We've been in our house for about a year and a half now since Mr Bray did the inspection. In the first few weeks we found a bathroom leak (that should have been obvious to an inspector) that led to black mold in our walls. We had mold remediation come out and they said it was obvious this was an old leak and had been going on for some time. So, definitely missed by inspector. We needed a full gut and remodel in BOTH bathrooms. We're getting a lot of rain this week and a previous roof leak that Mr Bray certified was fixed by the previous owners is not in fact fixed and there is a second leak close by. In addition to the roof leaks, my husband found HUNDREDS of small staple holes all throughout this section. read more

This guy cost me over $7k in repairs that he didn't identify. He's lazy. Plumbing issues, electrical issues, appliance issues. He didn't check plumbing fixtures, plumbing drainage, doors and window locks, electrical outlets, garbage disposal, overhead chandeliers! Sprinklers don't work outside in the front... it goes on and on! The worst. Lazy and irresponsible. He was supposed to show up to see if it was anything he could fix.... never did. Not even a text. I called him numerous times and eventually he refunded a partial amount of the actual inspection. That was pennies compared to what he cost me. Never use him!!! read more

Recommended by my realtor. Poor communicator; called in a plumber for a sewer line inspection that cost me an additional $225 without my approval. Bray's report is not even professional looking. I'm sure there are items he did not cover that I will discover. The plumbing service report was hand written. The seller's agent was not impressed either. My realtor said the cost would be written off. Emailed Bray and he just said the $625 total for reports is due at time of service. He's a big talker, poor communicator. Also does not follow COVID19 guidance - explaining a sewer problem inside the house neither the plumber nor Bray wearing a mask. I made sure to keep back. Definitely not worth what I paid. read more

I thought when I met Jonathan Bray and made the decision to do some of his plumbing work, that he was an honorable man. Apparently I was wrong. HE RIPPED ME OFF FOR $295.00!! I've called and texted him several times and he ignores them. Polite and prompt, but... Missed that the gas stove was leaking. His Excuse: no one else smelled it either & the seller should have disclosed. It should be easy for me to hire someone to fix it. Missed that several air vents do not blow. His Response: Thought the agent had an HVAC guy doing a report too. And these old houses sometimes get their ducts rerouted. Missed that a light switch gets hot to the touch. His Response: He does not leave lights on long during an inspection. Probably not a hazard. I should get my electrician to look at it. Didn't mention rats living in crawl space. His Response: They only identify wood destroying organisms. Missed that the upstairs bathtub required a very strong man to turn it on. Never mentioned how few windows actually open. Left it for me to infer that the house had absolutely no grounded outlets. Let's see what else I uncover in the weeks ahead. His report covered only what he had to cover legally, but no more. Even his verbal, non-written comments during inspection failed to suggest the scope of repairs this place was going to require. This is the fifth house I've bought, and the most inadequate inspection report. (and three of the other houses were older) read more

I am extremely disappointed in the service this man provided. I chose him because my realtor recommended him but It was the biggest mistake. He took advantage of me as a first time home buyer and failed to inspect areas of my home. First off....he told me there was no entrance to the crawl space in my home which was a flat out lie. My crawl space was in one of my closets, only thing was he didnt fit. It would have been totally fine if he had told me be didnt fit and to hire someone else to do the job but instead he lied! Didnt even bother looking through the vents on the floor. If he would have done that he would have noticed there is a huge plumbing issue under my house!!!! I would have not closed on the house if I would have known about it!!!! Second he didnt check my sprinklers, didnt tell me his inspection didnt cover that either. His excuse was that's an additional cost and he didnt want to sound like he was upselling!!!! Are you fuckin kidding me????? Well guess what on top of the huge plumbing issue I got going under the house which I just discovered this past weekend on the first week here i had to fork out over 2k to have the sprinkler system re done, pull out a palm tree that had grown into my sewer line, remove a huge tree trunk that was causing the sprinkler issue as well AND Remove a 3rd small tree that would have been a future issue!!!! I HAVE ONLY BEEN LIVING IN MY HOUSE FOR A MONTH AND ITS BEEN ISSUE AFTER ISSUE WITH PLUMBING THANKS TO HIM!!!! Avoid yourself the head ache and unnecessary stress and go with someone that will go the extra mile for you and home!!! Oh to top it off he doesn't answer emails.....oh and before I forget let me mention the back yard has zero water supply which is ANOTHER ISSUE!!!! I learned my lesson and on my next home purchase I will make sure I analyze and check every single thing I can and not rely solely on the inspector, possibly get a second inspector if it means avoiding head aches like these!!! read more

O.K. so i have been in my house 1 month now and have found a few more things you didn't find. Along with the light switch you didn't find and said you would send out an electrician to fix after I called you on it and he never showed up either,our shower in the master is very hard to turn on, when you turn the handle it squeaks and grinds, the stopper in 1 of the sinks in the master does not work and the arm to operate it is bent. 2 of the sprinkler lines have no ends on them and the water is just shooting out. Several door handles are loose, none of the motion sensor switches in any of the rooms work, I had an electrician look at these when he was out here fixing other things you MISSED but it was to expensive to have them all replaced, this is something that should have been found by you and the seller should have fixed. I was 300 miles away and relied on you to do what I paid for but I guess I was wrong. But you did send me a bill and I had to ask for a copy of the report which you only found 2 things wrong, a loose toilet and a musing carbon detector. read more
