We live in a single family home that has an ADU / in-law and can be confused as a duplex. Plus there are wildfires in our neighborhood and a fault line and they have so much experience that they can get it done! If we had to fund as a duplex (which would be incorrect) our mortgage would cost us $100,000 more over the course of the mortgage. If we hadn't locked with them rates went up and we'd be paying $80,000 more for that too!. They literally put that much money in our pocket by being good at their jobs! If you have a home with an ADU or in-law or an atypical design (bigger, older, more expensive) then you have to talk to them. read more

The absolute best in the business. When we first started the process, we were working with a different lender. He made me feel small because i was a woman. If I said "no" to something, he'd insist I didn't understand and then would call to mansplain things to me. If my husband said "no," he'd take that as the final word. I didn't like that. We were pretty blown away with the professionalism of everyone on the JVM team we worked with. They completed our loan way faster than we would have expected and I am sure that a lot of it has to do with the efficient way they communicate tasks and request your documentation through their sophisticated web portal. The team at JVM Lending is incredibly professional and responsive. I met our agent on a Saturday; he referred us to JVM and I got a call from the owner on Sunday! They were extremely efficient, and got us pre-qualified so that we could make a clean offer with a fast close on the property we wanted. They offered a range of products, including a 30-year fixed with 10% down. And when we wanted to accelerate the close so that we could get work on the new house done before we needed to move out of the old, they really hustled to get it all done. We have owned property for 30+ years, so this was not our first purchase or financing. We have occasionally encountered the unethical (a Bank of America refinancing where the loan terms on the closing docs were not the ones agreed to - and fortunately we were in a position to walk out of the closing). Most lenders are competent, provided you are not in a hurry and are cookie-cutter. JVM is head and shoulders above the competition.
