Service seemed to be good until there was miscommunication. Then explanations changed? We asked Your Crawlspace Guys to come back out after they worked on a wall, but it was still showing movement- we were told that they didn't know the problem was to the extent that it was(1 inch cracks appearing throughout as time went on in the summer) didn't know so much shifting would occur, and didn't have the tools needed to truly fix the problem, but that it would be a reoccurring issue due to the groundwater levels and yearly settling. Other back and forth continued for some time, and once a dissatisfactory review was posted online, their explanation changed. It changed to they knew the issues at hand, but they weren't hired for THAT, so they didn't fix it. Instead of acknowledging my complaints individually, the owner places blame on me and apologised for ME "being unrealistic" - AFTER THEIR OWN WORK INVOICE SAID IT WOULD DO SOMETHING THAT IT DIDN'T. They also claims they did the work for the sellers, and not even me and my partner....as the estimates, and invoices have my name listed on it, as well as my partners(name highlighted in green on attached photo). If they really didn't do the work for us, I would have expected him to hit back with "I couldn't find you in the system" like they have on other negative reviews. I also would have expected them to decline to even come back out to our house, if that was the case. The owner also claimed the company replaced a vapor barrier for me at some point, maybe they meant at closing?? but their response made it seem like they did it as some sort of courtesy sometime after the intial work was done. They either failed to communicate yet another thing, or they made up info to try to make a negative google review look better. We might never‍ know lol. They have so many positive reviews that our experience truly has us scratching our heads as to why our experience has sucked. If my partner worked on someone's car, but the same car came was back within 6 months, with even more issues, and all he had to say "sorry your car is failing, but I didn't know it was going to get to THIS extent, and I don't even have tools for this", he would still be held responsible in his position. It's been nothing but a headache for the last year, I can't go into my garage without feeling frustration and wishing we had gotten bids elsewhere instead of taking the route we did. I recommend going elsewhere for foundation specific issues(they do fine with crawl space work), especially if you're getting work done before closing/using escrow. That, or make sure to physically be present during all conversations and scheduling regarding what's needed so that questions can be asked and stories, blame and explanations can't be shifted later. read more

I highly recomend this company! The team of 3 came to my home and added a french drain around the interior perimeter of my crawl space so the intruding water would reach the drain. They also correctly installed a vapor barrier with sealed seams and tacked up to the foundation wall. Additionally - before this these wonderful guys clean out every single price, no matter how small, of left over building material. When I bought my house, there was major foundation issues due to long term water intrusion in crawl space. these guys came in and did a beautiful job of addressing all the damage as well as putting Sump Pump and vapor barrier. These guys are amazing. Highly recommend for service and professionalism. We had an emergent situation with flooding when sump pump broke. I reached out to several contractors. Stuart contacted me immediately and maintain timely communication as he said he would. I appreciate such professionalism. He got someone over within 48 hours of my initial contact. No other place would even consider this. I was looking at 3-4 weeks out from the others that even bothered to reply. Several never even replied. Garret came to my house and made quick work of a nasty job. He was knowledgeable, polite and very helpful. He answered so many questions and gave us such good information to follow up with. He completed the job in such a timely manner it was hard to understand how he could do so much so fast. I'm guessing, cuz he knows his stuff. It started with a an appointment with the estimator in which he came in on time, did a thorough job and gave us a fair bid on the spot! It finished with 4 trained guys working as a team in our basement. They were very careful with our house, they were knowledgable in all of the aspects of what needed to be done, and were skilled at taking care of our water problem. I really cannot complement this company enough. In todays climate, it is often difficult to find a contractor who does a thorough job, not only were they able to do the job right but they were so motivated that they completted the job before we expected it to be completed. These guys were fantastic. We live in West Linn and every house in our neighborhood has issues with water in their crawl space from springs. Our old DYI system was no longer getting the job done. They went under the house and hauled out material left by the builder, replaced a couple of rotting posts, reconnected a downdraft that had come loose, patched up some floor insulation, screened any damaged vents, dug trenches to direct the water to large collection basins and installed pumps to move the water into our downspouts. I was very impressed by their effort to protect everything from tracking dirt everywhere they went by laying down plastic covering. They were professional, friendly, informative, and knew what they were doing. They also had a great sense of humor! I think you need one for that job! This is a great company. They presented themselves well when doing the survey, they kept me informed prior to their arrival and they were fair with their pricing. They also followed up after the job to see if I had any questions or unresolved issues. Again, the guys doing the work were terrific! I'd recommend this company to anyone. read more

After contacting a couple of other foundation repair companies - who wanted to install complete "systems" at an exhorbitant cost - I contacted Your Crawlspace Guys for an estimate. They came out and evaluated the problem (a sinking pier), determined which areas had been affected and which areas were still in good shape. They provided a detailed estimate for repair, kept me informed and sent lots of photos (I live out of state) so I would know what was happening. In the process they also discovered what caused the problem - the kitchen drain line had rotted out under the house - which none of the other contractors noticed. That allowed me to fix the foundation and also fix the underlying cause so it won't happen again. The work was done quickly and I was able to move ahead with the rest of the renovation. read more

We can't say enough good things about Your Crawl Space Guys! The representative that came and gave the initial inspection and quote was very knowledgeable, able to explain things in a way that made sense to us, and had a great personality. The price was very competitive with other quotes we received from different competitors. We had a team of 4 come to re-level and install a new drainage system under our house. They also replaced some broken siding. The work they did was superb! They were fast, friendly, professional, thorough, very skilled, and cleaned everything up down to the last piece of dust. These guys were going 110% the entire time they were here (literally running like you see the Les Schwab crews do!).
