We…read moreworked with him initially everything was fine, but then when it came down to closing a deal, Tobe couldn't get it done. During the process I had told him that we were closing on another home in another state. However, the deal we would make with him was not contingent upon us selling our home. When it came time to give him a number, even though I had told him I was completely busy and I didn't have time in till the final week of December. He still neglected to honor my time and kept being pushy about making an offer. Tobe asked us for our maximum & minimum numbers ,however, he did not, and could not provide any comps. Being a cash buyer, we need comps to offer our best offer, but he wasn't able to give us any. Furthermore, we had to do our own research on trying to figure out what number would be ideal to offer because Tobe Vann did not know. He failed on every front of being a buyers agent. Even though we were not ready to make an offer, he did not even try to pick up the phone to call instead he chose to work a real estate deal via email. Which is just utterly disrespectful and unprofessional as a buyers agent. A lot of reasons why buyers agents should not exist because they ruin deals just like Tobe Vann did. Tobe Vann ended up being the worst buyers agent ever , ruined the deal and could not close the deal!! furthermore, asked us for our existing contract that we had in another state! Wow! What business is it of yours to ask us for our contract that has no bearing on Oklahoma? Especially when we were cash buyers and not contingent upon buying another home. The entire experience was one of the worst experiences ever. We do not recommend this agency, nor do we recommend Tobe Vann for the way he conducted himself! He is completely unknowledgeable, uneducated , not trustworthy AND unprofessional! Do yourself a favor look elsewhere because all these five star reviews on GOOGLE are a BOGUS.

Just one example, I had been in the hospital and had a crucial appt with my cardiologist, also had my 2 young grandchildren and a teenage babysitter. And she wanted to schedule an inspection that day. My husband told her we couldn't make it happen that day. The non driving teenage babysitter could not vacate the house with 3 dogs and 2 small children. But any other day would work. She was literally so rude to my husband that he had her contact me. I explained my appointment was very important, I would not miss it and the teenage sitter didn't drive and couldn't vacate with dogs and kids. She literally was extremely rude!!!! Not willing to change the date, which was not a big deal. These things were in place before she told us she scheduled the inspection. She was so rude to deal with that we told be her to communicate with our attorney because we didn't want to talk to her. Our attorney called and said "wow you weren't kidding, this lady is something else"! The only reason we proceeded is because the young man(her client) was super sweet and excited about buying our home. This is just one incident we had with her ruthless, rude and unprofessional attitude. We have bought and sold previous homes and knew the process. But have never experienced such a tacky realtor. I will be posting reviews everywhere on this horrid woman! Like I said I don't know how the realty company is as a whole. But she does not reflect well for them. Also FRANCIS is shady and kept sending "wrong" paperwork, for it only to be a trick to change the contract. Thinking my husband wouldn't read the changes she tried to slip in. Blake Montgomery Chinowth & Cohen Tulsa, OK At first he…read morecontacted me in order to sale his services to allure me into his charade !..talked and bragged a lot claiming he was super "Aggressive" in regards his selling strategies , high communication and negotiating skills, rushed to engage me to sign his agreement as soon as the next early morning ,shaking hands by proposing fresh new pictures along with all the extra miscellaneous features adorning his new blah blah strategies acting as a snake oil peddler !...then shortly after he tried to pull the cheap trick of using the old dated pics of the former agent for free, just to save some money by not honoring any of the agreements we had previously talked about , upon my disgust and complain he stopped any phone calls and texting ,being unresponsive when I had questions or needed further communication ,just texting lame excuses about his unresponsiveness ,subsequently as expected he turned out to be a complete failure with an attitude ,neither accomplishing anything nor delivering results during this six months ordeal ; never took the precautions to set up correctly the lock-box impeding access to prospect buyers, so I have to be babysitting around to grant them access to ; with a MLS listing full of discrepancies and typos that seemed to be written by a fifth grader, on other note : quite distracted upon scheduling showings with potential buyers by mis-coordinating appointments at different hours from what was previously arranged the day before, creating a massive overwhelming mess with buyers, talentless ,no skills at negotiating ,however he was excellent at arguing ,creating excuses ,being defensive & not being accountable for his short comings .Terrible experience locked in 6 months agreement of nothing but a waste of time for a house rightfully priced for sale .So laughable at his challenged cognitive capabilities along with the Audacity to tell me that he will Not renew the contract ,as I was gonna ask him to renew it all over again after that nightmare ,sadly at that moment I realized he is not the sharpest pencil in the box. His negligence of fiduciary duty is quite staggering ,failing to act in the best interests of his clients with no ethics at all .
