While the price is great for the space you get, DO NOT live at the Broadway Street locations unless you are on the top floor. I promise you will regret it. I have had upstairs neighbors multiple times in past but these buildings are too old to live on bottom units. We actually looked into breaking the lease since we haven't had a good night sleep in MONTHS but was told it is impossible. All day/night long you will hear people stomping around, entire conversations, constant furniture movement, others intimate moments, pets and I'm not exaggerating- during Teams meetings for work co-workers have asked what the noises are. Management is extremely hard to get ahold of and honestly not super helpful. Maintenance is responsive but things constantly need repair - after something is fixed it's broken again in a few weeks- it's a little ridiculous. You will never get clear, direct, and timely responses to any issues. Don't trust them they say a whole lot in the sale, and won't deliver and ignore your issues as long as they can. Parking was a selling point advertised in the leasing of this apartment. Signed the lease having been told multiple times parking would be available for an additional $75 a month outside of the lease. After signing we were give trouble when trying to receive a spot, and once we finally got a response there were none available. A month in they responded that some are available for $115 a month. We questioned them about the change in price and they just ghosted us and passed the offer to others we guess. Additionally we still have yet to be given back half months rent for THEM requesting US to push back the move in date to the 15th yet still charged us the full month. We questioned how and when we would be refunded but no answer. Furthermore, our move in date was pushed back so work can be done on the apartment, but once we were finally able to move in many items were broken prior to us moving in:  - Broken light fixtures - Doors that won't close - Door knobs falling off - Paint chipping off the newly painted surfaces - Windows do not lock - Floors were also left a mess with paint, stains, etc. Other residents have reported rats. The service I received as someone who was interested in renting was so frustrating, I signed up for a Yelp account just so that I could leave this review. I tried to schedule a showing for the same unit FOUR TIMES. Each time, it either got cancelled or I received a request to reschedule. Before I made my last attempt, it took ages for me to get a hold of a human being over the phone, and I was told that the unit was still available. But the first and last attempts were cancelled due to "pending applications." The listing was never promptly taken off the market in either case, which was incredibly confusing. I never got to tour the unit once. I never want to work with these people again. read more

At some point, I believe someone at Kass decided to make a modified version of The Narcissist's Prayer their standard operating procedure. Here's how Kass "deals" with any problem brought up by a tenant: "That's not a problem. And if it is, we didn't see you contact us about it. And if you did, it's not a big deal. We'll get to eventually. And if it is a big deal and we don't get to it, we'll take our time. And if it never gets fixed, too bad." These are the problems that never got solved in our Kass building: * A leaky basement floor and pipes that caused regular roach infestations. * All mailboxes were broken and did not lock. As the problem persisted, the edges of the mailboxes became sharper, leading to people being cut trying to get their mail. * A backdoor lock that regularly broke, leading to the backdoor not actually locking. This eventually led to squatters in the basement. * A smoke detector that needed a battery change in an empty apartment. The beeping was heard for at least 6 months. It once took well over a week and me sending a registered demand letter for Kass to fix a broken heater in winter when the internal temp had reached below 60, which is not legal. When I repeatedly asked for a fix, Kass acted like I was a giant pain for not wanting to freeze. At another point, we called Kass's emergency line to report a gas leak. Kass never took any action on that: the only action was got was from the tenants calling People's Gas and having THEM come out to verify that the gas was left on in any empty apartment. Kass never arrived on scene or followed up in any way. read more

They are voucher friendly however their process is you are welcome in filling application with a voucher but by chance anyone come behind you and are qualified you are correct completely denied and need and if you are interested in another unit you'd have to complete the process including paying an additional application fee .... In which I believe they could adjust your this parameter knowing the process in obtaining units with vouchers and being a bit more lenient as it's stressful enough in trying to find a unit . I do hope the in future do try and work with people with this particular situation read more

The building I live in is FILTHY. They come to exterminate cockroaches monthly and they never go away. The management company does nothing to assist you when you report an issue. The windows are so dirty you can barely open them. I take my laundry to the laundromat because the machines in the basement are dirty, old, small, and expensive. Kass Management services is the absolute worst property management company on the Planet.. at the beginning there was some lady that did absoluteley nothing and was never available to talk to. they ended up firing her most likely because she was running a prostitution ring from the apartments. which later when a new manager came up his name is Peyton. it seems all these managers start out strong. but end up just ignoring any requests made by the tenants. then there is Luis he was a regular office helper that now bacame the manager and he has since become so arrogant and nothing is a priority excpet for his meetings granted he does answer the phone. but has to cut you short because of a meeting he has to go to. if you ever are thinking of renting an apartment. and it is managed by Kass .. think twice and chose a different place. you will save yourself alot of headaches in the future. read more

