All of the 5 star reviews are friends and family of the staff. They're fake. Do not move here, it is the worst living experience you will have. I rented here with my husband for 3 years (2021-2024), during this time we had experienced numerous amount of terrible living conditions: 1. Infestation of roaches- they are everywhere in and outside of your unit and it does not matter if you're on the first, second or third floor. 2. A predatory towing company that will tow your car even if your tags are up-to-date. Additionally, you'll have to pay $300 to get your car out of the lot. Junction partners and profits off of this, and when you ask them to do something about it they say "their hands are tied". 3. Nasty, rude, unhelpful staff especially Angela Perez who speaks to you condescendingly like you're a child. 4. When you complain about loud noisy neighbors during their mandatory quiet hours that they claim to have the office does nothing. They ask you to provide proof of the noise my recording and emailing videos of such occurrences. You'll do it and they won't do anything about it except advise you to call the courtesy officer or the police who also do nothing. The police states that the apartment complex has to do something which they do not do. You will loose sleep over this and they don't care my young children waking up and can't sleep because of such noise and they simply don't care. 5. You've finally decided you're fed up with living here and you inquire about breaking your lease to only find out they will charge you double what it would be to stay out your lease. 6. Each and every year they increase your rent by $500-$600 and claim they are staying current with the market. 7. The whole complex has dog poop and pee everywhere and the office is too lazy to do anything about it. All they do is send reminders that the poop must be picked up but that is not done and they fail to do anything about it. 8. Hidden fees- A bunch of hidden fees they tack on a crazy amount of made up fees on to your rent. It is robbery they will try to nickel and dime you for every penny you have. Example: The valet trash that you pay for does not pick up your trash and it is left out and your penalized for this by a $25 fee for your trash being left out because they failed to pick it up. STAY AWAY FROM HERE. DO NOT RENT HERE IT IS TERRIBLE LIVING CONDITIONS IT IS ROBBERY OF YOU MONEY. LISTEN TO THE REAL 1 STAR REVIEWS. Shortened review due to character limit. 1. The people who worked at the office. They are nice...when you first show interest in moving here, after that they don't care. They only cared about their social media presence and not about any issue you come to them with...even when your complaint is about someone harassing you on their property. One instance that spoke volumes about the character of the people working at the front desk was when the head office associate allowed her friends (who didn't even live in the complex) to play extremely loud and inappropriate music at the pool, despite two of their policies being 1) you were allowed to bring up to two guests to the pool each day, and 2) music should be played low so as to not disturb other pool-goers or those who live on the perimeter of the pool. I distinctly remember her coming out to the pool to talk to her friends saying: "Oh yeah, a tenant in their apartment called the front desk and complained, but who cares?" It's upsetting to know that the front desk doesn't think that rules apply to their friends. 2. Trash. The complex charges you for both trash and valet trash even when the Valet Trash people regularly neglect picking up despite our bin being outside the door where it's supposed to be. On top of that, the hallways smelled atrocious much of the time because the Valet Trash people dragged the bags down the hallway leaving behind so much trash and food waste that drew bugs and rodents all the time. 3. Elevators (accessibility). Building 1 DOES NOT have an elevator, despite the website's false information that you can "enjoy elevator access in each building that will bring you to your apartment." Technically advertising that there is "elevator access in each building" when that is not true goes against ADA policy for Accessible and Usable Buildings and Facilities. If you plan to move here, make sure you don't get Building 1 if you want to be on any floor other than the first floor, especially if you are unable to use the stairs. 4. Grills and the firepit. The pool area has a really nice fire pit and a few grills for anyone to use...when the pool is open. The pool is open only in the summer for a limited number of hours. Who uses a firepit in the middle of the day in the heat of July in North Carolina?!?! It's so unfortunate that the fire pit can't be used in the prime season for fire pits (fall and winter), because the pool area closes by mid-September when temperatures are still in the 80s even at night. You also can't use the grills any time after the pool closes and only in the summer because you don't have access to them after the summer ends. 5. Business center. Printers never had ink or paper. If you're going to live here, just buy a printer for your apartment. It's such a waste of time going to the business center with the need to print something only to find out that there is no paper, no ink, or the computers are being treated like a personal office by a creepy tenant that runs his business out of the communal business center. 6. Dog Park. There is poop everywhere, no one picks up after their dog. 7. Move out. If you live here, BEWARE!! They will charge you for things they were going to replace anyway. They scam you even if you have pictures and do a walkthrough! We constantly told people that if you take away everything I mentioned above in this review, we would recommend this place to others in a heartbeat because the apartment space is great and the maintenance guys are wonderful. There was a lot that we were able to overlook when we lived there because we got a lot of space for less money. But now, I wouldn't recommend living here. The price is much higher than it was when we lived here, and I wouldn't pay that amount to not have the website's promised amenities and to deal with a staff that doesn't care about the safety or satisfaction of their tenants. We have had a great experience here. The dog park smells like urine all the time because of the AstroTurf, but that's ok haha. Rent is high here, but it's high everywhere in Raleigh. Grey star is not the best property company, we know this. I think these apartments are nice. I live in first floor and get lots of compliments on my unit from guests. Built around 2012-2015? There is a lot of dog poop near some apartments, I won't go into detail about the type of resident who is not cleaning up after their dogs... but unfortunately I see a pattern. Club house is nice, but reeked of weed when we went in due to the people there. Child running rampant around club house/bar area while adults were playing poker and listening to loud rap music. We didn't stay long after seeing all that. I'm hoping this area isn't going downhill like brier creek did. Overall, decent property. No walking trails are close, not ideal residence for pet owners who are active with their dogs. (Again, bark park is small and smelly). They have a dog poop problem here, as other reviewers have written. I advise they hire a company to start implementing DNA testing for dog poop. Plenty of other apartments do it, and they don't have dog poop problems. Obviously, the leasing agents sending us gentle reminders each week to dispose of waste isn't going to motivate lazy owners to clean up after their pet. Leasing staff are friendly, maintenance is decent and prompt with repairs. Love that they have an Amazon hub. No packages have ever been stolen of mine. Cant wait till pool opens! read more

