I really hate to do this but I had to come back and update my review…read more Where to start. My first project with Jemner was the repair project where my AC didn't have a water level sensor shutoff and the condensation overflowed and poured through my ceiling. They made it look like it never happened. A couple years later I decided to hire him for a much bigger project of painting cabinets, walls, new counter tops, backsplash, baseboards etc. At first, the cabinets looked INCREDIBLE. Everything we hoped for. But after living in it for a few months the paint began to split and flake away. (See photos). You can tell a lot of the cabinets weren't sanded or filled correctly. The satin paint finish (Jemner's recommendation - said it was what he recommended to everyone) either wasn't capable of the abuse kitchen cabinets take or it wasn't prepped/applied correctly. Either way, it wasn't a good result. Every single cabinet door that they reinstalled after being painted had the hinges screwed back in using a power drill with no max torque setting which allowed the screws to rip away at the wood. This resulted in every single... and I mean EVERY SINGLE cabinet hinge coming loose after a few weeks because the screws had nothing to grip on. Open the door and it immediately drops 1/4 inch. If you didn't notice that happen then when you shut the door, instead of it going back into place, it would bump into the cabinet door above or below it immediately chipping the paint despite having soft closing hinges (that's how bad the paint job was). When they reattached the drawer fronts they didn't screw the fronts back into the drawer box the way they should be (inside of the box straight into the drawer front). Instead they just held the fronts up against the drawer box and sent new randomly sized screws into the inner corners of the box and into the front which has left nearly every front slightly unlevel. I only noticed this today (hence why I finally decided to update this review) when one started really going uneven and I went to investigate. What I found was the inner corner screws and noticed they sent a screw through the paint of the drawer front when reattaching the fronts and then crudely painted over it (it's so obvious now that I am aware of it). Terrible work. In addition to the shoddy paint job and reinstallation of the cabinet doors - he charged me for the paint ($800) in addition to the price he quoted me despite saying the total included all paint and materials. Moving onto my door frames. What a nightmare. They had to come back multiple times to fix their work. They missed spots with the paint, they got paint on the wall (different color) all around the place. They PAINTED OVER MY DOOR HINGES and their justification was "you said you were going to replace them eventually". Oh, so I guess in the meantime I want them crudely painted over with white paint?? Also, since they had to sand and paint the inner door frames to match the new paint, almost none of my doors will shut correctly now. I tiled my guest bathroom myself but didn't want to deal with the baseboards so I hired them for that too. That was probably the best result of everything in this big project despite it being pretty awful. every corner where the baseboards meet for a 90 degree turn had gaps between them and were unbelievably crudely caulked to fill the 1/4 inch gaps. I can't tell you how much paint I've had to clean off of my hardwood floors, windows, and furniture. Thank god I went with matte wall paint because it has been fairly easy to remove with warm water. But let me just say, they did not care about where paint went. My $800 soundbar with a fabric front and the back of my brand new 70" TV in my living room where they painted the walls had paint all over them and couldn't get it removed. I have tried to get them to remedy it but every time they come to fix one thing they make something else worse. Jemner and his son are very nice but their team is lazy and unskilled. Now the worst part. Disgusting even. One of the guys (maybe more than one) used the guest bathroom when nature called. I didn't think it was right to deny them that access when Jemner asked me if they could during the project. Well, after they left for the day mid project, I went to use the bathroom and noticed something in the trash bin. There was a huge and THICK smudge/smear of poop on top of the bin with toilet paper hanging from it. They were throwing their poopy toilet paper into my out in the open trash bin instead of flushing it. Wretched! The worst part is it was left in such a way that there is NO WAY they didn't realize it was fully exposed like that. Epilogue: they ate all of our fancy/expensive handmade chocolate my wife and I brought back from our first ever trip to Europe. Jemner offered to buy us more but it was from a small hole in the wall chocolate shop in Italy so it was irreplaceable. Point being, his team is rude and inconsiderate.

