Reviewing as a property owner: Avoid Kelly & Eccleston when choosing a property manager. They have extremely poor and unclear communication, do not understand or follow their own agreements, and change staff so much you will never know who is actually managing your property. I don't have anything nice to say about Kelly management problem I have is I'm in an HOA Kelly management is in charge of that HOA I'll pay every month for them to do my yard and to make sure the trees around my house are maintained they don't want to do it I got two trees on the side of my house that aren't even mine and the roots are protruding into my foundation and my fence I also have roots in my front yard that are not from my trees they're their trees I've been fighting with them for 2 years just to get this stuff situated they don't want to do it I actually have roots going through my sidewalk from trees that are not mine they don't want to fix it If I'd known at HOA and Kelly management going to be this cheap and not understanding I wouldn't have moved until this neighborhood I've sent a whole bunch of emails I've talked to them whole bunch of times on the phone and they took one route out my front yard and left a hole in a divot read more

Kelly management has really gone down hill ever since they joined with Eccleston. We've had direct dealings with Eccleston before the merger and they are not to be trusted and are very unreliable. Make sure you dont let them use Victoria Eccleston's husband to do any so called repairs if you dont want to get gouged. Get your own quotes for things that need to be done and don't use their "recommended" trades people if you want a fair price for a service. Also, take any recommendations for "repairs" with a grain of salt and always review your monthly statements to make sure all the expenditures are proper. If I could give less than one star I would. They are the absolute worst. I have had request in for years and nothing gets done. When they do fix something it's halfway and soon needs repairs again. If you need a new door or fence...it goes on deaf ears. Fences all over the area are falling down and doors are falling apart. Trim needs repair and so much more. Board member walk the area all the time they see this..they should be doing something. One thing I have noticed...is certain board members property is always looking good...makes you go hmmm. Don't get me started on "security" it doesn't exist. Cars get broken in to daily. Packages stolen. Gardener's are the worst. Flower beds are not taken care of. Lawns are trashed in areas. And guess what? We pay for all this non-existent so called maintenance. I wonder what happens to all the money they get? It certainly isn't going to fix things, if it were, this area would look so much better...They don't even post the minutes to the board meeting anymore. Why? Do your job. read more

Kelly Management is a NIGHTMARE. Here are just a couple problems that I have with them. 1) They let a tenant run dope house out one of the properties that they manage for over 6 MONTHS. 2) They let homeless people squat in their vacant properties and it have become a magnet for criminals and vagrants. Litter, graffiti, loitering, drugs, public intoxication, burglary, and muggings are so RAMPANT the tenants are afraid to go outside and the value of our properties plummeted. They do not put pressure on the police to enforce these laws, or patrol the area like the promised us they were going to do a half dozen times. 3) We pay them hundreds of dollars a month for NOTHING. They are lazy, dishonest, rude, condescending and deceitful to property owners whenever we need something fixed. The biggest question I have for Kelly Management is not why are they so incompetent it is what do they even DO!!?!?!? They take our money and we get NOTHING in return. It's got to be some sort of fraud because I have spent over 9,000 dollars for their services and I have gotten nothing but a headache in return. Pure and simple, Kelly Management is a racket.