Worst property management company ever. If I could give them negative stars I would. I live in a building managed by Kass with condo units selling for high six figures. We are a small building (approx 15 units) and the building is less than 20 years old, so not a lot of issues. Our experience: 1. Four property managers in 2 years. 2. Property manager either doesn't respond or does but doesn't follow through. Repeated feedback to their managers have yielded no change in behavior. 3. We have one major maintenance issue (water intrusion from outside that has not been resolved for almost 2 years. Kass has just basically ignored the situation. 4. Smelly elevator pads go up for major deliveries. Then they'll stay up for DAYS until someone complains. 5. Property manager thinks it's his job to mansplain thing to me when I know more about building engineering than he does ( I have industry experience). Do your due diligence with this company and check the complains on BBB website. read more

This review is about Kass Management's Condo Division TL;DR--Kass's support for our community manager has gone downhill the past two years, costing our condo association thousands of dollars. Kass has been our association management company since 2019. The financial side of their management has always been very good. The first several years went smoothly with Chris Bruno as our community manager. About two years ago, Chris left and we had four community managers in one year. Except for Jessica Walsh, who was wonderful, in my opinion, each community manager has been worse than the last. Here is an overview of serious issues: Lisa Guidara, our current community manager, failed to immediately stop a handyman from working on our pipes in our boiler room and garage when a board member informed her that the person working on our pipes wasn't a licensed plumber. This is a CITY CODE VIOLATION, which, go figure, requires a licensed plumber to work on plumbing. When asked about it, she said that the "claim was hearsay" and that she wasn't going to stop work based on "rumor." WHAT!? She also said that they don't have the plumbing licenses of their vendors on file, which sounds like a HUGE miss and something that should be changed immediately. This is unacceptable behavior from someone who is supposed to work on behalf of our building. I insisted that the work be reviewed by a plumber, which the board agreed to and there were a few serious issues: The handyman did the work incorrectly which created an issue that could have caused a great deal of damage to our water heater system if it wasn't taken care of There was WATER dripping on a LIVE wire, which could have caused a fire! If it weren't for me pointing this out, there could have been serious consequences. We lost over $2,000 in assessment interest from when I requested that the community manager look into moving to a higher-interest account to when Jessica came on board and finally took care of this. This was despite our board members reaching out to other community managers for the status of moving funds. We also lost $3,000 as a result of Lisa incorrectly signing a contract AND her not flagging the expense before presenting it to the new board for payment approval. I do not recommend Kass, and I especially don't recommend Lisa. read more

I've been living in the building on W Diversey for 9 months, and I have documentation that the neighbor who lives above me abuses her dogs, which management had no idea she had in the apartment, and what she claims are emotional support animals. My lease says on page 4, (line item 9) under Rules and Regulations, "No noise or other sound is permitted which disturbs the other occupants from quiet enjoyment of their apartment or common areas of the property." Management does not enforce the Lease. The dogs run and wrestle around between 11pm and 7am consistently, have jumped up on me in the stairwell outside where I go in order to just have peace and quiet, and have defecated on property at least 3 times, which I unfortunately stepped in on my way to work once. I've also documented what sounds like furniture being dragged or moved repeatedly, along with loud music in the past that shook my floors. I've submitted video evidence of all these disturbances, but there is no penalty or consequences for this behavior. This is just the tip of the iceberg, but I'll keep it concise: As a former property manager myself, I strongly recommend NOT moving into a KASS Management property. read more

