My husband and I have bought twice and sold twice with Trelora, and we continue to highly recommend Trelora to our friends and family. Some of the things that we really liked in our most recent purchase and sale: - the team is incredibly responsive. When we have a question or issue, it's very quick to contact them via phone, text or email. If our primary agent is unavailable, there are a number of other folks that can jump in to help. - the team was persistent. By the time we successfully purchased our house, we had viewed 102 properties and made 12 offers. It was a very tough housing market, but Trelora stuck with us. - we could make more competitive offers with Trelora. It took 4 months after closing to get the check with the cashback from the commission as advertised by Trelora. We spent countless hours and days, as well as dozens of emails and calls, trying to get ahold of them to get our money back. My review and experience with Trelora was from the Buyers side of a home they listed. I have plenty of real estate experience so I clearly know when the ball gets dropped. Now I can say I got a great deal as the Buyer, since the home was listed $27k below market. I even came up a few grand due to multiple offers and I'm happy with the property and my purchase price. Yes, you can save on commission but do not be fooled, it does come at a cost. Regardless of the pitch you do NOT receive the same level of service as that of a good traditional agent. If you need some education, hand holding or are a first time Seller or Buyer Trelora may not be the best experience for you. Now I know the seller paid less to sell their home than with a full service agent and I'm sure they are happy I closed on time but it was no thanks to Trelora. This deal could have well fallen apart with another Buyer. The contract required the Seller to provide HOA docs and Due Diligence docs by a certain date which included a prior lawsuit and property damage that had since been repaired. I only received part of the documents. I asked for the remainder, the Trelora agent just forwarded my email to the seller who was confused and had no idea how to get the docs needed. This went back and forth past our deadline. When I contacted the agent again, same result. He just forwarded my email to the seller. Buyers agent finally just had to ask for all the contacts and get the documents herself. A good agent would have given the Seller more direction or better yet, taken care to gather these obviously required documents at or shortly after the time of the listing. A listing agent should understand disclosure requirements and assist the seller with compliance. Trelora did not assure their title company provided title documents by the contracted title deadline. Buyers agent had to follow up to obtain them afterwards. Same result with the inspection resolution. Seller agreed to certain repairs but could not locate a contractor. Trelora did not provide receipts of completed items as contracted nor seem to even recall the sellers requirements to complete them by the deadline. The issue was resolved directly between the Buyers Agent and the seller as Trelora again just forwarded my/my agents email. A good agent always know what is going on in a deal and should follow up with the Seller to assure compliance. It really was like no one from Trelora had any concern about the contact deadlines. I could have easily backed out of the contract a few days prior to closing for Sellers above default if I had chosen to. Neither the seller nor Trelora showed up for the closing even though it was held in the Trelora office. Evidentially they had signed the documents in advance. Keys? Info on mailbox location, trash pick up, garage door code? Nope. Buyers Agent had to track all that down afterwards. Now I never mention the name of the Trelora agent because it was always someone new. Never one person to contact. More like a team approach Laura, Karly, Kevin and more. So the Buyers Agent has to go above and beyond to pick up the slack of the Listing Agent. It's like working with an inexperienced FSBO seller. Then Trelora never bothered to come get their sign and lock box off the house. I assume they just forgot that too. So like many reviewers, I can definitely see a place for Trelora in our flat fee/discount commission market segment, but wish they would be upfront about the services they do not provide. In my deal they caused me lots of frustration and I believe they did a disservice to their seller, however he may not even know it. read more

Working with a few agents before and doing multiple offers, what really made the difference with Trelora, was Raphael Dupuy. Without him, probably we have had not closed the house. I attempted to purchase a house with a Trelora agent, Greg Hanson, acting as the sellers agent. I was first to see the house and put in an offer at the asking price. After 48 hours of no communication from the buyers agent, he informed us that they may be receiving another offer and we should put in a max bid. I said if you receive a higher offer, just let me know and I will most likely beat it, but please keep me in the loop. I like the house a lot and will probably outbid another offer. Greg refused, stating we would only accept me putting in a maximum bid offer, in the dark, when I am currently the only offer. Long story short, they received another offer, I was not informed and the buyer accepted it. This offer was $18k under my maximum number and I was never given the opportunity to make a bid. Buyer beware... these agents are not incentivized to get you the best price for your home. They make a flat fee and are motivated to sell the highest number of homes possible, not necessarily to get you the most money. In this case, they left at least $18k on the table. read more

