Wish I could give zero stars. If you're a building OWNER than these guys are GREAT! They cut corners with all maintenance and only hire the cheapest and most inefficient vendors, they don't give two F's about your tenants (cause screw them, right?!) and will ensure you as a landlord get more than you deserve each and every month, even if it means jacking up the rent for an 86 year old woman on fixed income! This property management company has done so little in so far as basic services it's actually unbelievable. Tenants take it upon themselves to do basic care from changing hallway lightbulbs to landscaping, cleaning common areas and laundry machine maintenance because otherwise it would never get done. Cobwebs, dripping water from ceilings, dead wild animals, broken windows, etc. During COVID-19 when asked to ramp up cleaning they finally started a MONTHLY spray down of hallways - meanings clumps of wet dirt gathering in pools of Lysol and chemicals wafting into apartments - and threatening emails about rent needing to be on time. Maintenance request go unserved where they outright lie about their actions. 'Some one cleaned Wednesday' - I work from home now. I know no one came by. The security gate is broken as often as it is fixed (stuck wide open) meaning there is ZERO safety in a scary time. I moved into a charming building with an in site super and when they took over a year later it started crumbling into disarray. They also have gone above and beyond to ensure their own protection against any liability - bolting up wrought iron in stairwell with hideous metal sheeting as to close 'dangerous gaps' meanwhile the sharp metal sheeting slices up any hand that moves along the handrail. NO considerations for the tenants. All consideration for their own protection against being sued. I will NEVER live in a building 'managed' by them again. read more

No Bugs!! Appliances work but they are cheap; layouts are weird, mostly old buildings; washing/drying machines on site are helpful but they are quarter-operated and not maintained well. Worse property management company I dealt with, tenant for over 3 yrs. Washer and dryer constantly broken, the tenant handles all follow ups for repairs, is a joke. Tenants satisfaction is not a priority, not sure as a landlord i would want them to handle tenants services, while keeping them from wanting to move out!. I moved into my apartment July of 2019, and it was exactly what was advertised and at a fair price. I had absolutely no complaints about the property, every issue I had was addressed within a timely manner and resolved. However, what really pushed Baboudjian Properties over the top to where I felt it necessary to write them a review was the events of the past few months. I, like millions of other Americans, lost my job due to the COVID-19 crisis and economic downturn. I needed to save money and could no longer afford my apartment, so I decided to move in with my girlfriend. However, my lease did not end until July 1 of this year, but I put in a request to vacate the apartment at the end of March. The people at Baboudjian Properties responded to my request, told me they understood and that they were here to help in this difficult time. Not only did they waive the remainder of my lease, they refunded my security deposit in full. They would've been well within in their rights to not only keep my deposit, they've could've made me pay at least some portion of the remaining rent on the poperty. and there wouldn't have been much I could've done about it legally.
