We called and got onto Len's schedule. He said his role at John's Waterproofing was to inspect for water issues in homes that are on the market. Realtors be warned...do not call John's Waterproofing! Len came looked around and said no there is no water issues in this basement. Two weeks into the purchase of a 1.1 million dollar home there is moisture on the walls of the basement and a little trickle of a stream on the basement floor. Attempted to call John's Waterproofing to connect with Len to figure out a fix for the situation, office staff said they would have someone call me back and nothing. No call back at all! Just moved to Camas and had a contractor that was in our crawl space and said we had water. Marcus Williams from John's Waterproofing Company was here this morning to investigate. He said the area was dry and measured the humidity levels and inspected for mold. He did not recommend doing anything as the area was clean and dry. I'm writing this referral because it's always nice to find a company that is honest and capable. If we have any waterproofing issues in the future, I will be using John's Waterproofing Company without a doubt. read more

Listen up! this is our review for John's Waterproofing. We were skeptical of having this done because we had been mistreated years ago with a job & were SCARED! ENDED UP IN COURT. The salesman with John's Waterproofing had the patience of Job. We insisted we had to look at a job they done. He did that. Worst construction nightmare I have EVER experienced. The original guy that started the project was suddenly MIA.. out of the country. "Robin" then took over this job. He seemed like a nice guy... so, we decided to move forward. This job was supposed to be 2-3 days max. I was shut down and out of business for 3 1/2 weeks. Enough time to put someone out of business. Which they almost did. My business still remains incomplete. This job started in October 2015. They installed a sump pump, underground water gutters, tiles, painting, electrical and plumbing. Every time we turned around it was another expense. Another delay. I have waited to write this review for many reasons. 1.) this was a very traumatic experience. 2.) I became very ill during/after construction. 3.) the amount of dust is still a complete nightmare and has caused me great illness. 4.) the gutter system makes the basement freezing cold and has dramatically increased my energy bills. 5.) the sump pump has a very foul odor. 6.) this job was thrown together with absolutely no job plan in place. 7.) they completely took advantage of my time. 8.) they dropped the ball on every level. 9.) they disrespected me and spoke badly of me to the building owner in attempts to save themselves. 10.) they never completed the job or returned any calls. Installing the underground gutters required them to remove all the tiles. In which they suggested placing mismatched tiles to save money. I arrived to my business where they were behind schedule and I had to personally purchase tiles, grout and paint in attempts to complete this job and reopen my business. (should not have been my problem) There were many times I arrived and nobody was there. They had guys that were not professionals doing professional work. My toilet had to be removed to place new tiles. In which last week a new toilet had to be purchased as the original no-longer worked after they put it back. Another expense on our end. They hired "Rite-Way Electric and again another nightmare. Which has to be removed and redone up to code. I learned a lot during this process. Being a female is tough when dealing with construction guys. They were mean, dismissive and verbally abusive. This definitely toughened me up and the next crew I work with to fix all these mistakes I will be following my gut and not ever allowing anyone to disrespect me the way "John's Waterproofing" did. The ONLY positive thing I have to say about this company is: Pedro was the only bright light in this nightmare. Thank god for him. Clearly, I do not recommend this company and do not even see how they are still in business. Don't fall for the banana in the tailpipe with all their promises they can't keep! We contacted John's because several people highly recommended them, but I'd have to say it was just one big disappointment. We had water issues in our finished basement that required the installation of an interior drainage system. We first had the problem a couple years ago and called three companies to assess the problem and give us an estimate for fixing it. One company gave us an estimate on the spot. The second gave us an estimate a couple days later once they reviewed our foundation drawings. John's never followed up, although we were not very persistent with them because we decided to wait on doing the project. Finally, a couple years later, we were ready to move ahead. Since we had heard some more good things about John's, we gave them another shot. Oddly enough, we had a nearly identical experience. The system design specialist was certainly nice enough and seemed knowledgeable -- wanting to know more about the problem hiding behind the sheet rock. So, we offered to tear out portions of walls and send pictures of the foundation. Soon after, we received an emailed estimate, so we felt we were on the right track and asked for final meeting to run through the details of the project and make sure we understood what would be done. Then silence. The specialist stopped responding. The business was theirs to be had, but they just dropped the ball. After a month, we called in a competitor, got an estimate, signed the contract on the spot, and had the crew in our house two weeks later. John's may have been perfectly good, but we'll never know. Did they have bigger jobs to do? Was the specialist just a flake? Whatever the case, it's something to be aware of if you are considering hiring them. As for the competitor, I will hopefully be publishing a positive review of them soon if all goes well. So far, so good. read more