We hired Bourke Construction after meeting with several contractors. We purchased a fixer upper…read morehome in Laguna Beach, CA with intentions to update and renovate a few things immediately after taking possession of the property. Ed was prompt getting back to me, which is more than I can say for several other contractors, some of whom I never heard back from. His prices were fair and accurate. We ended up going over our original budget, but at no fault of Ed and his team, as we decided to expand our original renovation scope once we actually began work. Ed and his team took everyone of our changes and additions without a hitch. We had 18 windows replaced, with trimming replaced and/or repaired, our old and damaged front dutch door replaced with a new fiber glass door as well as painted, all of the wood paneling inside of our home removed, and replaced with dry wall as well as added insulation behind those walls and added insulation in our ceiling. They also added sound insulating board behind the drywall in our living room as well because it was facing a busier street. We had a good amount of our electrical wiring updated to meet current electrical code, as well as adding new electrical outlets and switches. We had 9 new LED can lights added as well as 6 more can lights converted to LED and to match the new ones added. We also had an LED light strip added to the master bedroom as well as a custom trim built around it. We had a very dated stone cemented into the wall floor to ceiling fireplace, which was demolished and removed and replaced with a nice maple wood floating mantle and grey tile surround. We had our garage door replaced with a new garage door as well as added a garage door opener. We also had the biggest hole in our waste line the plumbers had ever seen, which was unexpected, but Ed and his team took care of it right away as well as replaced a toilet while they were at it. They also repaired numerous miscellaneous items around the house as well. With all of this going on, we lived through the renovation. Ed and his team communicated on a regular basis what they planned to do for that day as well as a report as to what was completed at the end of the day. They swept and kept the house as clean as could possibly be given the construction and were mindful of us also living there. He even brought an HEPA air filter to help with the dust. If you live in Laguna Beach, CA you know how difficult and excessively complicated the city can be with anything. Do yourself a favor and get a local contractor to do the work. You will save yourself a lot of headache and time. With Ed's experience, he was able to handle each project of ours from conception, to permits, the build and inspections. Ed has a high sense of pride in the work that he does as well as his team and will do what is necessary to make things right. He was always responsive to any questions and concerns, which is a rarity in contractors. We have more projects planned for the future and will be planning on using Ed and his team to help complete them. I would definitely recommend Ed for any project big or small.

He was straight-forward and to the point and most of all, a great communicator. He was friendly and made us feel very comfortable. He always made sure we were updated each day about what workers were coming and where we were in terms on progress. The city caused us some delays in attaining the city permit but Pete and this company helped us get through it. When we initially got estimates from other companies, we emphasized we wanted a city permit because we are tearing down a wall. The other companies gave us low-ball estimates because they felt a city permit wasn't necessary. Pete understood and worked with us and we got it. His final cost matched his estimate almost to the penny. We requested a few change orders and he was very accommodating. The workers were hard-working and made every attempt to not disturb us while we were in other parts of the house. I think it's important to note that Pete knew we had a budget for this job and made sure he stuck with his original estimate. We are retired folks so keeping to the budget means a lot. I think Pete knew this and made sure to make this happen. Thank you so much for the great job. We are very happy with our new kitchen and dining room. We used these guys steadily over a course of 3 yrs. We chose to redo our home, a project at a time…read more( I witnessed too many friends who did the whole remodel in "one shot" which lasted 10-18 months of total house chaos & almost ended some marriages). They re-did our 2 bathrooms (from the 70's!) updated our master bedroom, tore out our whole house carpeting and laid beautiful composite flooring. They updated our family room, and modernized our red brick fireplace with beautiful large tiles and then painted the entire interior of the house. LOVE LOVE Mr Pete the project manager !!!! He is amazing. He guided us on what would work and not work and why. He never pushes you one way or another, just gives his advice if asked. I did SO MUCH research before I hired them so I felt really good going with these guys. A huge plus is they use specific guys for specific jobs. They have painters, plumbers, electricians etc. Believe it or not that is really important! Mr Pete is great at communicating and you can text him anytime he doesn't mind. I have referred many friends to them with ALL of my friends being very pleased with their service. One bit of advice, go into your remodel project with a realistic price range, its not cheap so you need to go into it knowing " GOOD WORK IS NOT CHEAP & CHEAP WORK IS USUALLY NOT GOOD ".
