PSA to all homeowners seeking a property manager, DO NOT USE KARPE! I signed with Karpe to manage one of my properties in Bakersfield. I signed a contract for 1 year service. I did not thoroughly read the contract nor did Susan (the property manager) explain to me the contract. The contract stated that I had to pay $130 a month regardless of whether they find a renter. After 2 months of having nobody rent, I decided I would rather just sell the house. I reached out to Susan and was told she was on vacation for 8 days and could not be reached. When she returned, I notified her I would like to cancel our contract. She told me that I signed the contract and if I want to discontinue her services, I must pay out the remainder of the contract. So, either I can continue to pay for services I no longer want or I pay to no longer have those services I do not want!!! I looked at the contract and there was provision that states "if this box is checked, landlord can cancel contract with a 30-day notice." I did not check the box (again) because I did not read the contract, and trusted Susan. After days of disputing, she "allowed" me to only pay for half of the total contract. At the end of the day, we paid Karpe over $1,000 for absolutely no benefit. Susan and her team were very nice prior to the termination of the contract. But at the end of the day, it was clear that Susan was looking at for herself and not us. My payment with Susan was current, so it was not like they had done all this work and had received nothing. My hope by writing this review is that people will avoid using Karpe, and Susan will understand that it is more important to keep your customers happy even if it means losing them. Multiple family members and friends have asked if I would recommend Karpe for their rentals and I told them absolutely not. read more

Stephanie Salazar was a B the first time when we applied do not rent from this Realestate company she's very rude and picks favorites in the apartment complex's we lived there for a year and a couple months and left our apartment spotless we paid for cleaners to go in there and clean the whole place I even gave her a receipt and she sent us a letter in the mail that she's taking my whole deposit and we still owe $355 due to "damages" or the credit will go to collections ! Complete bs! We left our apartment spotless there was no damages at all when we moved in that place was already ran down and she did nothing about it. Our AC unit constantly was braking and leaking water and she did nothing the apartment was infested with cockroaches and black widows in the backyard and when we asked for it to be sprayed it never happened because she didn't care but if it was her place she would be pissed ! I had the most unprofessional experience with this property management. I use to rent an apartment with them for almost two years, I left because that apartment had a serious bug problem. When I first moved in I was 18 and in college and me and my boyfriend had finally signed our lease and moved in and thought it was perfect for our first home. Everything was fine until there were random bugs that we later found out, was coming from underneath the carpet. We both have ocd and literally kept everything clean so we knew it wasn't us. This apartment had wiring problems, the shower hardly even got warm, and constantly had to call for everything that was wrong there. Long story short we moved out the same way we moved in. My parents and older brother helped mop, sweep, cleaned the toilets/bathtub..everything. Not to mention that apartment was built in the 70s and was told by the ladies at this management that "It is an old apartment" basically saying that it's not perfect but livable. I moved out around August, it's going on December now and they refuse to give me my 700$ deposit back and instead charged me 80$ stating that there was a plastic bag in the backyard and some cleaning supplies that was left under the sink, and just making up stuff to charge me for. So how does that even add up to over 700$? I was literally the last person to exit and lock the doors of that place and it was completely empty. Inside and out and was left how it was given to me in the first place. In addition I bought and handed them new toilets rolls and a brand new air filter because I was going to change it before I left but didn't get around to it. I was on the phone with Stephanie asking about my deposit and she was stating how that old brown carpet was dirty? And that they were going to charge me with it. So I asked if I can get a carpet cleaner to clean it then (Even though I KNEW that carpet was stainless) Stephanie told me that I have to have it professionally cleaned and give them a receipt. I said I can do that.. and all of a sudden she says "We're just going to go ahead and take the carpet all out." They couldn't charge me for the carpet so after thats when they started making up stuff and charging me for it. They're going to give me more than 700 little bucks because my attorney will be sending them a letter soon. Every month adds up, they should remember that. read more

DO NOT WORK WITH THEM! One of the worst property management companies I have ever encountered. There is no communication, they do not return calls unless you get angry and then they give you an attitude. ****Stephanie**** is by far one of the rudest people I have ever encountered in my adult life. She will talk down to you and has no professionalism whatsoever. I can't believe they allow her to interact with paying clients. The property we rent is overpriced and they refuse to fix the mounting list of issues; water leaks, not one door closes or locks properly, cabinet doors are falling off, the sprinkler timers are all broken, the pool has a leak and our water bill is outrageous, the pool and lawn people come when they feel like it and we have no wait to reach them. We have spent $100's of dollars to maintain the pool because Karpes pool man does nothing but go around the edge with a brush once a week for 5 minutes. One of us must be home when they come so they don't let our dogs out. Our lease is up in a month and a half and we will NOT resign. Go to anyone else but this company. Your better off! read more

Please, do NOT rent from this company! They make up charges throughout your stay. They do not provide maintenance in a timely manner. We lived with black mold in our ceiling for 3 months. Then, they charged us for having the black mold, when it was due to rain and old wood. In 2018, the apartment was broken into. The door was unstable, so we requested maintenance services. KARPE did not respond until 1 month later. We lived in an apartment with a door that did not close properly for an entire month! In 2017, there was an electrical shortage in the kitchen wall, so my refrigerator went out and we lost all the food that was in the refrigerator and it ultimately broke due to the electrical shortages. I paid to have the apartment that I was renting from them cleaned. I paid for my carpet to be cleaned. The company ended up not only refusing to return my deposit but charging me and additional $105.00. I will be getting a lawyer when the COVID-19 pandemic is over. I will be reporting this company to the better business bureau. I hope that they either get better customer service or go out of business. If you have Stephanie as the primary connection request a different manager. She has been very difficult to work with throughout this whole process. read more

