My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. She really does seem to care for her clients and making sure they are happy. I would 100% work with Liz again!

We first connected with Ramon in 2025 when we were considering selling our home. After several conversations, we realized we were not yet financially ready to move forward. Even though Ramon had already invested time and effort into helping us evaluate our options, he never made us feel pressured or guilty about our decision. He remained supportive and checked in periodically throughout the year without ever being pushy. A year later, when we were finally ready to sell, choosing Ramon and his team was an easy decision. From start to finish, the entire team was incredibly communicative and professional. They created a group chat with my husband and me, which made it easy to stay informed, ask questions, and receive updates throughout the process. (This situation was entirely unrelated to Ramon or his team and was simply the result of not having paid down enough of our mortgage) Ramon was generous enough to voluntarily reduce his commission, which helped us walk away from the sale with money in our pockets. That act alone speaks volumes about his character, integrity, and commitment to his clients. Ramon genuinely cares about the people he represents and consistently puts their best interests first. Despite a slower condo market in our area, he successfully got our property sold and guided us through every challenge with professionalism and compassion. I don't impress easily, but I was highly impressed with Lily and her team throughout the process. From the time we first met them, Lily and Lauren worked very hard, at all hours of the day and night, even over a holiday weekend, to do everything possible to sell our house as quickly as possible and for the highest sale price possible. All of their suggestions turned out to be spot-on. They were very helpful in getting a few small issues resolved, so the house would present better. They greatly exceeded our expectations - we had some 25 offers within the first few days. Most of those were over our asking price (which was the same as Zillow's estimated price). We would have been content with that, or even the Zillow price, but Lily and Lauren kept working hard and got us even higher counter-offers. The house was sold within a week, and for 17% over asking price. Lily and Lauren were totally professional and incredibly hard-working throughout the process. Based on my research, Lily and her team stood out as one of the top teams in Orange County, and that was exactly how they performed. What stood out immediately was that Lily's recommended listing price and overall approach were fully aligned with my own analysis. That gave me a high level of confidence from the start. I come from an engineering and project management background and regularly manage multi million dollar projects in my professional work, so I pay close attention to how people plan, communicate, and execute. Lily and Lanh performed strongly in all three areas. I also appreciated that Lily personally took the time to meet with me alongside Lanh and walked through the entire process clearly and directly. Given her level of experience and the volume of higher value transactions she handles, I did not expect that level of direct involvement, especially for a deal of this size. They also navigated the final negotiation very well and were able to secure a better outcome than expected without overpromising along the way. That speaks to both experience and discipline. This was my first time selling a home, although I have purchased multiple properties in the past. Even with that experience, they made the entire selling process feel smooth, well managed, and straightforward from start to finish. I have experience with multiple investments and properties, and I only work with top tier professionals. I can confidently say Lily and Lanh are among the best in Orange County right now.