So we are going through something very similar to what other posters experienced. Simply put - can not get a response on 2 follow-up questions we asked 6 weeks ago on their proposal (they disclaim any warranties for some of the work and we had a follow-up question on that). Was told we would get an answer back shortly (in October) and radio silence. Also told it could be scheduled by end of November and that date has come in gone. Key person was apparently on mission, which is commendable, but they didn't tell us they were going before they left and have still not responded to our 2 basic questions since returning. This would be a single star, except that my in-laws used them and thought there work was good (additionally they were prompt on the initial response, just our project appears to have disappeared into a black hole over there). read more

We had a great experience with John's Waterproofing. we had an area of the basement that was just dirt there were some cabinets build on the dirt that we're starting to crumble and we had some beams that needed reinforcement. John's Waterproofing got rid of the cabinets, installed vapor barrier and foam insulation, and reinforced the beams. They were easy to schedule with, arrived on time, did a nice job, and cleaned up well afterward. in addition, the morning that David came to do the spray foam we had discovered a leak in the kitchen! I was panicked thinking we would have to call a plumber and it would be a whole big, expensive thing. David took a look at it and suggested what turned out to be a very simple fix with no plumber needed. I'm so grateful that he was able to make the suggestion before going through the hassle and expense of calling s plumber! I would definitely recommend and use John's Waterproofing again. read more

These guys almost took me to the cleaners with needless "basement encapsulation, sump pump, etc". What I had was all adequate and in perfect condition (according to two other companies). I just had a water leak that needed to be fixed and cleaned up after... nothing more. Rather than their near $15,000, I spent $300, and my crawlspace is restored to perfectly dry and functional!! read more

I hope Johns has fixed its receptionist issues. I am here to let all know if your problem is urgent enough you would call more than once and wait. My basement leaked daily in my basement 800 squ ft to be exact. They did the estimate and the work cheaper than the competition. We were able to put up walls and even regular carpet and pad because they're system works so well. I LOVE johns and what they do!!!! Notice all negative reviews are about receptionist issues. A simple fix considering you are calling about a costly complicated issue. The system works and has been working for me for over 6 years not a drop of water on the ground. Even with a seasonal stream pointed around and at my house my basement is 100% bone dry! They are the experts and the techs and guys who do the work know what they are doing. This summer I had noticed some carpenter ants on our back patio and some inside the house. I ordered a home inspection and the results showed no infestations or damage, thankfully. But they inspection called for a new vapor barrier and to clean out the old debris. I had about 5 companies provide bids and reports on what they thought was needed to cleanup and repair the current situation. John's Water proofing had not only the most competitive bid but also had the most straight forward explain of what needed to be done and what to expect. Their technicians were on time, very professional and efficient.In fact I gave them a small tip for fixing a heater vent and pipe another company had dislodged. Excellent results! I wish I could rate 5 stars. The repairmen who actually came to my house were great! Delphino and his crew were amazing and nice. They answered questions and problem-solved at a professional level and were very friendly and respectful. The results were fantastic! We needed a follow-up for the repairs and the team did a great job in being flexible and returned to my house while returning from a close-by project. The follow-up was just as efficient and effective as the previous visit. Very Satisfied and happy with the results. They define you know what they are doing and the materials are excellent for the cost. They had everything they needed before they came to my house and knocked out a big project in one day. My problem is with this company's administration, sales, and scheduling teams. Specifically, Bob and Kayla. Bob was pushy and condescending. He came to my house initially to size up what needed to be done and the scope of what we were wanting vs what they can do logistically. He was a used car salesman in his past life, had to be. Scare tactics and the whole "I'll hook you because you're nice people charade.." Please request someone else, if you plan on having work done. Kayla was equally frustrating to work with. She was very unorganized and unprofessional. Hopefully it's a lack of experience, but her report was terrible. She would just schedule big things without follow up calls and ignored countless attempts to reach her through various methods, email, voicemail, etc. (seemingly a common complaint and very frustrating) Overall, I am satisfied with results but would caution you to buckle in for the roller coaster of dealing with the logistics of scheduling projects and payments.. was not easy to setup and plan for by any means. read more

We choose John's Waterproofing for 3 reasons. 1- We always do our best to support local businesses 2- The 40+ yrs they've been in business and numerous awards 3- Most important, when we asked around so many people said, "I wouldn't hire anyone else" And we are so glad we did! They were professional, stuck to proposal price, did the job in half the time we expected, crews were polite and took great care of our home. Had a very similar situation to another reviewer. We had a project and Robin - a head guy came out to bid on it. We got a bid with many high end options but we had other projects and expenses and after some time it became apparent that spending that much money on a crawlspace wasn't going to happen. So I called back to see if we could talk about less expensive options. The woman who answered the phone did not want to let me to talk to anyone but insisted on sending someone out, even though they had measurements and details of the space in the prior quote. I just wanted to see what other options there might be. I had to tell her that I am not going to have someone out at this point and if I can't talk to someone I'm going to have to call a competitor. So finally she put me through to Robin's voice mail. He never returned my call. May 2016 update. Never did hear from Robin or anyone else at John's. Hired another company, got the work done and happily moved on with my life. read more