My car windows were broken while parked in the street in front of the home we are renting since the house has no garage. I offered to share the cost of installing a sliding gate in the back yard so I can park safely inside the property. Stephanie expressed no sympathy and said the owner wasn't interested in spending any money on this request. I have a 3-yr old daughter and our safety was of no concern. The sprinklers don't work so I told Stephanie I shut them off because they're wasting water. Stephanie had the gardeners turn the sprinklers back on and apparently they ran for over 4-hrs. My water bill went from $66 down to $23 when I shut them off. Then she asked me if the sprinkler timer was in the garage so the gardeners can inspect it. I had to laugh, she knows nothing about this property. They don't care about their tenants, find a place with a heart. read more

Thea always promptly answers questions or concerns. If you have a concern just put a report on their site, and they usually take care of it as quick as possible. We pay online and haven't missed a payment. It's so easy. Thea was very kind to responding back when I put my 30 day notice and was open to giving me a reference. Thea is very unprofessional and does not care about her tenants. They made us wait months to have things fixed in the house that was not our fault and some things were never fixed in the two years of living there. We always paid our rent on time and had so many issues with Karpe. When we moved out the company took out whole security deposit to fix things that were broke or messed up prior to us moving in. We had to file a dispute and even then we didn't even get a third of it back. I would not recommend renting from Karpe. Save your time, money and patience and go with another company. read more

I don't know where to start, working with Thea at Karpe on the rental management side of the business has been one of the most horrendous experiences I've ever had. To say she is lacking in communication skills is kind. A few days after moving into the house we received a call from Thea stating they were sending someone out to our house because we were 'flooding the neighborhood', both my husband and I rushed home to see what had gone wrong only to find a sprinkler head was broken by the gardener they provided and a small stream was going down the driveway and hadn't even hit the gutter yet. The following day we received a fee notice stating we had unappealing items in the front yard, it was a wine barrel with a pole for lighting, granted it did belong in the backyard but we had just moved in and hadn't gotten everything in place yet. The fee we had to pay was for the person to put the notice on our front door. We had checked our lease agreement from front to back and there was nothing that stated we couldn't have an above ground pool. We put one up just for the summer months but we quickly received another notice telling us to take it down or we would be evicted. Just to give some background, my husband and I do not have pets, do not smoke, nor do we have children. I keep an extremely clean home and my husband keeps up all of the exterior of the home. We took the pool down within a week. Fast forward to the end of the one year lease and we get notice from Thea stating we needed to move out because the owner would like to sell. My husband happened to be out of the state at the time for work and I had to work directly with Thea. I called her to get clarification and she back tracked the entire notice stating that was not what she had said. I had it in writing so I was very confused. She asked if we would like to extend our lease which we agreed to for 9 months. She stated she needed to see the home because 'one persons clean is another persons thrashed.' She did a walk through the home and was very curt the entire time. Towards the end of the nine month extension I had to reach out to Thea to verify what the owner of the home would like to do. After several weeks of me initiating all conversations, my husband and I decided moving to a different home while we build our dream home is what was best for us. Once we had moved out, I paid to get the carpets and tile cleaned and have the entire house deep cleaned. Thea challenged everything we had done, accused us of adding hooks and latches to doors that were there prior to us moving in, and stated the house need some additional 'light cleaning'. At the beginning of the lease, we had sent over 80 pictures, a form of all existing damages, and a list of imperfections we saw when moving in. SHE LOST ALL OF IT!!! Thank goodness my husband had filed copies and saved all the pictures because they were going to try and keep a portion of our deposit. Thankfully we did receive our entire deposit back after several unpleasant interactions with Thea. I had never rented prior to my experience with Karpe and Thea and they have made it one of my worst lifetime experiences. I would caution anyone that is considering renting from this company. I wish I would have read reviews and researched this company prior to renting from them. read more

Called and spoke to Stephanie about a property that had been vacant since January 2015. She said she'd have the owner, Tom, call me. He called a few hours later. He said he'd be out of town the next day, so arrangements were made to meet the following day. I asked to meet after 4:30pm. He never set a time, but said we were on for that day and he'd call. I never heard from him. I emailed Stephanie back to let her know and she said she'd have him call. Again, I've never heard back from him. Apparently he is not too eager to rent out a space that has been vacant for almost a year now!! read more

I must say that I was truly impressed by Karpe Properrty Management and decided to rent from them. So glad I did because I haven't been disappointed. Hint: you can tell a lot about the company by the way the interior of their office looks! The place I rented was totally cleaned including carpets, paint and repairs were done prior to move in which was nice that I don't have to take off work to have it done. My calls are answered or returned quickly. Any repairs are completed in a timely manner and the overall condition and upkeep on the property I rent is very well maintained. Seems like Karpe has a great management team that know what they're doing. My children and myself are disabled as you know from our income inquiry. We were packed had movers ready for tomorrow and all utilities and services changed as of tomorrow. We put down an increased deposit and had it set to send paperwork to Alaska to be signed today. At no point was there a co signer asked for before today. What you have done is wrong and you know it!
