If…read moreher landlord clients don't like the fact they are now subject to rent control - because they have to follow the law like everyone else - she will work with their attorneys to try fudge accounts. The last straw that made me post this review was DURING THE CORONAVIRUS PANDEMIC having a bogus non-payment notice served on me for a bill she never presented & while I have a ZERO account balance. Avoid if you don't want to get sued by your tenants would be my advice!

Karen decided she didn't like me and my girlfriend from the beginning, actually accusing me of tracking mud on the floors when we walked through to see the place for the first time, even though the mud prints were very clearly in the shape of a dog's paw. She begrudgingly rented to us after a few weeks because the house obviously wasn't going for what they were asking (a lot compared to my current place), after a multitude of unreturned calls and delays. She called every reference we listed and asked them very personal questions, like if we drink alcohol, and what we do for fun, which last I checked is none of her business. She assumed me to be a pot grower from day one, and even made little sideways comments as I signed the lease that she wasn't sure why I wanted to rent there, as there was little sunlight that reached the property. She promised to furnish the house with a washer and dryer that never materialized even though it was in our lease, forcing me to go to the laundromat for a year (after talking up what a VIP property it was), insisted on performing a walk through three months after I moved in that I'm pretty sure other tenants are not subjected to, harassed me repeatedly for my hypersensitive neighbors complaining about my dog barking even though Animal Control determined he was not a problem, and refused to renew my lease unless I let her inspect my garage for an illegal grow first. She allowed our neighbors to harass us, trespass on our property, and retaliate at their will with no repercussions whatsoever. She even tried to blame me for my house being vandalized and almost broken into by one of the local meth heads, even though we had a police report to document it. I've never been so insulted as a tenant in my life. I'm not a grower or a criminal, and I will not be assumed as a criminal for no good reason, and that's what I was treated like for a year. I refused her ultimatum and moved right up the road to a house with a landlord that isn't constantly intruding in my life, and even better, no nosy property manager. My favorite part was when I was moving out and she showed up for the walk through, remarked how spotlessly clean we had gotten the place, then tried to hit me for $200 in cleaning fees two days later, claiming her cleaning lady was there for eight hours...cleaning up my spotless house. Right. Then she threw a fit when I asked for half of my money back, which I felt was a compromise. It really felt like she just did what she could do to be a thorn in my side for the entire year. In summary, this woman was nothing but rude, hostile, did not deliver on many promises, and was extremely intrusive to us as tenants. She at best acted like she tolerated us. I do not recommend her services whatsoever. She made us feel like nothing but a burden even though I was on time with my rent every month and left the house in pristine condition. I've only waited this long to write this so she can't retaliate and badmouth me to future landlords. She's that vindictive. Stay away if you're under 60 and enjoy your privacy and no stress.

    This company RULES…read more I worked with Devon and Craig on helping me secure one of their units quite last minute. They were so clear, communicative, helpful, and swift. They took my call, answered all my questions and provided me with all the information I needed. The process was so easy, I really don't know how it could've gone any better. Not only were they very good at their jobs, they were personable people. I didn't feel like I was working with robots. And when we made it all official, Devon sent the nicest message, only furthering my satisfaction and making me feel warmly welcomed into my new community. Thank you, Devon and Craig! I reached out to them minutes after they listed a rental on Chief Kelly Drive, and followed their application policies. Showing agent Leslie Robbins called me the following morning to let me know I was first in line and would have the first opportunity to see the rental and apply. She also stated that Sunday would be the first opportunity to see it. When I arrived for the appointment on Sunday, Leslie informed me that someone else had already submitted an application. I questioned her multiple times about how it was possible that someone else had already applied when she told me I was first in line and she responded that they just got a new application system and that somehow someone was able to submit an application and they can only process one application at a time, so if that person is approved then the rental is theirs. I called the office and spoke with owner Craig Adachi. I explained the situation and he said he would speak with Leslie to get her take on the situation. He called me back two days later after I'd left another voicemail message. He said Leslie told him that I was second in line and that she showed the property to this other individual on Friday because they were first in line. I again explained to Craig that Leslie told me I was first in line for this property and he said that it was my word against hers and that he believes her. I suppose it is her word against mine. Leslie lied to me and lied to the company's owner. She cheated the system (I'm sure for a friend). How can anyone trust a company like this? I can almost guarantee that I am a more qualified renter than this other individual, so their client (the homeowner) also loses out. What a terrible way to do business. I'm disheartened by the way this was handled, and a bit disappointed in humanity.

