I live in a condo community and we have recently changed our management company to Kalles Management in Puyallup WA. I can not say how they are doing because they have taken over just this May 2024. KPM has managed my rental home for over 10 years and all my tenants have been extremely happy living in my home. I have a working order with KPM so when a customer (Renter) maintenance request is below a certain amount (pretty high for 90% of service requests) they proceed to fix the item. KPM keeps the tenants aware of the do's and don't s of the HOA which my HOA is crazy (i.e., weed in yard) they love to issue fines! It's a balance act which KPM has done a good job working them the HOA. They have even read the 20 pages of our HOA rules! Even the owner has talked to me a few times to ensure we are offering a home that is below current market rates to keep the tenants there long term. The owner of the property has the final say in these matters for rent amount and maintenance. I've installed a 30 year new roof which KPM handled flawlessly- the found the best price for me and the job was done in days! Yes, we froze the rent increases for the entire pandemic to ensure the financial safety of our tenant. Not fun for all parties but the owner wrote us a very detailed letter to let us know their plan for this horrible period of time during the Covid. Hope this gives all a better insight in KPM coming from a long term landlord. read more

Kalles has improved over the last couple of years, especially since they hired Melanie. The support she has provided to our HOA has been excellent. She is very responsive and extremely knowledgeable. Our HOA & Board has found that she can be relied on to provide sound advice on a variety of issues. I am really sorry to hear that she is leaving and can only hope her replacement is as good as she has been. The updated portal has also been an improvement as it is much more user friendly than the older version. It is easier to locate and access board information. The only area that still needs some improvement is bookkeeping department. Expenses have shown up on the General Ledger one month with invoices posted in a different month or for a different HOA. I believe the bookkeeper may be doing her best but whomever reconciles this information needs to pay better attention to detail. In the past, services provided were as good as the community association managers for our HOA and some were good, some were not. But it appears that Kalles is on a positive trajectory as the quality of the people they have hired over the last couple of years has improved. Management use to have to be more involved but seem to have moved in to a more passive role and observe in the background since they have hired more qualified and experienced employees and only getting involved when absolutely necessary. read more

If I could choose ZERO stars, I would. We rented from KPM for 4 years. Throughout the entire pandemic we paid our rent every month. To "thank us" they raised our rent $500 the moment the moratorium was lifted. Needless to say, we left almost immediately after that for a BIGGER and better home for the same amount they wanted to charge us. Throughout our 4 years with them, they did not respond quickly, if at all, to service requests. We had a leak in the master bathroom for 3 of the 4 years. No matter how many service requests I submitted, it was never addressed (it wasn't an "emergency"). We moved out with that leak still present. Our appliances were broken and terrible upon move-in and it took years to get them replaced - and only because we started contacting the actual homeowner with complaints! The rugs had nails poking through the edges where they were supposed to be anchored to the floor, and we were told to just "use a hammer to pound them in better" (after we'd cut our toes on it first). Our fence was broken upon move-in and was never fixed. The list goes on. They never once reached out to us via phone or email. If they wanted to reach us, they taped a note on our front door. Once we were gone on vacation for a month, and we returned to a notice on our door about something that we apparently "missed" since we were out of town. Very unreliable. Unprofessional. Non-communicative. NOT friendly. They will charge you for anything and everything they can to try and make money. DO NOT RENT FROM THIS COMPANY. read more

Kalles has gotten much better in the past two years, especially since they hired Reyvi. She has been excellent - attentive, quick to respond, extremely friendly & very professional in her job. Our HOA & Board has found that we can rely on her in all situations for advice and tending to our needs on a timely basis. The only thing I don't think is as good as it should be is the bookkeeping department. Expenses will sometimes show up on the General Ledger one month with invoices posted in a different month. Perhaps that is just best practices in bookkeeping, but it seems sloppy to me. read more

