He was never pushy, never requiring us to sign exclusive paperwork, and gave us time to make our own decision. Little did he know...our buying process would last 9 months! I'll back up first, and say our process started while we lived in Kentucky, and decided to come back to Colorado. First, my wife came out and did a marathon weekend of house hunting. Rey volunteered showing and developed lists of potential properties using our criteria. During this time in Denver, it ended up being a tough time to be a buyer, and the resale properties we looked at never quite did it for us. We then decided to built a house using a builder I'll call Substandard Atlantic in Broomfield. The process was fraught with construction problems, all due to the builder and terrible subcontractors. Rey was cool and helpful throughout this, while my wife and I quietly (and sometimes very vocally) lost our minds. Eventually, with Rey's help, we were able to get out of what had become a very negative buying situation. Here's where I get to the best part of Rey's attitude and style: he'll never give up, no matter how much you or the other parties involved throw at him. We decided to go forward with a second builder, and Rey started over, tirelessly worked through another round of problems always finding a solution. Looking back on the process, there were so many things that Rey personally guaranteed or took care of, to keep the stress off of us and to keep the transaction moving forward. There were times when we wanted to give up, and there were times when we wanted to go postal. But Rey was always there to get thing back on track, and reassure us of the road to come. We finally moved into our house (which is perfect), and I owe Rey for all his hard work. My primary concern has been an ongoing air-conditioning problem throughout the summer. I repeatedly reported that the system was running without adequately cooling my apartment. What followed were months of follow-ups, confusion over responsibility between management and the HOA, vendor visits, delays involving owner approval and parts, and ultimately four attempts to address the HVAC problem. After the fourth repair attempt on August 14, my apartment was still approximately 75-77°F despite the thermostat being set substantially lower and calling for cooling, even while outdoor temperatures were considerably cooler. Communication was one of the most frustrating parts of this experience. I frequently had to initiate follow-up simply to determine what was happening. For the most recent repair, I received a brief text at approximately 9:30 a.m. informing me that an appointment had already been scheduled for 9:00 a.m. the following morning. Nobody had contacted me beforehand to ask about my availability. I rearranged my work schedule so I could be present because I did not want to delay the repair any further. Throughout this process, I tried to cooperate. I accommodated repair appointments, documented temperatures, communicated repeatedly with management, contacted the HOA when directed to do so, and continued following up in an effort to get the problem resolved. The prolonged conditions also significantly affected my comfort and ability to sleep in my home. I eventually requested a $2,400 rent credit based on the duration and impact of the problem. Red Chair has now formally denied that request on behalf of the landlord. In its response, management pointed to unrelated late fees, notice-posting fees, and utility increases that the landlord had previously waived. I appreciate accommodations that were provided in other circumstances, but I do not believe those matters address how this HVAC issue was handled. Management also stated that its HVAC vendor considers the system to be "working as designed" and that Red Chair believes the repair was handled as professionally and timely as possible. Based on what I personally experienced over the course of this issue, I respectfully disagree. I understand that a property-management company cannot control every contractor, equipment problem, HOA issue, or decision made by a property owner. It can control communication, coordination, follow-through, and how tenants are treated when something goes wrong. I continued paying my full $2,400 monthly rent while dealing with this problem and repeatedly trying to get it resolved. I am now preparing to move out and simply want to complete that process professionally. I don't leave a one-star review lightly. In fact, my previous review of Red Chair was positive. Unfortunately, after months of dealing with this issue, four repair attempts, extensive follow-up on my part, and management's ultimate response, one star accurately reflects my experience.
