The first time I reached out about one of her listings, I did not receive a response for more than a week. We had already traveled into town for a weekend and had been back home for five days before she finally returned my call. Four months later, the property was still on the market, which was not surprising given the lack of effort she appeared to put into marketing or showing it. When we planned another trip to finalize our home-buying decision, I contacted her again to schedule a showing. This time, she refused to schedule one without proof of funds. During that same weekend, we toured 16 properties with other agents. Not a single one made this request in advance, and every agent worked around our very tight schedule. As a result, we never viewed her listing. Ironically, we ended up purchasing a home that was more than $100,000 above the asking price of Sam's listing, and we could not be happier with our decision. My biggest disappointment is for the seller who trusted their property to an agent who was unresponsive, difficult to work with, and seemingly uninterested in creating opportunities to sell the home.

Knowledge of the market: Todd was knowledgeable of market conditions, which is very important at all times, but is particularly crucial during a rapidly-changing market. b. Effective communication: One of Todd's greatest strengths is his communication skills, both verbal and written. He provided weekly updates; he emailed, texted, and called to keep us informed; and he communicated with all of the people involved in the sale in a way that moved the transaction along, but without being rude or condescending. Empathy: Todd was always there to provide warmth and guidance through the sale in the most kind-hearted and supportive manner, by listening and acknowledging our perspectives, but without being demanding or demeaning. Even when discussing areas where he did not necessarily agree with our perspectives, he was open to hearing our ideas, never put us down, and he stayed positive and enthusiastic about our house sale. He was a calming force through some challenging times, and helped give us comfort through some difficult events. e. Time and Effort: Todd went above and beyond what we expected in terms of the time and effort he put into the sale of the house. Given that we were long-distance sellers, as we had moved out-of-state just before listing our home, Todd was our local eyes and ears. He held multiple open houses, visited the property to check on things, and spent quite a bit of time and effort putting together the weekly updates specific to the sale of our house, which was very useful for our decision-making processes. We hit a snag and had to extend the closing date of our house, and Todd spent a lot of time coordinating things, leading everyone through the challenges, and he even drove to a town that was not close by to meet a relevant Third Party in person to keep the transaction moving. He genuinely made us feel like we were his only clients with the time and effort he spent on the sale of our house. f. Flexibility: When we first met with Todd, and he put together a plan for the sale of our house, we assumed that Todd may adopt a formulaic approach to the sale of our house. However, that turned out to not be true, and we later realized that the approach he recommended was suited for the market conditions at the time of our meeting, but as we progressed through the sale of our house, the previous approach was no longer appropriate, and Todd was very flexible and pivoted to address the changing conditions of the housing market. g. I had two transactions, buying and selling with this firm. I brought my buyer to the deal as I was…read moreselling to a friend. Communication was lacking with both realtors. The Realtor on my buy side left the country and didn't assign someone to handle my transactions while she was away, trying to handle things with little to no connectivity. I ended up asking her to not work my transaction and have the broker lead. I felt like I had to manage every deadline and carefully review each and every contact addendum as they were rarely completed the right way or had incorrect dates. The broker could not keep track of which mortgage company he was dealing with during conversations and the realtor constantly asked me who he needed to deal with- my mortgage company or the VA. One would think a seasoned realtor/broker would know. Deadlines would be the day of or within a day and I would be the one driving what needed to be done and getting updates or an addendum in order to not go out of contact. My realtor did not show for inspection, and left it up to the listing agent to open and allow access for inspection and appraisals which is not appropriate. The closing dates had to push several times, as the agents despite being told to match up the closing dates, failed to do so. The mortgage companies would not set or confirm clear to close because the buy side closing date on the contract was still set BEFORE the sell side closing date. One of the firm's brokers actually gaslit me and stated there was a "perceived issue" with the contract dates not being set correctly in the contract. My agent did not show up for either of my closings, which I find highly unprofessional. The broker argued with me on many occasions about items that were supposed to have been left on the property or repaired, did not seem to care at all- did not seem to be on my side in the transaction. He seemed to only want to 'close' to get his commission and be finished with my business. If I had it to do over again I would not do business with this company. Definitely not the firm you want to use if you are buying AND selling or if you're using a VA loan- and do not use if you're undergoing a loan assumption. My experience shows that they are not equipped to handle these transactions with the expectation you expect from a seasoned and professional firm.