If i could rate these people a Zero Star i would in a heartbeat. Very Unprofessional in the very beginning. They use lemon lot salesman tactics when it comes to the contract. Do not allow these people to trick you into signing anything until you let your lawyer review it first. They are all about gimmicks and overcharging and exaggerating unnecessary fees. The entire time they harassed me about the yard during a county mandated drought season. Drought seasons state you're not to waste water when unnecessary. These clowns fined me 50.00 USD for a piece of paper they taped to my door. Said it was for the "cost of admin". They love to do surprise inspections at your not earliest convienience. Normally this is how that scenario went; They post the surprise inspection notice on your door that Friday normally around 2:30-3pm remind you they leave their office at 4-4:30 pm, On the Notice it states you have time to postpone the event at a later date if you call within 3 days before inspection, which is that Monday. The problem is they are closed Saturdays. Leaving you with no options. They will show up at your house anyway rather you're there or not. The guys they send are creepy and love take pictures of everything in the house and say its per the bosses orders. One time I know they showed up without my permission since I was not at the house. I know this for a fact because my dog was always on high alert afterwards to run and hide in her safe place when an intruder comes in. She did the same to me several times when I came home. The house they rented out to me was not even worth that kind of money as the appliances were so dated it looked like the stage set interior of show Roseanne from 1990. One time when they did one of their creepy inspections, they brought two guys. I overheard them talking about tenants and rights. One of the guys laughed about that as if there is no such thing when it comes to these inspections. Beware of their schemes. The property manager has a high school in Puyallup I believe. Bearing his last name. The color is blue, the doors around the rental property were the same color. The guy is a narcissist running a clown show of minions who sold themselves to do his bidding. DO NOT RENT FROM THEM. This is beyond the worst company I have ever come across. They have a house that is falling apart, with MANY health and safety hazards including doors that don't lock, pest infestations, water damage on both the floor and ceiling to where the ceiling is cracking and starting to fall in, mold, plants and vines coming in through the flooand even more. We had water damage that led to mold and you can both see it and smell it. It's so bad that we couldn't stand to smell it anymore. Instead of helping and coming to look at it, they sent a company who soaked the water up then turned fans on for 10 minutes, but wouldn't move any appliances because they "didn't want to hurt the vinyl". We legally broke our lease per Washington tenant protections and RCW laws, and they're still trying to fight us on it. When they get contacted about it, they make excuses and try and take your money and say they won't fix it. They go against their lease agreement if you try and break a lease, and don't do the things they say they're going to do on the agreement. The owner of the home comes around constantly and not picks every single thing which is a huge violation of privacy. They do inspections every few months and take pictures of every room and all your belongings, but when you tell them you have issues, they once again make excuses. They took 3 months to change our lock on our door, and only changed it because we told them we were going to take the $40 out of rent for buying locks ourselves. This is a HUGE safety hazard in itself. All they care about is money, and they never upkeep any of their homes. They delete all of your work order history from your tenant portal so you can't keep record of what you've sent in, then when you get upset they say you never sent an order in. They have no professionalism, and will not do anything to support or help you. DO NOT RENT FROM THEM. read more

After being a renter for four years now, we needed to update. Their staff is mediocre. They don't appreciate good tenants that take care of their average properties without being late on rent once. Communication is nil and without naming names, they need to work on their customer service skills. Covid 19 is their excuse for not renewing our lease. I'm sure it's so once covid19 is overl, they can raise our rent which they can't do during covid19. Their best interest is the only thing that matters, not the tenants. I would not recommend this management company to anyone. Their requirements for renting one of their properties is ridiculous. I guess you have to be very upper-class as far as finances go. They are very picky as to who they want to rent to and they don't really give you a reason as to why they won't rent to you although I have very good credit and I make more than three times the rent which is what they require and I also have very good rental history. It's been a year since I moved from a Kalles property, but my experience with them lingers. I don't want to get into details because it just delves into complaining, but they are far and away the worst rental company I've ever dealt with - and being active duty, I've rented from a lot of places in a lot of different states. They're not rude - they just act incompetent and are the first company to charge me unrealistic fees upon move-out. I fought them with letters and photographs and face-to-face meetings with the manager, and received nearly all my deposit back, but it was a horrible process that took the better part of a year. The house they're managing is falling apart and they just don't care that it was someone's investment property. The thing that irked me the most was that I went for a month without a front window!! A storm window kept out most of the rain, but I ended up going to the Pierce County to file a complaint after getting no response from Kalles for weeks. Obviously, my safety and security was at risk, to say nothing of potential water damage to the windowsill and floor (see previous paragraph about not maintaining the house as someone's investment property). Bottom line - I will never suggest Kalles to my friends. (Positive notes - paying rent was easy, maintenance calls with regard to plumbing was fast) read more