You will be nickel and dimed for valet trash. You will be nickel and dimed when your trash is out past 9am, even when valet trash fails to pick it up the night before. You will see so many roaches, inside and outside of the unit. You might even have a roach crawl across your leg in bed on a Saturday morning (yes, that happened). You will be exposed to a dog poop epidemic that the community and the office can't be bothered to deal with. You will be harassed by a predatory towing company that is paid to do so. Your neighbors will be prone to frequent domestic disputes and police visits. If you're lucky your neighbors the community over, being the upstanding citizens that they are, might even break into your car. Your dog park will be disgusting and rarely cleaned. You will be subject to a management office that does not care for you beyond your signature and has zero capacity to budge on their corporate policy whatsoever. And again, you will see so. Many. Roaches. You can also look forward to: - Old, low quality, loud appliances - Crumbling bathrooms - Extremely chlorinated water - Bathroom fans that are incredibly loud and on the same switch as the lights so they will always be on Do not live here. You have been warned. Furthermore, I would go so far as to say do not live anywhere that is managed by Greystar. Clearly its policies and management are either malicious or incompetent, and neither make for a good place to live. read more

The office staff are completely reliant on their "systems" and have no lee-way from corporate to use basic common sense or human decency. For example, I have been threatened with a $15 fee because a one-letter typo on my renters insurance policy (literally, Allstate typed "Lll" at the end of their name instead of "Llc"). At the same time, they refuse to give me a small ($3-5) courtesy credit for when the Valet Waste that I pay for neglected to take my trash one night. They advised next time I should leave the trash out & let them know so that they can call Valet Waste to come get it. But in the very same email chain, they say if I leave the trash out after 9AM, even if it's because Valet Waste failed to pick it up, they will charge me a fee. It's a no-win situation for the resident. This is all barely a week after their "system" emailed me a nasty-gram threatening to evict me for non-payment of rent, even though my account is on auto-pay, and they had drafted my account on the 1st. Do not recommend unless you are looking to get fee'd to death by an office staff who deflects all personal responsibility. EDIT: In response to the manager's comment below, the suggestion that a one-letter typo on the"Interested Party" name could cause my policy to be invalid is an untrue SCARE TACTIC. The policy is between myself and my insurance carrier, and the additional interested party has no impact on the validity of the policy. All it means is that if I make a change to the policy, the intersted party gets a letter letting them know. As long as the interested party's address is correct, which it was, they will receive said letter. I could put Jim Bob's Motorboats as an interested party, and all that would happen is that Jim Bob would be confused why he was getting a letter about some chick in Raleigh's insurance. read more

