It's clear that Carolina Square has made vast improvements in the availability of and access to both leasing office staff and maintenance/utility services over the past few years of my various different leases, but there are still many to be made. While I appreciate CSquare's efforts, I can't help but notice the other "luxury apartments" in the area with much more community engagement and events, access to staff after-hours, and coherent communication across all mediums. Therefore, it seems that all we have is a closer proximity to campus, which may not be enough to some potential residents. read more

Parents Beware. You will be tempted by the location and security of Carolina Square, but be aware it comes with a very high price tag. We paid it for 2 years. We wanted out daughter close to campus and in a secure building. But we were nickeled and dimed for everything. And we she moved out it was even worse. They make it clear, this is not student housing. But they rent to students. Whoever's name is on the main lease is the responsible party for charges. Just make sure you know who you children are living with. It's a mess. And management will not help you at all. There are much better run apartment complexes in Chapel Hill. I've heavily enjoyed my time at Carolina Square. I lived here for two years with my best friend, the staff was always super helpful and kind- we enjoyed the community events! My only complaint would be the noise level at certain points in the semester/loud neighbors, and sometimes cockroaches but bugs come with living in the south! read more

Carolina Square has a great location on Franklin Street in Chapel Hill near the UNC campus, restaurants / bars and Target. We were having plumbing issues in our apartment, so we filed a service request through Carolina Square's website. Within 15 minutes, a service manager named Jeremy Gunn came to fix the problem. This apartment building seems nice on the surface, but once we moved in we experienced a plethora of issues. It is extremely overpriced for what you get. It is usually over $1000/room without utilities, and $175/month for parking. Save your money and live somewhere else. The office staff can be rude and unaccommodating. They often take multiple days to respond to emails or phone calls. When walking through the lobby, I have overheard them gossiping negatively about tenants, which is very unprofessional. We are clients paying to live there, and should be treated with respect even if you personally don't like us for some reason. There is constantly trash in the hallways. Whether it is broken beer bottles, or full bags of trash that residents have to leave in the hall because the trash shoot is clogged, the building is rarely without litter. This is especially an issue on weekends when the valet trash service doesn't run. The elevators and stairways often smell like throw up and dog poop/pee. In addition, the elevators broke multiple times during my lease, and would take many days (sometimes over a week) to be fixed. Routine maintenance checks are often put off. On multiple occasions, our air conditioning unit filter was not replaced on time, causing the unit to freeze and break. We were then left without air conditioning for days. One of my friends in another Carolina Square apartment had issues with water leaking through the floorboards and windows when it rained. She said the office staff was difficult to work with to get these (very necessary) repairs done. They also have issues with false fire alarms. Once the fire alarm went off three times in 24 hours - all false alarms caused by problems in the building's construction. This implies that they cut corners to save money when building, and put the residents' safety at risk. In conclusion, while these apartments appear to be "nicer" than the average college student housing, the issues that they come with are not at all worth the price. Cheaply built and poorly staffed. Perfect location (near north campus, less than 5 min walk to Sitterson/Phillips Hall) and awesome hardware(all brand new amenities). However, the poor management is the biggest problem. 1. Yes, the staff seem to be nice like what other comments say. But from my experience, most of time they are not helpful and dishonest from time to time. For example, when signed the leasing, Ms. Gail guaranteed that our 3B3B apt can get 3 parking lots but later when they sent out parking stickers, there is only one space guaranteed. We were given a monthly based(not guaranteed) parking space but still charged with same amount of parking fee. It was simply because they suddenly remembered that​ they needed ​more parking space for retails. 2, Elevator: Never see an elevator with such poor quality. Broken so many times in just one semester. And I remember it was down for almost one week which was not a holiday week. 3, Noise. At first, the construction site was the noise maker. When we moved in mid-August, the little garden in front of building​ C hasn't been finished. The workers were really "hardworking" and started at about​ 7am in the morning. Then later the noise from your neighbours becomes a big problem. The building is totally made of wood and is pretty poor at sound insolation. You can almost hear what your roommate​ talking on phone but which is tolerable. What really intolerable​ was the crazy parties on Thursday and Friday nights. And the music and deep beats drove people crazy. Don't ask management to help, tried several​ times, no help. 4, When moved in, we simply felt like moving in a construction site. Expect for the apartment itself, nothing is ready for use. And guess what, Gail told me everything would be ready in Sep but when swimming pool opened it was almost winter. read more

