I previously had positive things to say about Red Chair Realty, but unfortunately my experience over the past several months has completely changed my opinion. My primary concern has been an ongoing air-conditioning problem throughout the summer. I repeatedly reported that the system was running without adequately cooling my apartment. What followed were months of follow-ups, confusion over responsibility between management and the HOA, vendor visits, delays involving owner approval and parts, and ultimately four attempts to address the HVAC problem. After the fourth repair attempt on August 14, my apartment was still approximately 75-77°F despite the thermostat being set substantially lower and calling for cooling, even while outdoor temperatures were considerably cooler. Communication was one of the most frustrating parts of this experience. I frequently had to initiate follow-up simply to determine what was happening. For the most recent repair, I received a brief text at approximately 9:30 a.m. informing me that an appointment had already been scheduled for 9:00 a.m. the following morning. Nobody had contacted me beforehand to ask about my availability. I rearranged my work schedule so I could be present because I did not want to delay the repair any further. Throughout this process, I tried to cooperate. I accommodated repair appointments, documented temperatures, communicated repeatedly with management, contacted the HOA when directed to do so, and continued following up in an effort to get the problem resolved. The prolonged conditions also significantly affected my comfort and ability to sleep in my home. I eventually requested a $2,400 rent credit based on the duration and impact of the problem. Red Chair has now formally denied that request on behalf of the landlord. In its response, management pointed to unrelated late fees, notice-posting fees, and utility increases that the landlord had previously waived. I appreciate accommodations that were provided in other circumstances, but I do not believe those matters address how this HVAC issue was handled. Management also stated that its HVAC vendor considers the system to be "working as designed" and that Red Chair believes the repair was handled as professionally and timely as possible. Based on what I personally experienced over the course of this issue, I respectfully disagree. I understand that a property-management company cannot control every contractor, equipment problem, HOA issue, or decision made by a property owner. It can control communication, coordination, follow-through, and how tenants are treated when something goes wrong. I continued paying my full $2,400 monthly rent while dealing with this problem and repeatedly trying to get it resolved. I am now preparing to move out and simply want to complete that process professionally. I don't leave a one-star review lightly. In fact, my previous review of Red Chair was positive. Unfortunately, after months of dealing with this issue, four repair attempts, extensive follow-up on my part, and management's ultimate response, one star accurately reflects my experience. read more

This company is forcing me from my rental without proper documentation or request to do so. The door to my garage was open finally after 11 months of request this Thursday like literally 3 days ago on May 29, 2025. I have to have everything removed by today, which is ridiculous and was given no option to renew or proceed with my current agreement. I have received no response from them regarding the situation other than complete denial of their unprofessional and unfair actions. Basically these people are ruining my life and future dreams. My wife and I have lived in the Berkeley Neighborhood for 7 years now, and we had always seen the Red Chair Realty signs in front of houses for sale all over the neighborhood. At the time, we knew that we wanted to acquire another property, but had no idea what we actually wanted. From the start, working with Rick has been more like hanging out with a good friend than a stuffy business transaction. Let me reiterate the fact that we had no idea what we wanted. Rick not only endured all of my crazy ideas, but he seamlessly would change directions as fast as I could generate them. We looked at and actively weighed every conceivable option. We considered lake houses, duplexes, converting a warehouse into a loft, living in a sprinter van, and even building an ADU on our current property and living in that. Rick was a true embodiment of patience as my wife and I finally came to the conclusion that we would need to have our new home designed and built from the ground up. Within three days of this realization, we located a property in our neighborhood, and were under contract ( under asking price) for a land acquisition. Now, this could be a stressful time for most people. We had no architect, no builder and no clue what we were doing. What we did have was a Real Estate Wizard. Rick provided contacts and set up meetings with builders all while negotiating the remaining details (including an additional price reduction) of our land purchase. By the time we closed on the property, we had a design build firm finalizing custom design plans, several zoning amendments and an Xcel electrical re-locate scheduled. A mere 47 signatures and initials later, and the deal was done. Even though Rick is now "off the clock", he has continued to check in and offer advice and guidance through the next phase of our journey. I do fully understand that my review can seem a touch outlandish and at times mildly exaggerated. I do however (with true sincerity) feel that Rick is the best in the business. You would be hard pressed to find a realtor more in tune with the market and your needs than him. With that being said, if you are not calling him right now I have no idea what unicorn of a real estate agent you are holding out for. read more