However, as you can see in my review they forgot about or ignored us completely despite multiple calls and emails from myself and my realtor. ***Buyers and Sellers alike, please read this if you're considering going with Trelora. I recently put an offer on a very popular house, currently shown by Trelora. We happened to run into the son of the owners while we were there, who gave us a personal walk-through of his childhood home, choking up quite a few times and in the process, of course I fell completely in love with the house. I even texted with him after the fact to get his insight and per his recommendation put an offer on the house, along with a letter for his parents. Now, Trelora said they would take all offers by noon and by 5pm, we'd have an answer. So we waited and waited... And called and emailed until well after they closed at 6pm. We didn't hear anything from them again until 9am the next day to say the sellers hadn't decided. That's fine but you couldn't call or email previously so we weren't waiting all night?? We wait some more and suddenly at noon, a third-party website shows it's under contract. Still we had heard nothing. They weren't answering my realtor's calls or emails so I finally had to call myself. I was specifically asked if I was a realtor before anyone put me through. When I finally spoke to the person in charge, I ask him, What happened? Who got the contract? He tells me the winning offer and I ask if it's final, as WE COULD HAVE OUTBID THEM and we were specifically told we would get a chance to. He says it's too late, the papers are signed. I ask if they're taking back-up offers. He says he's not sure. I ask him if he had passed on my letter, as I wanted the sellers to have that either way. "There was a letter?" he says. When he finally talks to my realtor, she is given a much lower final offer with, "Actually, I was looking at the wrong house earlier." He then turns the tables on us to say there was an email chain that morning asking everyone if they can top certain offers. When we say we didn't get those emails, he checks it and says, "Oh, I must have forgotten to add you but we asked for the best and highest offer anyway." We double-checked and that wasn't in any of their previous correspondence at all. Do you smell that? Smells like a large bovine defecating. For SELLERS: You get what you pay for. Perhaps because they get a set commission, they don't really care that your house could have sold for an extra $10k, right? For BUYERS: This market is crazy! So if you must bid with them, proceed at your own risk since you will probably not hear from anyone before, during, or after the offer is sent. Best of luck. read more

Trelora Real estate is the way to go... My experience in using a traditional realtor for selling AND buying my houses has been very mediocre. They do not put a whole lot into selling a house these days... they hire photographer for home pics, they will give some commentary as to how you can show the house, do a few open houses which are overrated since people look via online and then the most important thing of all...put it on the MLS. So let's do the math...If you are selling a 1 million dollar home a traditional Realtor will receive approximately 28,000 dollars...And if they worked 20 hours on what I listed above, that Realtor would be making 1400 dollars an hour. I'm sorry that's ridiculous. It's nice to see Trelora stepping up to help consumers make this industry more accountable. Trelora'pay structure is flat fee...I paid 3000 dollars for what exactly a traditional realtor would do. Flat fee is the way to go since using a percentage makes no sense since no matter the price they do the same thing. I've used Trelora for two transactions: a house purchase and a house sale. I've also used a traditional real estate agent (with a 3% fee) for a house purchase. Cost aside, the experience with Trelora was as good if not better than the traditional real estate agent. Trelora was also 85% cheaper than the traditional real estate agent. Here are some specific ways that our experiences with Trelora was better than our experience with a traditional agent: - Trelora was way cheaper, and it's pricing was more fair: we paid for what we used and for the work the Trelora team performed, not some arbitrary percentage of the purchase price. We saved 85% compared to the traditional real estate model. - Trelora had an entire team working on our house purchase, which made it much easier to contact the team and find out information quickly. If our primary agent was with another client, we could speak to someone else on the team who was briefed on our situation. With our traditional real estate agent, we often found ourselves waiting hours for a call back, and our agent was quite responsive! But he was only one person. - Trelora used technology well; you could see the current status of our transaction using their website. I should say that the experience wasn't perfect; there was a communication issue (an email was not relayed from the closing company to me for ~2 weeks) that nearly delayed our closing. But the Trelora team admitted fault, worked hard to make everything right, and we closed on time. To be fair, we had a similar issue with our traditional real estate agent (a message from the seller was not relayed to me), who also worked hard to get the closing timeline back on track. I sold a home through Trelora a few years ago. That experience had some bumps