My second day living at Carolina Square and I'm regretting my decision already. The price you pay to live here is not equivalent to the level of service. When we asked for batteries to a tv remote for one of the rec rooms we were told a maintenance request needed to be placed. We waited for maintenance to come. When they did not show, we followed up with the front office and were told that maintenance would "probably not get to it today". Other residents have informed us that it's impossible to change the channel on the TVs in any of the shared spaces and that the front office is "helpless". It seems like a very simple fix so I am very concerned for their handling of more complex issues. read more

Sam and the moving crew where WONDERFUL!!! I arrived a little after 8am on August 15th. I thought it was going to take me all day to unload the cargo van I rented. (My son is in grad school at UNC. His apartment wasn't ready for move in until after my sons classes started. He was in class all day). Within minutes the van was unloaded. The elevator wasn't working properly at the moment we were doing this. We carried the first load up 5 flights of stairs. We decided to try another elevator on the opposite side of the building. I wouldn't want my worst enemy to live here--most of the management is inconsiderate, dishonest, and shady. This is particularly disappointing because my roommate and I were so excited to live here when we first signed our lease. My roommate and I signed our lease for Carolina Square in mid-2017, with a move in date for July 31st. Both of us are students at UNC, and we both planned on studying abroad during the spring semester of 2018, so we were looking for places with leases that would accommodate us moving out at the end of first semester--sometime around December or January at the latest. Our lease term was 6 months, meaning it would end January 31st, which was perfect. Another appealing factor that was during the time that we signed, there was a special running where residents would receive the first month rent free. Because of the construction, our move-in date was pushed back to August 10th instead of July 31st. Additionally, the week when most students were moving in, the elevator was broken down several days in a row, which was extremely inconvenient. Also, in our apartment, the window in the living room was leaking from the rain when we moved in, which shows how well the buildings were constructed. I think they rushed the construction in an effort to get people to move in and make money, but they probably should have waited another semester before opening the units for residents. Also, we had repeated problems with our Internet dropping in and out throughout the semester, and Spectrum technicians came out to troubleshoot multiple times. We thought it was an issue with our provider, but finally one of the technicians told us that when the buildings were constructed, the internet setup in the utility rooms weren't wired correctly--essentially the way the floors were wired put too many apartment units on one line. Apparently Spectrum received numerous calls from residents living in Carolina Square because of the issue, but there wasn't anything they could do to resolve it until the wiring was fixed internally. This is obviously an inconvenience, but even more so in a complex of mostly college students who rely on Internet to complete assignments. When we were preparing to move out at the end of the semester, management wanted to charge us an additional $500 because apparently we hadn't given them 60 days notice of our move out. When we notified them, it was 55 days before our move out date, which was technically a violation of our lease, but management told us they had tried to contact us multiple times. Neither me nor my roommate had received any calls or mail from them. We each had one email sent to us that we didn't end up seeing until we searched for it, and there were no follow up emails. My mom even called the office to see if fee could be waived, but one of the employees told her that she had called me and left multiple voice messages (which was false because I have the Carolina Square office number saved in my phone and I've never received any messages from them). My roommate also said she never got a call from anyone. You would think that if the office wanted to get in contact with us, they'd try multiple methods of communication, but they did not. Sometimes they'll tape notices on all residents' doors in the event that there's news everyone needs to know, and they didn't even try that, which would seem like a sensible last resort since we have to look at our door multiple times a day to enter our apartment. One thing that was also absurd is that one of the reasons they gave us for the $500 fee is that we failed to notify them of our decision to renew our lease, but we specifically made clear upon our move-in that our lease was 6 months because neither of us would be in the country after first semester ended. During one of our visits about the issue, one of the sales managers, Gail, even said "oh yes I remember you all wanted a short lease because of study abroad." And remember the promotion about the first month being rent-free? That never happened. In addition, our lease end-date was pushed back to February 9th because we were forced to move in late due to the construction, so we already have to pay for a few weeks that we won't be in the apartment in addition to this late notice fee they're trying to impose. Even outside of the horrible management, the value of the apartments is not worth the rent at all. Nothing is included in the rent except water and sewage, so once cable, internet and power bills are added up, you'd pay almost $2,000 a month to live here for a 2-bedroom apartment, which sounds a lot more characteristic of a big city and not the college town of Chapel Hill. I would like to say that Gail was one of the nicest ladies I've ever met. Every time I went in the office to get a package or even if I was just passing through, she always asked how classes were and she had the best smile and cheerful disposition. I'm sorry that she has to work with such rude people. read more

