While the price did go up once the contractors arrived and did their own inspection (this was during an active Portland flood period so leakage was far more noticeable than when sales person inspected), Avori and his team where wonderful! Avori was very proactive in addressing the severeness of our crawlspace leak. The Portland flooding and our non-functioning French drain made it really bad, allowing water to literally flood into our crawlspace! Avori and his team worked through the water and mud, installing new posts and beams, redirecting the water to a newly installed sump pump. The job took much longer than originally anticipated but was done well and our foundation is now much more stable. I really would have given five stars if the original quote caught everything but it wasn't flooding when the sales guy, John, came out so he didn't see the extent of our foundation issues. Avori was able to keep the increase to a minimum and we really appreciated all he did for us. read more

I hired John's Waterproofing to waterproof a corner of our basement. In this corner there was the only bathroom of our basement apartment that we rent out. John's told us that the toilet would always be available and the that the rest of bathroom would be put back together within a week. They never were able to get the toilet functional. John's plumber had some problem that didn't allow him to drive. Thus, the apprentice did all the driving. A combination of life issues between the plumber, the apprentice and poor scheduling and planning on the part of the John's made it so that the toilet was still not working after almost two months. I finally have John's one last attempt to install the toilet telling them "If you can't get the toilet working by Monday evening, I'll have to hire someone else to install it". Once again, a scheduling issue kept them from being able to install the toilet. I called another plumber that night and had a functional toilet by noon the next day. The new plumber was then able to finish the rest of the work the John's was supposed to do by the end of the next day. Even worse, it turns out that John's prior attempts at work had dumped concrete into our watermain. It cost extra work to clean that mess out. I strongly urge you to stay away from John's Waterproofing. read more

I had this company install a sump pump, all new French drains and vapor barrier in my home's crawl space due to standing water. Less than 2 years later they came for an annual inspection and their sales rep told me due to visible mold, he urged me to get encapsulation for $26,000! I nearly had a heart attack! He didn't even offer a discount on the work they already did which would all have to be redone. But he sure pushed to finance it. Such a sham! I had an official inspector evaluate the condition and promptly told me there was no need at all, minimal mold and good air temp. Beware of this company's sales tactics and pressure. While wickedly expensive, the original "Basement Systems" work was a reasonable price to pay. However.... The Sani-Dry Sedona dehumidifier equipment they HAVE to use is crap. I am on my 8th (eighth!) warranty dehumidifier in less than 9 years. For $2300 they will sell me another new dehumidifier "at cost" ($2300). They are SURE Sani-Dry Sedona Dehumidifiers have the problems finally fixed! read more

In 2021, in the middle of the pandemic and while I was pregnant, we had this disastrous mix of an ice storm and then an atmospheric river all in the same month. 2021 feels like a lifetime ago, so I don't remember all of the details, but I do remember it ended with my husband renting a pump from Home Depot or Lowe's and spending hours in water up to his waist, pumping it out of our crawl space. It was a nightmare. We had to file a homeowner's claim not only to replace our sump pump, but also to redo the waterproofing under our house. I remember nothing but us cursing, crying, and tearing our hair out. All I know is our senior foreman was Ramon Morales. UPDATE: After my initial review, Colton reached out to me to let me know they saw my review and photos and agreed something did not look right about all of their work, and scheduled to come out to take a look. They apologized, were professional, and found a solution quickly that should have been done initially. They had the production person who worked it previously come out to remedy it. I was told in the beginning that they could not go into the flower box where the original drainage was, but they actually could! They had to drill into concrete to make the drainage happen which originally they could have gone below the flower box (no bottom) and come out from there. I was told if there was any issues to give them a call. This was the correct way of handling the situation. See new photos attached. Will see how well things are once we hit the rainy season. Starting with the sales man Sammy, who came out and gave us our quote,this company has been nothing but professional. We never felt pressured from the sales person and there was open communication the entire project. This company did such a great job in waterproofing our entire basement, drains inside and out, sump pump, electrical and finally putting up Brite walls to make basement look so much better. From Sammy, the initial encounter as assessor and salesman to Lupe and his crew in completing this project in 3 days time. They were respectful, professional and competent. Lupe was great in answering any concerns. Slight problem after work completion but Lupe can out right away and rectified situation. I had a bad experience with another company that installed our basement drainage and sump pump system. So recently I went with John's Waterproofing to get a battery back up sump pump installed. I hoped to have a better experience with John's but no such luck. I came home after being gone for a few days and heard alarms ringing downstairs. It turned out that John's technician left the valve on the discharge pipe closed so the pumps were running but no water could get out. As soon as I opened the valve the water was pumped out of the sump. The only reason the basement did not flood is that I have an overflow going to a floor drain which was sufficient to hold the water level below floor level. Staff was nice, sales process was easy. However 2 years later, the encapsulated crawlspace failed, its wet again, and the floor is uneven. They had a good opportunity to make it level, but they installed the sump pump at the highest point possible, and naturally water collects in the lowest spot. Thousands into the crawlspace to have it fail is not a good investment. Calls to company go unanswered and responsiveness to photo and video documentation of their poor craftsmanship remain ill regarded. read more

