Justin made my closing process a nightmare. Someone on his team gave me the incorrect wire instructions so my down payment went into someone else's account. He attended the closing when all of this was uncovered but expressed absolutely no concern and after the issue was discovered, and expressed a lack of comparable remorse to the fact that my closing was delayed and my life savings was sent to someone else. My closing was delayed and had to make some last minute changes because my moves were scheduled for the next day. I have asked his organization on at least 2 occasions (both written and verbal) to keep me off of his call list and his mailing lists. The calls, e-mails and paper mail keep coming 3 years after this nightmare. This being said, there are probably better options out there. read more

For anyone who doesn't want to read the novel below - short and sweet version is this: highly recommend PERL and Justin, but it seems like they're getting a bit too much business to handle recently which may be causing them to slip a bit. Now that that's there for people, let me just say that Justin is awesome to work with. As others have said here, he's very professional, patient and responsive. As a first-time homebuyer with my fiancee, we had a ton of questions (well, me mostly) that Justin took all pains to answer and made sure I was completely informed throughout the process. (By comparison I started the process with my main bank, BofA, and they offered pretty much the opposite experience in all aspects.) This would have been a 6-star review were it not for some difficulties right at the home stretch of the financing process. Approximately one week before we were set to close, we got the news that a critical form from the IRS had not come through yet and that without it we couldn't close. Now, I'm not blaming PERL for the IRS' shortcomings - but I was a little frustrated that what had been stellar communication seemed to come crumbling down at this precise moment. It was never made clear to us why this form hadn't been requested sooner, or what the possible implications were for its delay. Though our closing only got pushed back a week (and thankfully the sellers accommodated), the needless stress was both frustrating and unexpected based on the amazing process up to that point. I could have let one mishap slide, but then on the day of closing we had another snafu. Rather than get the complete summary of closing costs and how much we needed to bring to closing the day before, that document didn't arrive until after the scheduled closing time. Additionally, PERL delayed so long in wiring the money that the title company couldn't complete the transaction before the accounts closed for the weekend (and it was the Friday before Memorial Day, so things couldn't get squared away until Tuesday). Fortunately, the sellers were again accommodating and we were able to walk away with the keys, but just not the way you want your first closing day to go. My attorney later told me that this was actually the latest in a string of delayed closings from PERL. Now this is likely due to them being swamped because 90% of the time they're incredible to work with. But the delays combined with a frustrating breakdown in communication made the last two weeks of the process much more stressful than they needed to be. read more

We had a short turnaround for our closing, but I never once worried we wouldn't hit every deadline. Justin and his team were responsive, efficient and a pleasure to work with. I have delayed writing this review until three months after our closing, but ultimately feel that a customer should be well informed when making the biggest purchase of his/her life. Overall, our experience with Justin and his team at Perl Mortgage was sub-par. Positives - Fast communication and responsive team members. - Weekly phone call to keep you up to speed on the process. - Good working relationship with my real estate agent and attorney, so seamless communication between the three parties. Negatives - You will not get the best rates. If you have the time, shop around and you WILL find lower. We went with them because we were willing to pay a little more for a lender that came at the recommendation of our real estate agent. - Lack of attention to detail -- his team, while they do work fast, missed lots of details. The following are just a few examples: 1. Not following-up with the seller's attorney in a more persistent way caused a 4 day delay in our closing, although we had given ourselves plenty of cushion time (nearly 2 months to close). Luckily, we weren't pressed for time. 2. We were charged an extra fee ($250) on the day of close and had to call a member of Justin's closing team to fix the error. I imagine they would not have voluntarily returned our money if I had not pointed out the error. 3. Details about fees and closing costs are not communicated clearly -- different members of his team gave differing statements about the closing costs and fees. 4. Our loan was transferred to a bank but the transfer was delayed, causing US to have to reach out to THEM (PERL) to obtain details of where to send our payment, over a month after our close date. - Keep in mind, they are a loan broker, so they can NOT give a rate lock or float down a rate without approval from the loan issuing lender. Pressing for more details about fees or details on when/how we would be able to float-down our rates were met with dismissive replies -- ultimately we weren't able to, although the markets pointed to the possibility of a lower rate (I work in capital markets for a living, so was on top of this). - Overall, I felt the communication with Justin was a bit impersonal. Aside from the initial sales pitch to get us on board, we didn't see him again in person, rarely spoke to him on the phone, and e-mails were short and terse. It may just be his personal style of communication, but we would have appreciated a more friendly demeanor. - It should be noted that no one from Justin's team was present at our closing. While not a huge deal, it caused us to raise our eyebrows one final time. From start to finish, there were too many hiccups, mistakes and brush-offs for us to recommend Justin's team at PERL mortgage. Couple this with the fact that if you shop around, you will get lower rates, and we can honestly advise potential buyers to learn from our mistake and look elsewhere. read more

Justin and his team were fantastic to work with- at the beginning. They took a *lot* of time to patiently answer all of our questions, and help us over the weekend as we put an offer in. We closed in 7 weeks, and the first 6 were smooth sailing. The last one was not. I certainly understand a builder getting behind schedule is in no way PERL's fault- but their solution to everything was to push the close date. There was no thought of taking a moment to problem solve, or any signs of recognition that moving the close date was a big problem (especially less than a week before we were scheduled to close!). Both real estate agents worked tirelessly to troubleshoot, and because of them we were able to close (somewhat) on time. The real frustration though was that we did not hear a word from Justin when things started to go south. His team would call us with updates (although we would be told we were on schedule; the next day we weren't), but we had a really tough time getting to him directly to try and sort out what our options were. It was a very disappointing end to what started out so well. Overall- Justin's team was great and they made the beginning of the process very easy. Just be prepared to be on your own if you hit any snags. read more