I went to look at apartments here (i am a serious inquiry) and as soon as I stepped into the leasing office i felt unwelcome. The lady working there was very unpleasant to my sisters and me and kept interrupting us and not letting us speak as if she wanted us gone. I was planning on asking more questions about the facility but I held them back due to her hostility. She seemed very entitled when she was telling us that there were no one bedroom apartments left. I understand that there was no more one bedroom apartments to look at, but there was absolutely no reason for all the attitude we received. read more

Carolina Square is an amazing place to live! The apartments are beautiful -- from the marble counter tops to the built-in closets. I love how the team always makes sure to decorate for the holidays. It makes the complex feel just like home! Carolina Square also makes sure to host events for their residents. Some of the events include young professional night at Linda's, coffee during finals, surprise pizza parties, and more formal dinners at Carolina Brewery. These events make Carolina Square an ideal place for both college/graduate students and young professionals. The staff is also some of the best around -- they never disappoint! Apartment amenities are brand new, but the noise is unbearable. The apartment complex made its tenants sign an "Active Construction Addendum" that essentially states that tenants will have to deal with loud noises, vibrations, and bangs for an indefinite amount of time without any ability to complain or amend any aspect of the lease. The management intended to have apartments ready for students in the Fall of 2017 but miscalculated the construction schedule. Instead of delaying tenant move-ins, management decided to put the burden of their miscalculation on new tenants, who are now woken up at 6 A.M. every morning with the sounds of drills, hammers, and alarms. Quite frankly, I am surprised the township of Chapel Hill approved these apartments without construction being completed. Would not recommend until entire complex (both residential and commercial) is completed. read more

Not worth the money -- and unlike what some other reviews say -- the office is disrespectful, lazy, and love to nickel and dime you on everything. When I moved in, my apartment wasn't ready and it was a complete disaster. Also, the apartment bought the cheapest elevators on the market, so get used to taking the stairs! If you want a computer lab to print out notes, FORGET ABOUT IT! ... there is never any ink or paper. The apartment looks beautiful and is in a great location, but it not definitely not worth the money! If you can get into Shortbread and Lux, I'd 100% recommend it. While it may be a few extra steps... it is worth the saved money and not dealing with their front office. read more

The lease mentions giving notice 60 days before you move out from the apartment even if you are moving out on the given date. In my opinion this is an obscure rule and should require an adequate reminder to the tenants out of courtesy. The only reminder that was sent to my roommate and I was through the resident portal messages instead of directly to our email or mail. This is not a source checked daily by anyone I know and is used strictly for making payments by my roommate and I. When management was asked about this method of notification they claimed to have called us numerous times and left messages as well. However, neither my roommate or I ever received a missed call from Carolina Square. This was a straight up lie that was told to us. We are now stuck paying hundreds of extra dollars because we were not notified in a proper fashion. Yes, it is in the lease, but that's a lease that was read over months ago and every detail is not memorized. Out of decency, proper notification should be given and when neither roommate replies to the original notification, it should be taken as a sign that a different method should be taken like perhaps an old-fashioned piece of paper on the door. In addition to this, our move-in date got pushed out twice and the elevator in the building broke down multiple times. When we payed our application fees and agreed to live here it was under the knowledge that we would be able to move in mid-July and receive July's rent free. When we received our lease to sign, they had changed the move-in date to August 1st and a few months later changed it once again to August 10th with no rent free at any point. I would have never signed with them had I known any of this was going to happen and I will not be recommending Carolina Square to anyone. I can't wait to no longer have to deal with this place. read more