along the way but was generally satisfactory so I decided to try them again a few years later with another house. While all the people I dealt with were professional and easy to deal with, the house was ultimately listed too high despite my persistent requests for price reconsiderations and remained on the market for over a month (with lots of showings) in a market where houses don't last through the weekend. Ultimately, I had to move on to a more seasoned realtor and had to contend with the stigma and questions about why the price kept dropping with no buyers. I like Trelora's business model and would love to see them successful in disrupting the real estate realty paradigm but their employee churn and somewhat lack of experience leaves a bitter taste. If you are a real estate virgin, or if you just want to have your hand held throughout the process, then Trelora might not be your best option. But if you're like us--people who browse the new listings daily and prefer to choose for ourselves which properties to tour, you'll love Trelora. You'll be assigned a lead agent, but you'll have an entire team available to show you properties whenever you want, (not the same with traditional agents, who have to juggle their time between multiple clients). We probably toured 50 homes and someone was always available to accommodate our schedule. And best of all, when you find & purchase that home, you'll get a big check as Trelora shares their commission with you. Cash for furniture, landscaping, movers--whatever you want. Cash you don't get with any other real estate company. Or if you're selling, your fee for the agent's services is considerably less--which means you keep more of your home's equity. The current real estate business model was put into effect before buyers had access to listings--agents had to scour the multi list to find properties their clients might be interested in. There was a lot more work involved that could help justify the hefty commission fees. Not today. Trelora's business model reflects how the client/agent relationship has changed. In our view--its a change that greatly benefits the consumer. Our experience with this company was great and we'll absolutely use them again in the future. read more

After watching the CBS local news I decided to give Trelora my listing what a huge mistake that was. This company couldn't get anything done right. They wanted a $500 deposit up front anyone that pays someone to handle their listing is foolish. The only thing Trelora accomplished was wasting 2 weeks of my time. So I feel like sellers get a better service than buyers do. Currently I have worked and continue to work with Trelora. Everything seemed great from the sales pitch offered to join their service as a buyer. I opted to go ahead and follow through with the service. I have upgraded to the other package and given the 500 deposit they require. They were very responsive and good to me during the beginning of this process how ever as time went by and multiple offers I put failed. Scheduling showings is quite a pain in the ass multiple times I asked for available times and instead of confirming if those times work they just schedule right away. This has happened 3 times one time I drove 40 minutes to the other side of the city and found that it was not scheduled luckily the listing agent from Keller Williams was there to let us see it after we waited an hour to hear back from trelora. Since that point not a month ago I'm now getting the shit end of the stick. I ask for information in comps for homes and 48 hours pass one of the homes I was interested sold and I never even got a chance to lay down an offer in an educated manner none the less go see the home in person. At this point my experience has been terrible. I was told that it was going to be made right but I don't know if I believe it anymore. Third times not the charm dealing with a 4th mistake at this point so I think of failure occurs one more time I'm going to cancel and move on with my life as that difference in sales commission at this point is worth it to have a real realtor chase everything down for you. A very well deserved 5-star rating. This review is based on experiences in selling a home in the Denver market in June 2017. Would I recommend Trelora? ABSOLUTELY! While you do get assigned representatives, behind the scenes ultimately Trelora works as a team, the result is always getting someone on the phone when you call and your email answered quickly. Very refreshing, they are the Borg of the real estate market (in a good way). While all of the Trelora staff were great to deal with, the person we had the most contact with was Blake and I can't give him enough praise for letting me pick his brain anytime I had a question. He was always prompt and courteous and has great knowledge of the market on top of an amazingly positive attitude. A rare gem. If anyone is interested in more details, here's a novel: If you are wondering how the selling process works, you can very simply just go to their website and enter your home details (an incredibly user-friendly interface). Trelora will then call you to set a time for a representative to meet at your home to do an initial appraisal and answer any questions you may have and decide on a listing price. At that time you can then choose to pay $500 to get the ball rolling (check, or a credit card online or call it in). Their total fee for being the selling agent is $2500, so at closing they collect the remaining $2000. After that they set an appointment for their photographer to come out to your home, and when he's finished you get notified to go