scheduled a house hunting trip. At our insistence that we only had one full day to view properties, Joan and her team scheduled viewings of 12 properties in one day spanning 5 cities. Fortunately, we found our dream home on the 6th stop, and knew we were done. Joan worked diligently to put together an offer that represented our best interests and was also very compelling for the sellers. After some quick negotiations, we had a signed purchase agreement within the following 24 hours. We flew back home and proceeded with the closing process, with Joan keeping tabs on every aspect of the transaction along the way. We felt comfortable that we were in good hands and didn't have to stress about a thing. Come closing day, we arrived at our new home after very long RV road trip, and Joan met us there with keys, a welcome basket with everything you could need on moving day, and a customized thoughtful gift that we still display to commemorate our huge transition. Her work didn't stop there, though. She got us in touch with interior designers, painters, and contractors. She invited us to several events where we could meet other Colorado newcomers, even a New Years gathering. As newbies to the neighborhood, holidays like these can make you miss your old stomping grounds where you were surrounded by friends and family to celebrate these occasions. Seems like Joan knows these can be isolating times and truly enjoys making these transitions easier for her clients. For all these reasons, when we decided to pursue another nearby property, our first call was to Joan. She took all the same steps to ensure that we secured the property we wanted for the price we wanted and continues to assist us in every aspect of the process. We received another extremely personalized gift to commemorate this new chapter and are again taking advantage of Joan's wealth of referrals. If you're reading this trying to pick a realtor, you can stop reading now and call Joan. She's simply the best in the business. When I called Joan telling her that I wanted to list my house, she was there the same day doing a walkthrough and giving me a list of things to update or change (being very clear to only focus on items that would actually make our listing more competitive). As her team coordinated our listing, they were similarly efficient and prompt. Small touches they took care of, like designing and laminating a sign describing our barn, really made the whole experience feel a grade above anything other realtors have offered me in the past. Not surprisingly, our house sold fast!! As we've started our new house search, Joan has already given us a heads up of homes that haven't yet hit the market to put us in the most competitive situation if we find something we like. I have used Joan Pratt and her team to sell a condo in the Denver Tech center as well as buy and sell a single family home in Castle Rock. I will never use another realtor for any of my home buying or selling needs! Joan was an incredibly knowledgeable asset in all transactions. She has a background in technology and therefore made sure that the traffic to seeing the homes was astronomical! On both, due to her counsel and hard work I received offers within the first week. She made sure to price the homes competitively and worked to get top dollar for her client. When buying a home, she was attentive to possible issues and pointed out the pros and cons she noticed due to her wide range of experience and knowledge. Another review mentioned their negative experience with negotiating - I strongly disagree. She works hard for her clients to make sure they are happy and provides wise counsel on when it is important to work towards what you want and when it's important to compromise. At the end of the day, her clients make the decision! I have always felt her methods were fair and she does work incredibly hard for her clients. The contacts she has are high-quality and her team is incredible so you know whoever is handling any aspect is competent and will complete the job fully. She advertises high level VIP service and that's what you get! I only had to call to pay for vendors when work needed to be done, and even then paying at closing was an option. Her team (shoutout to Bre!) compared prices from different vendors and always worked to find someone who was high quality and good value. I am continually impressed and can not stop recommending her real estate service. Like so many others, we decided to move to beautiful Colorado from out of state. We didn't know the area very well, but we got very fortunate finding Joan and her team after researching agents in Castle Rock. From the start, Joan spent a lot of time with us on the phone just talking about our needs and what we were looking for in both a home and area to live in. We took an exploratory trip out and Joan showed us some homes, but existing and new build, over the course of our trip. We have a three-year-old and a baby, and Joan was amazing and patient with our kids. Our little three-year-old just adores her! But back to the home search - she recommended the perfect community to us, and we were fortunate to find a model and lot that worked great for our family. She was very helpful throughout the process, and it is important to have a knowledgeable and reputable agent to help through the new build process. One part of buying a new build is the final walkthrough, where they explain how things work and you also have an opportunity to point out things that need final touch ups prior to taking possession. However, it is very difficult to look at your new home with an objective eye since you are so happy to be buying it, at least it was that way for us, and thus everything looked great! But Joan was able to spot many items we overlooked and was able to get them all taken care of before we took possession. I can't tell you how glad we were to have her there with us through the process! And then again at closing, she was there to explain everything in detail, while also entertaining our three-year-old again! It's very important to research your realtor and find someone with good ethics and morals. My experience with Joan iwas horrible. She says, "We don't negotiate our properties." We first met Joan in 2008 when we were transferring to Colorado from North Carolina. We came to meet Joan at one of her multiple open houses she was hosting with her staff. It was impressive to us how professionally staged and run everything was at these open houses. We also had a very good conversation with Joan and this made Debbie and I very comfortable with her open and honest personality.