If you have to live out of your car, you should just to avoid the headache and the lack of caring from this company. Don't trust them at all. They suck you in with niceness but that's it from then on. They will fraudulently charge you or at least try to. They break They law about coming over to repair anytime they want. My wife and I put a stop to that really quick. Bo was the landlord and did the same thing and we shut him down as well. Far below quality on 3 of the townhouses I've been on. I'm a carpenter and his quality was a eye sore. Tries to cover up a hole with scotch tape then paints it. I have lots of pictures and videos to prove this. The tile at the front door broke in many places because it was improperly I stalled with little to no motor. Took 9 month to replace a clogged toilet due to calcium build up. Not to mention that there is an electrical issue in 14903 and they refused to get it fixed. The microwave wiring is connected to the outlet(s) in the livingroom.DO NOT RENT FROM EITHER BO OR KALLES PROPERTIES! Also forgot to add that they said they sent my rent check back via mail and it never arrived even after 2 weeks and I asked them about it and no response. I was thinking of renting one of their properties, and i tried contacting them, still havent been able to get ahold of them, we're a military family coming from an overseas duty station. Upon finding them on yelp, I discovered why they never got back to me. Its really sad to see how horrible they are treating people. Where is the damn 0 Star button... So after living there for 2yrs I called them up a month before the end of my lease and asked them what all I needed to do to clear the place....I was told to submit a 20 days notice, have the carpets cleaned, pay for pest control because I had a pet, and make sure the house was cleaned via the checklist. I ended up paying $415 to have all these task completed and of the $800 deposit I received a check for $360 and some change. When I called to ask why I was being charged $230 for Unit Cleaning I was told that there was something not clean about it, but when asked what that was I was told that they didn't know. I was also charged $45 for light bulb replacement, but once again when I asked why she said she didn't know. I made sure the house was completely cleaned by the checklist I was given and went out the day before I turned in my keys and replaced all the bulbs in the house. These people are completely shady. I wouldn't be as pissed if I at least got back what I spent paying off the MANDATORY items on the checkout list. I made sure that I took all the pictures of the house before I turned in my keys to make sure they didn't try screwing me over by making up things. Don't waste your time and money with these people. The house owner is an actual reasonable person, but the property managers are in it for the money. She should take her property elsewhere. If you are in the military (like I) I sure will be trying to blacklist them with housing. read more

I've rented from a few agencies in the Puyallup area, plus a few private landlords, and I have never had issues. Always paid rent on time, never left a property damaged, never had complaints... Until using kalles. Every staff member I had contact with was extremely unprofessional, nobody seems to be on the same page as far as their policies go, and their "standards" are absurd. They will extort as much money as possible out of you in order to move in, and will cheat you out of every last dime of your deposit. I hate that our dream house is manged by this company because we absolutely refuse to rent from them again. I promise you, using them is not worth it!!! read more

I would never consider renting a home managed by this company. Recently I i've been looking for a home to rent and have spoken with them about several rental homes they manage, they seem to have very little information about homes I inquired about and they don't seem interested in trying to find answers. The Zillow ad on the house said it was heated by forced air gas, but when I call the gas company they said it was not. Then I called the office and asked what the heat source was and the front desk told me it was Oil and electric. However, none of the oil companies had any record of this home using oil since 2014. When I sent an email asking a question about why I would have to pay a deposit on oil when the home is heated by electricity and hasn't used oil since 2014 according to the oil company with whom I spoke, the manager for the Pierce and King County offices, stated in an email response "Maintenance is something Kalles handles not a tenant." I assume by this response she did not like that I questioned the situation or that I called the oil company. If the reason they charge the deposit on the oil is just in case the tenant decides to use oil heat instead of electric then all she would have had to do was to explain this to me, but I got no such exclamation... I was told via email only that they have been charging just deposit two tenants ever since they have been managing the property "for years.' I am not familiar with oil heat whatsoever so maybe this is normal for a home that has an oil tank but no longer uses oil for their heat source. I would not have been offended, had she could have offered this information in a polite manner. I'm wondering how Kalles property management expects to provide good services to the property owner if they cannot respectfully find answers to questions about the property for prospective tenants who may want to rent the home from their client, the property owner. I also wonder if property owners realize that Kalles property management has this dismissive and disrespectful attitude toward potential tenants. read more

