Just be careful is all I'm saying. It could be a headache.

I documented the unit with videos before moving out. When I returned the keys, management told me they would reach out if they needed the carpet cleaning receipt. Instead, weeks later they told the owner that no cleaning had been done -- without ever contacting me for proof. When I followed up, they stalled, first saying repairs were being contracted out and they "weren't sure yet." Eventually, I received an invoice from a company called "De la O Janitorial Services." This company does not exist -- there is no business license, no record in state databases, and the invoice lists only a P.O. Box. When I requested proof of payment, management was unable to provide any evidence that this supposed contractor was paid. This experience feels misleading and raises serious concerns about the legitimacy of their billing practices. Tenants should be very cautious and document everything thoroughly if renting from this company.

Luckily he was an honest guy and said he wouldn't do that but he told me to be careful with this management. Just knowing that, i'd never move into a place that uses this property management, total scam and dishonest. Be careful!

I did not have an issue at all when it comes to my deposit. I expected the charges for carpets and cleaning as it is explained when moving in that the carpets are always professionally steam cleaned...so of course should be steam cleaned when you leave. Other management companies won't even do that since it's not required to do so. (Google it). We were very thorough with the walk through when we moved in so We had no issues with being charged for something we should not have. I did have a maintenance issue with my AC but management had just changed so it took a little longer than expected but The new manager took care of it right away as soon as I told her and she gave us movie tickets for the inconvenience. Overall everyone I have encountered seemed to genuinely want to make sure we were happy as residents. Complaints on here seem pretty petty in my opinion. Theft being one...There is theft EVERYWHERE, my house doesn't have an after hours security guy patrol around or I don't have someone to call to take care of my maintenance issues, nobody pays my water bill for me. Dumpster divers can be bothersome but at least the manager cares enough to walk out and ask them to leave every time she saw them. I think Apartment living is luxury living with the right management company. RoyalT is definitely it. People really should just pay attention to what they are doing when they are renting. House or apartment, READ what you sign. I have read people complain about paying a fee for an apartment they didn't live in... All places have cancelation fees...ask about what they are and READ everything it's always written on the forms. If you don't understand then don't sign or ask someone to explain. I learned the hard way with my first car lol! Anyway I have lived in 5 different rental properties/ apartments and Royal T has been by far the best. Had questions/concerns about the bill I received, was told to wait for a response, and finally instead of responding they sent me to collections (which they remedied after I called). Received a substantial bill after moving out. 1st thing to note, lived under two different property managers and both said carpets will be replaced every 3-5 years (at no cost to the tenant). The bill reflected a 10 year replacement plan. Ended up owing 300$+ for that. Also, racked up 2+ years of back pay on sewer, trash, and water. No reminders for missed payments just a 800$+ bill I owed (I used the utilities so I have no problem paying for this, but no reminders for over two years without payment is crazy). Overall, property managers have no idea what they're talking about so refer to their corporate team for any questions (good luck receiving a response).
