I decided to initiate my mortgage application with 2 lenders at the same time (JVM vs big bank) in Feb, just so I can have the flexibility/shop rates. Through this parallel experience, JVM is far superior in terms of customer service/responsiveness and their ease of doing business (intuitive online platform, e-signature dominant, speedy turnaround and minimal paper). Their pre-approval process is very smart, giving you an advantage in multiple offer situations. As a smaller shop, their rates were very competitive in a normal/competitive market environment (before COVID). I would highly recommend initiating your application with more than 1 vendor early on, and consider JVM as one of your top choices. JVM is amazing! My wife and I are first time homebuyers, in the Bay Area of all places, and walked in to this process a little weary. We had tried to refinance our home with another broker and had a horrible time - spent several hundred dollars on an appraisal, filled out multiple forms, endless phone calls and no results. It's hard to know where to begin singing my praises about the team at JVM. My wife and I were first time home buyers, not savvy in any way, and we are also low to middle class, in other words JVM wasn't going to make much -if any- money working with us. None of this gave JVM pause. From start to finish they treated us like their number one clients. We fell in love with a little house that had been purchased by a developer for it's large lot. The developer built 2 townhouses behind our little house and because of this the title was a bit of a mess. There were many bumps in the road, but JVM didn't waiver. We asked them to please get our house closed by Christmas (about a month after we started the process), Heejin said they would try their best. I'm typing this review from our new home that we signed on 8 days before Christmas - plenty of time to move in and get our decorations up! The entire team responded to emails at all hours of the day and night, always happy to help and ON IT. Heejin was a dream to talk to on the phone, one of this kindest and most intelligent people I've ever had the pleasure to work with. Everyone we worked with was patient as they guided us through the process for our first home. From date of initial inquiry (January 2, 2014) to loan closing (February 12, 2014), JVM identified the right loan for us, locked in our rate (4.75%) and worked quickly to bring everything to completion. I never imagined a refi in the current lending climate could be achieved so quickly. Every member of the JVM team was professional, courteous, and quick to respond, no matter the question. The fact that we are based in San Diego, as opposed to the Bay Area, was not an issue at all. We worked through First American Title, who sent a notary to our home. Even the notary was fast and top notch. JVM offered us a no cost-loan, which really was no cost. I think in the end, our HUD was cash positive over $300. No weird pre-payment clauses, balloon payments or mortgage insurance, no surprises at the end. It was a great experience, which is more than I can say for Wells Fargo, who refused to refi our loan. Although we have not yet gone through the entire mortgage process (we're still looking for a house), I just had to leave a review of my experience with Heidi so far. I contacted 5 mortgage brokers I found on Yelp all on the same day via email. At this point, all I wanted was a very ballpark figure of what the interest rate would be. I've gone through this process enough times to know what info they needed so I provided it in my original email. Heidi was the first to reply (within 15 hours I believe). 2 brokers did not reply at all, and among the other 2 that did reply, 1 said he could not help me whatsoever unless I completed/provided all of the documents (ie. tax returns, w2s, etc) in advance. In Heidi's original email, she asked for clarification of something I had written. I didn't respond right away because I had other things on my plate and by the next day, she had followed up with another email saying something like, "I haven't heard back from you yet but I went ahead and ran the numbers assuming what you wrote was correct and here are the estimates." And boom, there they were. A comparison of rates based on different amounts of down-payment. After just 1 brief email! Well, after that, I knew that Heidi was the broker I wanted to work with. We communicated several times and she was always extremely prompt with her replies, friendly, and helpful. As I've said, we haven't completed the mortgage process but when get to that point, I am definitely returning to JVM.