So, this review was written in January of 2017, but it seems somehow it got removed and added to a completely different apartment complex's profile. Anyway, here it is again for those who might make the same mistake that I did. Hopefully they have improved since then... The manager at the time was Josh. ------------------------------------------------------ Warning- This review is likely to make you think twice, but like me you may be considering an apartment with them and are unaware of the few problems that will really get under your skin. 1) Within 2-3 days of moving in, I noticed I had not just a few, but a LOT of fleas jumping up on my legs in the bedroom and biting me. I had a rash within the first week. Upon reporting that I had fleas in the carpet to the office, they said something to the effect of "oh these things happen, but we will treat your apartment." NOT TO NEW RESIDENTS! Once I escalated the complaint to the manager at the time she gave me a credit on my first monthly bill. 2) I quickly learned that when you submit service requests through Greystar, they are LIGHTNING quick. Unfortunately, service requests are either not really addressed or you are left some snarky comment. So after a while I gave up and only submitted service requests when it was a dire need. Example: Asked for burnt out light bulb to be replaced. Told that the fixture only has one, not two. I can see the black spot on both fixtures from where it burn out previously... Another example: Sink aerators were getting a bit clogged. Since I didn't know how to remove the kitchen sink aerator without breaking it, I asked the maintenance to remove and clean these. The response I got was that it was already clean. Now anyone who knows sink aerators knows what they look like when opened- the pink goo from Ghostbusters! GROSS. And they could not even take 10 minutes to open that up and clean it so I can have clean water? Highly disappointing. 3) When I moved out one year later, I was charged a "reverse dye carpet cleaning" fee for what they described as a darkening and stain of the carpet. There was no stain... When I asked why this was needed they dodged the issue. When I finally got a response they included a picture that looks like the carpet is vacuumed the opposite way. After asking them to waive the fee, I was told they could not and that I was responsible for it. NOTE: They already offered to shampoo the carpet for me after my flea incident within 2 days of moving in. Yet they feel I caused a stain and should pay for it. Other things to consider before moving in: Walls are extremely thin. You can here EVERYTHING, including casual sex in your neighbors bedroom. My neighbors on the other side were incredibly loud and the property received multiple complaints, but seemingly nothing was done. The actual buildings, appliances and grounds are fairly nice, but unfortunately the above issues keep it from being truly great. The sad part is: I am one of your good residents! I paid my bills on time. I didn't create problems for neighbors or damage property. Don't treat the good residents like this! I know you can do better. Please address these issues. read more

A nice place to live! My only complaints are along the lines of multi-family living, which is obviously unavoidable in an apartment community. If the members of the community could pick up after their pets, stop at stop signs/obey the speed limit, keep a respectable volume when walking the halls or spending time at the pool...then I'd have no complaints! read more

Moving to Raleigh and was super nervous but when I toured, the leasing agent gave me a lot of helpful tips. Move in process was easy. The apartments are very well kept up and the dog park is the nicest one I've seen. read more

Had a wonderful tour with one of the office staff. She was friendly and provided all the information I requested to assist with my decision. Moving to a new area can be a bit daunting, but this staff member put me completely at ease. Looking forward to moving in and seeing what all Raleigh has to offer! read more

The worst service I have ever encountered in an apartment building. We have excessively noisy neighbors - loud parties everynight and. The community is meant to be quiet from 9pm -9am but this is not enforced. You pay for a courtesy officer in this 'luxury' apartment but the courtesy officer does nothing and almost never answers your calls. You are left on your own to deal with aggresive noisy neighbours! Unacceptable. This place is awful. Do Not Move here! read more