No idea how well they are at contracting, but their drivers need a lesson on driving skills and to keep their eyes on the road rather than the girl they are trying to flirt with driving beside them. Very inappropriate behavior while going 70mph down the freeway and left very uncomfortable as he kept speed with me to wave and make flirtatious gestures towards me. If this is the same John's that operates out of Silverton (but services NW Portland too) you can't go wrong using this operation. I (even) had some snafus; some solutions to a basement leak we tried didn't work, I got caught in the crossfire of an employee who quit -- BUT they never gave up on me or my leaky problem. John's did not charge me for work that was not successful (they put it toward the job that finally did the trick) and the office people were always kind even though I called and called and called. This is a group that is very experienced and does not quit on a customer. They always do a solid job with their work. Leaks are tricky things in old houses. John's knows their stuff and if an initial try is not successful they hang in there until it is solved. Their prices were reasonable and everyone I dealt with was patient (even when I was not) and persisted. When I had a few "issues" with work or employees they responded positively and quickly. This review is honest and includes problems as well as successes. I would work with John 's again and can easily recommend them without reserve. read more

So the gentleman who came to our house was awesome!!! Won't call him by name as a courtesy though I probably should. He showed us how we could do some of the fixes ourselves and then promised to price out the stuff that we couldn't. Never happened and it is bewildering and really disappointing as he was so friendly and took time to explain things so throughly. I called 3 times and spoke with the company once and the gentleman twice (DIRECTLY) confirmed my email etc.... Nothing. If it weren't for others having the same issue I would maybe have tried a fourth time but instead we went ahead and got a bid from Terra Firma. If you have precious time to waste, try to go with Johns waterproofing but we don't and I really can't figure out how companies like this stay in business!!! read more

So, full disclosure: we didn't actually hire John's to do work. We had them out to look at a basement leak we were experiencing to get an assessment and an estimate. The technician came out and looked downstairs and outside, pointed out a few important things that I hadn't noticed, and then made a suggestion as to what we should do to start figuring out the problem. Ultimately the repair work wasn't of the sort John's does. He was one of four we had come out to look and he pointed out things no one else thought of and he was right on the money in the end. I just think it should be mentioned when a company doesn't just take your money when it's not the right solution and his suggestions were super helpful to sorting out the issue. read more

We encountered a serious water problem in our daylight basement that a new sump system wasn't fixing. We asked John's Waterproofing to look at it, and they recommended their drainage system to fix what was thought to be a "cold joint" problem; water seepage between the foundation and the wall. We agreed; they began the work and quickly they discovered that wasn't it at all; the water was coming down the inside wall from outside. They quickly stopped tearing out drywall, and we weren't charged anything. We did contract with them to move an existing sump pump system and install a more substantial moisture barrier in the crawlspace, a job they did well. All of the workers were very courteous and industrious, and we feel we got our money's worth for the work they did. I'd hire them again, definitely. read more

I wanted to rate this company 0 stars but there wasn't an option to do that. The salesman at John's Waterproofing company said that by removing the insulation and encapsulating the crawlspace, this would prevent mold from ever entering my new house, so I hired them, but they actually ended up dispersing mold into my entire house. The day before I moved to my new house, their crew disconnected my hvac ducts while the hvac was on, while they were tearing out the old insulation. The molds released from the moldy insulation were sucked into the hvac and spread all over my new house. A home that had a negative mold score one week before, now tested to have an extremely high level of toxic mold. I had to get over $25,000 of mold remediation cleaning done and start very expensive mold detox medical treatment. During that 2 months, the new owner of John's waterproofing dismissed what I was going through, denied what happened, and refused to pay for more than 21% of my remediation and medical bills. It was truly a nightmare. They insisted that I sign a paper releasing them from any liability or they wouldn't give me the 21%. I am still very ill and my new home will never be as mold free as it was before I hired John's Waterproofing Company. read more

Unfortunately I was taken to the cleaners before I realized that all I needed was a french drain at the upslope of my foundation, replacing some rotting posts and replacement of the vapor barrier. They did an encapsulation but did not stop the water from actually entering under the foundation! I'm going to have to hire another company to do that. When I pointed it out, they acted like it was normal to have a creek running through the basement. Also instead of using the existing low point drain at the downslope, they talked me into a sump pump. Too bad I didn't realize that you don't need to pump water downslope, it will just flow naturally. But wait, there's more. They actually didn't complete the encapsulation! They said it wasn't possible to fit a piece of plywood between the rafters to completely enclose the space from a joining room. Luckily they left behind a large piece of plywood which I then cut to exact size and fit through the rafters sideways to nail into place. They also did not install the sealed entry door properly and when I pointed it out, they dropped off the hardware for me to do it myself. On top of it, they failed to show up as scheduled twice, showed up without notice once and showed up with 1 hour notice to do a part of the project that required us to be out of the house for 5 hours. It was a frustrating stressful experience. I finally just paid them and am completing the work myself. I regret my decision to hire them for this job. read more