I was willing to pay$16,900 for quality work and a dry basement. The anti -microbial material had to be installed by jackhammering 4" from the wall and cementing it to the floor. 2 days and they left saying the office would schedule an electrician. The water heater was moved and left unbraced. The washing machine was left unconnected. 5 days later they came back to brace the water heater. I reattached the dryer vent and realized I have to unplug the sump pump to plug in the washing machine. I wonder about the repeated interruptions to the pump and to the battery when I do laundry. I got a quote to get four beams reinforced in my crawl space and had to pay half of the money up front. the two laborers came and were literally at my home for less than an hour. did no prep work on the ground to make it level for the smart jacks. they placed two right next to each other on the same beam where only one would be needed because I paid for four but they didn't want to actually have to do any work to get thejack to sit properly in the space we discussed that actually needed reinforcement so just threw it up right next to another one. all the jacks are placed on unlevel ground no gravel placed underneath literally no work was done to prep the site they just put the jacks up and in different spots than was discussed to save time. I tried to get someone back out to my place to fix it and they never show up the day I was rescheduled. I call office to check and front desk person says I'm not even on the schedule for that day. I'm transfered to another person and told the worker called in and they need to reschedule me and gives me a day but can't give me a time after I ask repeatedly. I'm just reassured they will be here and I'm first on the schedule for the morning . I shoulda have been informed they weren't showing up the original day they were rescheduled but I wasn't even put on the schedule according to the first person I spoke with . I should have been called out of courtesy and professionalism as this is a business and I am waiting around all morning for a no show and can't be bothered to be informed. I imafine they are trying to push it out so I don't get someone out here to fix the shoddy work I received within the timeframe given in the contract of 60 days. please don't waste your money and go with another company. the work I received is embarrassing at best and I'm embarrassed I was fleeced by this company. read more

Called because the "serviceman" hadn't shown in 2-hours. Was told they had a 4-hour window. I canceled and went to my late doctor's appointment. 40-minutes later, I got home to find him waiting. Supposedly, they hadn't told him. Then he proceeds to bring his buddy, and both enter MY home, with no booties and no masks until I asked if that was company policy. I actually had to tell him it was the law to wear a mask. The carpet cleaner will deal with the boot marks next week. One changed the filter in the dehumidifier-- but never showed me the old one and how dirty it was. The other guy opened our sump, but they had no way to test the pump. REALLY? The lack of professionalism was the last straw. Never again. read more