This is a terrible property management. I bought a condo 5 years ago and they have been the property management the whole time. Our whole community is sick of them. We are going to be dropping them soon and looking for a new property management. Our gate to our community is constantly broken and it takes forever to get Kalles to fix it. They have changed the gate code once in the past 5+ years and forgot to tell the renters in the community the new code. Their lawn maintenance company that they hire sucks. The guys will not even clean the gutters, just blow the leaves to the side of the complex. Our roof is bad and Kalles has yet to fix the roof. They have also raised our dues to $300/month (but the poor quality of work still remains) I would stay far away from this property management and look into other places. read more

DO NOT RENT FROM THESE PEOPLE! me and my family rented a unit from them for 7 years and recently moved out, when we moved in, the unit was not cleaned to proper levels required of them to meet, but we loved the place so we stayed, over the years they would proceed to harass us leaving notes on our door and adding in fake rules that were not in our lease just to mess us over, for example, we wanted to get a cat because my therapist had suggested an emotional support animal for my depression, they agreed and let us have it without even needing to get her licensed, sounds nice right? Well when that cat sadly passed and we wanted to adopt a stray, they made us license it, luckily since the cat was a senior age cat and his previous owners had modified him, (neutered, declawed) it was cheap, but still. Another example is we fed some strays who had been abandoned by their owners because we didnt want them to starve, kalles proceeded to post a note saying we couldn't do that, with a 50$ posting fee! And then a few years later we put in our ac units which according to our lease we were allowed to have and they had no problem with for 4 years, and they proceeded to post a note saying we could no longer have them with another 50$ posting fee! And after we moved a couple weeks ago they called and said they were going to have to fine us for leaving a cat behind, which we did not, because our neighbors apparently told them a stray was ours, which it was not. Today we got a letter from them saying they were going to have to fine us a total of 425$ for some bogus stuff. 1. 100$ to remove staples from walls 2. 70$ to clean unit, which we left cleaner than when we bought it 3. 155$ to patch a small dent in the wall from the reclining couch hitting it once 4.125$ to clean and flee treat the carpets, which are 7 year warranty carpet so they have to replace them legally 5. 75$ to clean chimney, that we never once used because the house was fitted with cadet heaters So I will say it again and will always say: NEVER RENT FROM THESE PEOPLE read more

SCAM! I read a posting for a house online. The special was NO DEPOSIT only first months rent. So i called and confirmed with Kalles and scheduled a showing. I was told to call a man named Jeff and confirm at 9 am. I call, no answer. I leave a message requesting a call back ( I live in Kirkland, place is in Tacoma). No call back. I call again. No answer. I call Kalles and get a machine informing me business hours are m-f. I leave a message. No call back although the machine said messages are checked frequently even on weekends. We go to the property at the scheduled time with kids in tow. The man I am suppose to meet opens the door smiling. He acts as if the call was just confirmation for him and no one else. Our family looks at the property and we proceed to give him our filled out application and money order for it. He then tells us we filled out the wrong application for the wrong property management group and he is with INVITATION HOMES!!!!! Mind you the sign out front says...Kalles property. He then says there is a deposit and a fee of up to 250$ per pet all due upon move in. I show him our print out of the ad we had for the house and he claims it is a scam. I show him the number on the ad that I called and explained this number was how we set up our showing....with HIM!!!! I told him we would not have wasted our time or gas money driving to a property we clearly did not qualify for with them needing so much down and charging an 80$ app fee for a couple with pets and children. I am so angry I wish I could sue them for false advertising!!!!! We wasted a 2 hour drive with some cranky kids and purchased a money order we didn't even need. Kalles Property Management has a property management company for their property management. Seriously? That's like a voice mail for my voice mail. read more