    ACM Property Management did not take care of our property!…read more Mary, our ACM Property Manager, is nice, however, in our opinion lacks the ability to notice the obvious, let alone the details required to care for a property. We live in Souther California and depended on ACM Property Management to care for our property. ACM came highly recommended.  They seem to work for the tenant, NOT THE PROPERTY OWNERS. We are very disappointed in their services! Examples of ACM complacency: They hired a painter.  One would think a professional.  It is apparent, they did not hire a professional and did not inspect the work very well when it was completed. Although we were sent pictures they were overview pictures and did not include details that anyone who was actually inspecting would have noticed. The painter that was contracted by ACM: 1.  Left paint on the floors, cabinets, and windows. 2. Paint is in the window tracks 3. The doors that were removed, on our Murphy bed cabinet, we're not replaced (since the tenants state they were that way when they moved in, we must assume the painter did it and failed to re hang the doors.  (Either way this was missed by Mary) at paint inspection and move out. 4. No caulk was applied to the baseboards to give a finished look and yet these details were completely overlooked by Mary at ACM property Management.  5. No basic paint clean-up Secondly, ACM did not inspect the property.  We lost 15 trees on our property due to lack of water or some other form of neglect or disease.  The tree issue was never reported to us by Mary or the tenants, the trees began to die and we recieved notice from our HOA of an impending fine that trees needed to be removed.  The front of the property show a lack of care. The sprinklers were turned off and all the hose bibs needed p liars to turn them, it is obvious they had not been used in quite some time. We would have gladly hired a landscape company had we not been assured that the yard would be maintained or if it had been properly reported. Thirdly, there was damage done by a dog to our Murphy Bed, animal scratches on the door frames.  Carpet frayed as if an animal scratched to get in or out. The latice  screening around our AC unit was damaged,  we paid to have it repaired by someone ACM recommended,  although the repair is fine, the old lattice was put under our house and not removed from the property nor disposed of leaving a potential fire hazard under our home. We discovered 4 months prior to our ending our relationship with ACM,  that a deer had damaged some lattice skirting under the deck. Not only was this not reported by the tenants or Mary (we are unsure of how long it was damaged). I contacted Mary asking it be repaired and yet not only was it not repaired I never received any estimates on cost to repair it. We discovered and repaired it ourselves. Upon the tenants vacating our home, Mary made excuses for them and did not address the issues.  The house is filthy.  The hardwood floors are ruined.  Someone has used a Comet solution to attempt to clean the filth.  The dryed reside covers the floors, including the hardwood and maple cabinets.  When all these issues were brought to Mary's attention, she absolved herself.   In fact she made excuses for all the things that I have mentioned.  Indicating no fault on her part or the tenants. My recommendation, if you are looking for property manager, who will be your advocate as an owner, not one for the tenants, DO NOT ACM! If I could give them less than 1 star I would, save yourself the hassles that you will encounter.

    I just can't let it go. Mary is a terrible property manager. I would never have rented from her,…read morebut I was a fire refugee from Paradise Ca. Her ad stated newly painted throughout, I don't know what newly painted means but there is dirt, stains and who ever painted over nail holes does not know the difference between flat and semi-gloss paint. The windows were so dirty, I have washed some of them twice and still not done. The front window has concrete on it from when the new driveway was poured. I have been living here for six weeks and had to replace dishwasher, oven and garage door opener, dishwasher I installed still wait for oven. All should have been installed before I moved in. The yard was never cleaned, I'm still raking Fall leaves. I guess property management does not mean manage property.