Here is why I give a well-rated company a low mark: My issue with John's is inconsistency of messaging and follow up to work. In particular, field staff, with us, have not been in sync with company mission line, and have been inconsistent between techs in cost estimates for work to be done. Our issue at present is a guarantee of dry basement at our house; in fact we continue to have ground seepage with lots of moisture and mold issues after extensive and expensive work done by John's. The evidence of the presence of standing water is obvious, but techs on site came across as defensive about the company's work, less than sympathetic, and blind to the obvious. It seems to me the company on-site staff are reluctant to admit a potential expensive fail by the company; they need now to wait until winter to actually see water on the floor, which I am sure they will. Now we will have another damp winter and a basement that is definitely not dry; and I am very unhappy about this. We'll keep at it with John's through the winter and trust that, eventually, the company will make it right. However be alerted that not every employee will take your side. If you employ John's, my advice is make certain any guarantees made beforehand are very specific and in writing. In our case, it would have been good to be clear about what "lifetime guarantee" and "dry" mean, as I have discovered, with the latter, there may be several meanings, some related to simple humidity, others related to standing water. So make sure you are on the same page from the get go, as incongruity throughout levels of staff and management and, I expect, assumptions about meanings of terms, have led to frustration in our case. read more

If you have to have crawlspace work done, do not use John's Waterproofing. I've been waiting 3 months for my project to be completed. They cancelled their visit this morning due to a mixup in scheduling. We were supposed to be out for 24 hours, and if I made reservations at a hotel, I would have been out of luck since they didn't cancel until today. They scheduled today's appointment 2 weeks ago. Avoid John's Waterproofing at all costs. Go with another company instead. Looking over the contract, they never specified when the potential for the crawlspace was to be completed. Also, I noticed that the spray foam insulation was clearly supposed to be done by WSDW, according to the contract. They apparently don't look at those details when scheduling someone to come out to do the work. I will be reporting them to the BBB, and looking at getting some compensation through the small claims court for how we were treated and extra expenses we had through the process. read more

Avoid them. The quality of work is good and they have a good reputation, however they offer a "cookie cutter" solution. They are not afraid to oversell you. They installed very expensive steel i-beams that were not needed. Also they were very pushy about being paid immediately before I had a chance to review the work. When I asked about payment options that were advertised on their website the on-site rep demanded immediate payment. As I was looking over the work as they were leaving, the hairline crack they were there to fix was still there. I was told to go to Home Depot and buy some caulking and fix it myself. It wasn't until they were done that I realized what horrible service they offer. When I shared my experience with the office, they didn't respond for at least a month. There has been no follow up. Pretty sad operation. Having said that, the crew did as directed by their supervisors. read more

We regularly had water in the basement despite having two sump pumps. After installing John's Waterproofing system, we have had NO water during this rainy winter (2016/17). We are thrilled with the result and have put down rugs without worrying about water damage to them. We found the explanation of the system by the representative both thorough and persuasive. They installed gutter system in just one day and the brand-new sometime. It all looked very nice and professional and it kept the water out too! Everything was very very clean as well. My partner's love for horses has kept us in a "vintage" Victorian farmhouse in the country with a vintage leaky basement for 22 years, which has resisted every effort at getting dry and keeping dry. We had an elaborate French ditch system installed by a well-regarded landscaper that worked well, except when it rained really hard, for prolonged periods, at least twice every season. Then we tried bentonite injection by a company out of Washington. Expensive, and ineffective, plus it expanded a small crack which became a major source of water coming in that they have tried to seal 5 times until giving up and giving us a partial refund. After almost $20,000 I was ready to fill it in with cement, but my neighbor suggested John's. Three record rainfall seasons almost under my belt and the basement is still dry. Just added a dehumidifier too on my recent annual service and that has made a world of difference to the whole house. I have a lot of time and money into classic pinball and arcade games, and now have the confidence of moving them downstairs, much to the delight of my significant other. Their sump system has an alarm on it which we have hooked up to our alarm company's system that can tell us any time there are water issues. It's gone off once when the hot water hose to the washer burst and was spraying out the back of the machine. That bonus saved me a ton of grief and a saved a lot of blood sweat and tears($$$$$)in my collection. read more