Stay away from this company! They tried to screw us out of $1,500 6 months after we moved out! They unjustly held part of our security deposit and tried to charge us for an issue that we complained about three times in the year and a half we lived in the home. We had our attorney send them a letter arguing their bogus charges and have not heard from them since. I feel bad for the tenants who feel their threats are valid and get doped into paying bogus charges. read more

I just started a new job I'm not even close to my 90 days. This past Saturday I get a notification on my door a 48 hour notice to enter to inspect our smoke detectors and carbon monoxide detectors. I call Monday afternoon on my lunch. Told them I can't be home at the time they are asking for entry and that I have two children under the age of 18 at home and am not comfortable with anyone entering my home while I'm not there. The receptionist never stated her name but put me on hold and told me she would transfer me to the property manager. I was then transferred to a Sharon Wall. I explained to Miss wall that the date that they had requested for injury was not going to work for me that I leave for work at 7:30 in the morning and I do not get home until 5:30 in the afternoon and that I did not feel comfortable with two children at home under the age of 18 being present while someone I did not know was in my home. She then proceeded to tell me that these appointments are made months in advance and that we could not reschedule and that our children could stand outside while the inspector was inside the home because too many tenants use that as an excuse mind you an excuse to deny entry. At this point I have now completely shut down I will not ask my children to stand outside I do not want somebody in my home when I am not there and to tell me that you don't care and they will be in during my home I was livid who do you think you were speaking to? I am an adult same as you I will be more than happy to make reasonable accommodations but at this point I would rate this company and -10 if I could every single time I have been forced to interact with them I have gotten rude employees on the other end of the phone. I explain to Sharon that they would not be entering my home on the day that they had scheduled it for because I was on available to which she said and I quote oh yes we will we will enter". I told her to go ahead and keep it scheduled as they had already had it but that no one would be there to allow them inside so they could do what they needed to do but they would not be able to gain access to my home and I hung up the phone immediately called my landlord which is a very close family friend and let her know the way that we were spoken to you over the phone and the attitude that we were given about gaining entry to the premises when they were children under the age of 18 at home and was told that our children could just step outside and wait. The landlord apologized and said how unfair she was over their actions and how even she is disappointed in their attitude and the way they deal with her multiple rentals and as soon as her contract is up with them she is moving all her rentals to a different company because of their attitude run run run away from this company do not rent from them.We did not choose to rent from them our property management owner retired and our property management was taken over by Callas I would never ever voluntarily rent from these people. read more

And when you call her out on it, she claims it is just her tone. This is coming from someone with "tone issues" so trust me when I say it is AWFUL. Every year it was bad tenant and they wanted more money to fix up my home. They "forgot" to charge leaving tenants for holes in doors which then becomes your problem as an owner (and they ask you to send more money even though they missed it). I would have to say that this has been the worst property management company I have ever dealt with. Kalles/Compass Property Management has not shown in anyway that they value me as a resident. I feel as though I have to harass them about the smallest things in order to have anything done (repairs, extra keys, pet applications, etc.) With this company, nothing is ever easy or fast. It took them months to resolve an accounting error they made on my account, yet they wondered why I refused to sign up for automatic debit of my rent. I have found the individuals I've dealt with to be less than honest. As long as you really love the property you are considering renting from them and believe that you won't need to rely on their services, you'll probably be okay. Just remember that the actual property owner is who they are attentive to and not the residents. read more

My only question is, "How do they stay in business?" After having similar experiences as stated before me, I have to wonder how this unethical company stays in business. The death nail for this company is that my family nearly died from carbon monoxide poisoning due to an improperly installed water heater. Then, to add insult to injury, literally, they refused to allow us the time to clean the unit, we had to move and were willing to pay the rent, but since we put in the 20 days notice, the company was unwilling to let us stay the extra time to clean the unit properly. These people really should just be out of business. Please, if you love your life, do not use this company. They will only bring you pain and grief. read more