I wish there was an option for zero stars. Rick knew almost nothing about the property we were buying, despite being an "expert" in the neighborhood. He was insistent we were buying a townhome - wrong. The property is and has always been listed as a condo. He was not only wrong, but a bully about it. Thanks to his error we couldn't get financed (banks look down on incorrect paperwork), we missed our closing date, and we decided to go with someone else. Thanks for nothing Rick! Our business recently rented a property from Red Chair Realty and it has been a truly horrible experience. We were using the property as a corporate rental for myself and other out of state staff to live in while bouncing between Denver and Seattle for training and other business related matters. I moved in on April 1st, 2015 with just a bed and some clothes, food, kitchen stuff. It was cold out and much to my surprise, the heat did not work. I reset the furnace and there was still no flame so I shivered through the first night in the home. I spent the next night at my office on the couch after working late and contacted Red Chair on April 3rd, 2015 to let them know that the heat was not working. They sent out a handyman and miraculously the heat came on and he kind of made it seem like it was my fault...user error. Unfortunately, a couple of weeks later the heat stopped working again and I woke up in a freezing cold house. I again attempted to restart the furnace and made a video of the furnace not working. This was on a Friday night. So I called and sent an email to Red Chair on Saturday 4/11 with the video asking for them to send someone out to fix the issue. I got no reply until Monday 4/13 and they dispatched an HVAC repairman on Tuesday 4/14 who determined that the furnace needed to be replaced due to "O-ring separation from the heat exchanger". That repairman wouldn't fix the actual "no flame" issue being that the furnace was unsafe and would eventually leak carbon monoxide. The actual "no flame" issue turned out to be the ignition needing to be serviced. This was done by another HVAC repairman the next day 4/15 who was essentially coaxed into doing the bare minimum to get the furnace working without addressing the major safety issue with the furnace. (days in home without heat: April 1st thru April 4th and then April 11th thru April 15th. These were very cold nights!). Then the refrigerator stopped working. Hmmm. Started to see a pattern. The handyman comes out to fix the fridge and to his credit he spent 2 hours on his knees chipping ice off of the defroster, and then pulls a softball sized hairball from the refrigerator's fan. He tells me that it should be fine now. And it did work for another 6 weeks until last weekend when I came home to $100.00 worth of spoiled food in the fridge AGAIN! This time I was not very happy and asked for a qualified repairman to come out who fixed the fridge in under 1/2 hour. However, I again went 3 days without refrigeration. So after spending just 60 days in the home, I went 10 days total days without heat and/or a refrigerator. Like most people, I was pissed and expected a rent credit of some kind being a new tenant...and also asked about the status of the furnace given that the "faulty furnace" issue raised by the first repairman was never addressed. I sent a letter to Red Chair addressing all of the above just a few days ago and asked for a $65.00 per day rent credit (monthly rent divided by 30) for every day that I was without heat and/or refrigeration..as well as $100.00 credit for the spoiled food: total of $555.00. I also refused to pay rent for June until the HVAC was deemed safe (in writing by a certified HVAC repairman). I received a reply from Rick from Red Chair stating that "you are just trying to get out of the lease" and "you are probably just in over your head on the rent". Wait. What? I put down a security deposit on the home and we paid our first 2 months rent (April, May) on time...where was this coming from? Rick continued to add eviction and late fee clauses in his email and essentially blamed me for the situation. Unbelievable! I have never in my entire life experienced anything like this. He then tells me that the situation is not going to work out and asks me "how soon can you get out"? Like I'm a piece of trash or something...The most disturbing part is when he wrote that "we know the landlord of your office rental and we are going to talk to him about this situation". What does that even mean? Is that a threat? This guy and this business have allot of nerve and run a shady outfit with zero respect. As another reviewer wrote: they will try to bully you around. We never even got a chance to move furniture into this home after getting a bad feeling about things. Was a good call. They will completely avoid dealing with tenant issues and make "get it working" repairs, will pawn off tenant complaints on the owner of their property (their client) and insult their tenants when they express displeasure with a property. So if you want a horrible experience, give these guys a call. They're the best...at horrible. read more