online and choose your favorite photos to use for your listing. After that all signing of paperwork is done electronically (they email you a link, you go to that page and read over the document(s) and then to sign it you use a drop-down selection box to sign your name and click SAVE. They then get electronically notified that you signed the document. Very easy process). Near closing time you choose what day/time works for you, and if you want to have the paperwork mailed to you or if you want to show up in person (recommended just to see their cool office interior). Easy to find, very near the downtown Aquarium and REI. Was the process flawless? No, but that wasn't Trelora's fault. Rather the issue stems from realtors from the big-name companies that are so desperate to sell their client anything they don't pay attention to important details of a listing. Our listing was "By Appointment Only", and you get to accept/decline/or reschedule those showing appointments via website or phone txt as they are requested. Very convenient. While most appointments went flawless, we unfortunately had a realtor show up with her group unannounced in the early evening. In that instance I was just about to get in the shower only to hear someone jiggling and turning the doorknob, thank goodness I had the second lock engaged else they would have seen the full monty. Because of her blunder her clients lost out on a viewing. Another time a realtor made an appointment for a 9pm viewing which we accepted, only to have them show up an hour early because they thought they instead clicked 8pm and didn't bother to read their verification txt. Juvenile mistakes, but none from Trelora. To finish the big-name realtor rant..... sellers, at this time the Denver market is yours! There is a housing shortage, and there are more realtors than there are houses for sale. They are cutting each others throats, most traditional realtors are offering to slash their commissions just to get you to list with them. While I understand they need to put food on their tables, why should someone pay a $12k commission on a $200k sale? That's highway robbery. With Trelora the selling commission is a $2500 flat rate. For the buyers agent commission, before your listing goes live you get to choose what you want that other commission to be ($2500 flat, 2.8%, whatever). When you receive purchase offers in email, you'll see that some realtors are willing to go with the $2500 flat rate, others will demand their full commission. FOLKS BUYING A HOME PAY ATTENTION HERE.... if your big-name realtor demands their full commission rate, you WILL get your buying offer rejected and the seller will instead choose a buyer whose realtor is willing to do the $2500 flat rate to complete the sale. So BEFORE you choose your realtor, BEFORE you sign that unnecessary paper that binds you to use them as your representative at a high commission rate make sure you ask them to throw in some verbiage that states that if you find a house you want to bid on that is using a flat rate commission structure that your agent will lower their commission to meet that detail so that your bid stays competitive. That flat rate saves the seller thousands of dollars, therefore giving your bid an advantage over others. We had a great experience with Trelora, and look forward to them continuing the long overdue shakeup of the real estate market. read more

Don't be too excited about seeing a for sale sign if the sign is a Trelora listing. Their "team" doesn't a sense of communication between themselves, so getting the most updated information on any listing is ridiculously challenging. My experience was that we were competing for a house and the Trelora team didn't present our offer (which is illegal, mind you) to their seller. Our offer was the highest bid and would have won. As a buyer that's incredibly frustrating but I can't imagine how the seller would feel. Incompetence is the only word that should be associated with Trelora. Any independent agent will tell you the nightmarish reputation Trelora has amongst the real estate circle. read more

I live out of state and decided to use trelora to sell my house in Aurora (at the recommendation of a friend who happened to have had a good experience). To start with, their pricing models are appealing and i thought 'how bas can this be?'.. so i gave them the go ahead to list my house in June. During this phase, i realized that since they work as a 'team' to get this on the market; you end up speaking with differently people on every call. None of them has any idea about the call places by the other person. So you end up repeating the same information over and over again to different members of the team (this should have been a red flag). finally after about a month it was on the market (a little bit of the delay was due the fact that i had tenants in the house). After being on the market for a about 1 month (i was told by other agents and trelora itself that the average time on the market these days in about 7-10 days for the price point my house was at) , their recommendation was to reduce the price (i had gone wit the recommended price and commissions to begin with and had not argues about any of that). So i was like 'sure' lets try that. Another month went by where some of the agents were mentioning that the house wasnt in the greatest shape (i was thinking that ' tenants live there, so i am sure its not in 100% prime condition'). So finally i asked trelora what to do. They were like 'i think we should drop the price'. SO i told them to give me a list of things that needs to be fixed and i will see about getting