I first learned about Johns Waterproofing about eight years ago after I had spent $8000 on outdoor solutions down to even having a new footer built. Resolved nothing at all and I had inches of water in my newly finished basement. In eight years I have never had any more water come in that half of the house, yes it was expensive but it worked the first time! Plus they guaranteed it to work. The outdoor people just kept giving me new outdoor solutions and then saying they're not responsible. Recently, I had water that began to come in on the other side. It was becoming more frequent that it had to be dealt with. I had underground extensions And it did nothing. At this point, I knew not to spend any more money on outdoor solutions and I had to just go with Johns Waterproofing if I wanted it fixed for good. Well, I recently had the rest of my basement perimeter secured with Johns Waterproofing and I could not be happier and more relieved. it was pouring rain the last few days and I could sleep peacefully knowing there would be no more dealing with water after a rain in the downstairs. Yes, they are a bit expensive... But it works the first time and you will not be dealing with it again! they are the Les Schwab of the industry! they care so much about their customer service from the very first phone call to the very last person you work with. It's very rare to have that today. I've recommended several people and realtors to them when people want a permanent solution. I highly recommend Johns Waterproofing ! I had schedule an appointment for my yearly service. I have tenants in the area where the sump pump is installed. I ask for an easy 24-48 hour notice for me to give to my tenant. I call them since it pop up on my phone the day of the appointment that they were coming. The lady on the phone said oh she e mailed you. I got NO e mail my last e mail I got was April 2022 when I got my invoice. I have to give my tenants LEGAL notice before entry and with ZERO communication I can not do that! I call to ask to speak to a supervisor and he goes uh huh and ummm ok and ... seriously I hung up on him because those answers from a supervisor is totally unprofessional and uncalled for, they are out to make $$ but customer service they get a Zero star rating. Don't waste your time. This was the first company I called to help me deal with water under the house. Salesperson came out, inspected the house and tried to put the "one call close" on me for a $30k job. After telling him I don't impulse spend $30k and that I wanted an option for under the house and to bid a second project, he assured me he'd send me a proposal. That was the first week of November. After two calls to the company and responding to their "how did our sales person do" survey, I finally received a proposal yesterday. Only it was a $30k boiler plate proposal, little detail, no option and didn't include the second job. We are new to the area and bought a house that needed two sump pumps in the crawl space and it lined etc . 2300 square feet. Eric quoted us and they were a little more expensive than another company but our realtor really encouraged us to use John's. So Eric was super professional and his quote was timely (May 2018 .. you know when no one calls you back ever..) They did the work and took photos of the completed project . Pedro was the project lead and very detailed on explaining how the alarms work etc. Kayla in the front office also was very helpful in getting us the photos and scheduling. We are now trying to find an electrician to install the 2 electrical outlets for the pumps as they don't do this. After taking time off work and waiting 3 weeks to have someone come to our house to bid out our basement waterproofing project. We were shocked at the astronomical amount we were quoted. On top of that we got a hard sale of you have one hour to decide to go with us or you won't get the 5% discount only good through today at 5pm (this was 3:45p) I explained that I wouldn't be able to decide that quickly or have funding lined up. Good thing we weren't hasty and entered in to an agreement bc they never contacted us again, no emailed estimate like promised, no follow up phone call. I called a few days later to let the office know we had been ghosted and they said "thanks for the feedback". All I have is the post it note with my chicken scratch notes I took while the rep rattled off insane amounts of money for the project as though it was nothing. We had John's Waterproofing come out to help us troubleshoot why there was moisture, and what needed to happen to make sure our basement was moisture free so we could re-finish our new home's basement. Everyone from the service and support staff in the office, to the techs, installers and the owner Robin were INCREDIBLY helpful, professional, and knowledgeable. The team at John's took exceptional care of us with a personal touch making absolutely sure that all of our needs were taken care of and the job was well done. The Techs that came to our home were fast, efficient, clean, and polite. They took the time to walk us through the pros and cons of every decision we would have to make and gave us ample information to help make the decisions easy. The office staff was always available when we needed to call in and supportive in helping us get the information and details we needed for scheduling, payments and all the other administrative tasks. The process of getting our basement waterproofed was headache free. In the end we had a sump-pump, waterguard, moisture barrier, back up sump-pump battery and dehumidifier installed. They re-did all of our drywall and baseboards, and put everything back in immaculate shape. Our basement is livable again and looks great! Seriously from the bottom of our hearts, thank you Robin and team for taking such great care of us and being a part of making our house (and specifically basement) a moister free and great place for us to call home.