Our washer/dryer broke and it took Kass more than 12 weeks to send someone out to fix it. After several attempts to make contact via email and phone, I had to make multiple trips in-person to their office to finally get it fixed. Additionally, because it took so long to fix the washer/dryer and we had to pay out-of-pocket elsewhere to do our laundry, we requested reimbursement for such. Kass agreed to send us a reimbursement check, but of course they never did. I again tried contacting them multiple times via email, phone, and in-person and was told the check was sent, but we never received it. I finally gave up pursuing the check after wasting so many hours trying to get them to send it. My only regret is not pursuing litigation like I had told them I would. The leasing agents for this company are absolutely horrific at their jobs. I scheduled a viewing for a unit today and it was canceled 3 times. The third time it was canceled was after I drove to the unit, an hour drive, with my 6 year old and he canceled it 10 minutes before he was supposed to be there while I was parked outside of the unit. He claims he was on his way (definitely did not sound like he was driving) and just found out an application was approved. Wouldn't you check to see if there are pending apps before confirming meeting at the unit? Horrible people. Oh, and he told me he would text me with the managers number, and never did. read more

one of the worse leasing agencies I have ever had an experience with. they never fix your maintenance request on time as your issues can go days or even weeks without getting your issues resolved. they even mark the requests complete even though no work order was finished. I couldn't run the AC and air fryer at the same time because I constantly lost power to the unit. property manager had an excuses for any and everything that went wrong on the property. nothing in the lease said you could not use an air fryer with the ac on bear in mind the heat index in Chicago this summer was near a 100 degrees. the property manager went from a fee charge of two dollars to thirty dollars just to pay your rent online even though the raise wasn't included in the lease. the back porches are filthy. even on the day I moved out of the apartment the property manager marked my maintenance order completed even though my door had been broken over a month. Please stay away from this leasing agency as they are more concern about money then your quality of life read more

Please, for the love of all that is good in the world, do not rent from these greedy slumlords. When I rented one of their run down, overpriced units, just because I liked the neighborhood, the heat went out in the whole building for a week in February and they claimed it took so long because they had replaced the whole boiler. The following winter it started happening again, intermittently going out where we'd wake up to 50 degree weather in our apartments. Kass did nothing for months, the heat wouldn't come back on unless we contacted the maintenance guy directly. When they finally did send out a repairman, I actually had a chance to talk to him, and he informed me the boiler they were having him repair was basically falling apart and installed improperly. When I confronted them about this, they fired that team and brought in another who refused to talk to me. Throughout the whole ordeal, my building's manager, George Castellanos, was regularly disrespectful and ultimately told me "if you don't like it there, you can leave". So I did. I found a much better place up the street and got Kass to sign an early termination agreement and bailed without having to pay them another ill-gotten cent. Also, the early out agreement they provided tried to include a clause saying I agreed not to leave any bad reviews about Kass, which is illegal in Illinois and just a shady practice altogether. If a landlord ever tries to tell you can't leave them a bad reviews, leave one on every site you can find. read more

Very poor homeowners association management of funds. They completely depleted our reserves for our 50 unit building with prices ranging from $250,000-$350,000 and called for a special assessment of $1,000,000 to replenish funds and do some capitol improvements one of which is replacing our 2 elevators for a cost of nearly $700K when they are at the end of their useful life but both fully operational. The virtual meeting was last night and only about a dozen people were able to attend because the meeting link they sent out didn't work. Yet, they passed the $1,000,000 special assessment which levies a $22,390 bill on our unit due by 03/01/25 or we can finance it over 10 years which would add $300 per month and end up costing us over $31,000. They brought in a lender they work with without getting any 2nd or 3rd quotes to finance the project and claimed that most lenders don't work with HOA's when that is the vast majority of what exists in Chicago. read more

I had a very strange experience with this company. They have vacant rental listings on Zillow, but when I reached out, they sent me an email with a showmojo website to schedule showings that almost never works. The first time I couldn't see the listings via the email link; the second time I was able to see the listings, and scheduled a showing, but the agent stood me up, wasted me two hours; the third time I called before the scheduled showing and was told by another agent that he couldn't find the key, which is often misplaced, so showing cancelled again...I agree with another reviewer, the rental process is so difficult that it almost looks like they don't want potential client's money. read more

The property on Touhy is terrible, nice and roaches everywhere and let's not forget the bedbugs too. Ppl in the building catch the mice and throw them out their windows so gross. I think someone has been coming in my apartment when me and my husband are at work because stuff have been coming up missing. I just had an apartment viewing with this company. I scheduled the viewing on Monday when the apartment was listed as $1875 on Zillow. They changed it to $2065 before I arrived without letting me know. They also had an unlisted $950 non-refundable move-in fee, which is $200 higher than the highest move-in fee I've seen in Chicago. They said they allowed pets, but then hit me with a $350 pet fee, which is one of the highest pet fees I've seen as well. Finally, the application is $80. All told, if you have one cat, you've paid these people $1400 before you've spent a dime on rent. read more