it taken care of. this is when i was caught off guard. They had no clue on what needed to be fixed. NONE of them from this 'whole team' had actually seen the house. How do they recommend a price and agree to see a house that no one has seen!!?? (after pointing that out some did finally go see the house after its been on the market for over 2 months) After all this, i decided i didnt want to sell the house with them. I got a call from them saying that 'i am gonna get calls from a lot of agents since the listing is getting cancelled'. I have no idea how that works since all the communication from my side has only been with trelora, there was no reason my cell phone number to be out there. for about 3 weeks after the listing was pulled, i had people calling my cell directly! (i think this is some game by real estate agents where they somehow pass on contact information on clients they loose so that others can get cold call them!). Some of them has knowledge about the specifics i had spoken to trelora about. (like the fact that i didn't want to close after a specific date!). Buying and selling a home can be a real pain in the...uh...neck. :) It's not something that a lot of people look forward to doing because it's time consuming, stressful, quite confusing and can leave you with buyer and seller remorse. My mother has recently gone through a divorce and owns a home in Castle Rock with her ex-husband and it has been quite a process trying to figure out the best approach for either selling or using it as a rental property. I moved out of state last year, so it is even more taxing trying to figure this out from a distance, but a friend of mine recently connected me to Rett at Trelora and I have been able to pick his brain about the selling process. I will admit that I am on a steep learning curve with all things related to real estate (what's an escrow again??) and Trelora has a less conventional process of assisting customers in buying/selling property. So far, I am impressed with the level of communication I have received from Rett. He has responded to me within minutes whenever i have sent a question and has provided me with a lot of resources that I have been able to use to do my own research. Here's the basics of what I know (and keep in mind that I will update my review for all of you lovely yelpers if I decide proceed Trelora): * There is a $500 non-refundable listing fee. * $1200 is due at the time of closing -- Thus the $1700 flat fee advertised on their webpage. * they have a group of licensed brokers that are all employed by Trelora who are available during the process of your home buying/selling experience. They all have a specific niche and are able to comprehensively support you, the consumer. * You decide what you want to pay to the agent on the other end of the deal (ie: the buying or selling customers agent). Overall, I am happy with the information I received and the research I have put into their company...and c'mon, who doesn't want to save a couple of bucks (or thousands rather) selling a property that is worth more in memories than even in price sometimes. You owe it to yourself to figure out what the best process will be for you and your family. read more

We paid a straight commission to sell our house and when we bought through them as our agent, we actually got a check back! It has taken me awhile to write this review because my experience with Trelora was mixed and hard to explain. This sale was the 7th real estate transaction (including sales and purchases) I've been through, and the first time I haven't gone with a traditional realtor. At times the different way Trelora does things was thrilling, and other times I wanted to call up my old realtor and ask her to take me back. My analogy is that switching to Trelora reminded me of when I switched from skiing to snowboarding - hard to get used to, awfully painful at times, but fun and (for me) worth it in the end. Also like snowboarding, I don't think it's a fit for everyone. First, the positive side: 1. We saved over $16,000 by working with them. That is incredible. 2. We had 2 offers in 3 days and ended up getting $30k over asking - higher than average for our neighborhood and better than the comps. That's partly luck, partly the crazy Denver market, but also a testament to their competence. 3. The people at Trelora are professional and competent. Dave, especially, graciously helped us through some of the more trying and stressful parts of the experience. 4. The closing was successful. The job got done. And the times I regretted this experiment: 1. When I had to remind my Trelora realtor of important dates. After that, I was always worried about what I was supposed to be on top of and what they were missing, so I would remind them of things they didn't need reminded of and then feel bad for being an obsessive, nagging, pain in the butt. 2. When they didn't communicate. When you're used to a traditional realtor holding your hand through everything it's scary to be weaned from that. It totally turned out fine, but it didn't always feel like it would. 3. When we were frustrated with the inspection and they told us to reach out to the inspection company directly. If I had to sum up Trelora in one word, though, it would be "empowering" - in both a good way and a terrifying way. I had way more opportunity to impact the sale, way more responsibility in decision-making, and (like it or not) way more involvement in the process than I ever have before. If you enjoy that kind of thing, or if you're willing to put up with it to save thousands of dollars, Trelora is probably worth a try. read more
