KBC Management runs my building like a playground for spoiled children. They have sex with tenants, provide and use cocaine with tenants, as well as participate in and enable organized eavesdropping and spying with drones and listening devices. When I moved in, a floor supervisor was hosting sex parties with certain groups residents who believed that participation granted them powers over other people who live here, and supported those residents in group bullying that went on for months at a time. Its genuinely shocking how awful this company is. The legal and ethical breaches of their positions go beyond a mere one star review. Do not rent from them. EDIT: Its important to note that without all the 5 star reviews posted by suck-up employees, this company would have a ~1.5 star rating. This is long overdue review. When I say this was the absolute best management I've ever rented from would be an understatement. Management is amazing, really personal touch and actually care. 2020, went to the hospital...got a call asking me if he needed to check in, feed and water my cats. I had it covered; but who does that these days? I moved out, only because my friend needed a place to live in Hillsboro, and I decided to travel for work....so couldn't leave unattended for 3 months at a time. I quickly realized, how good I had it. A spacious studio off Weidler and 24th in NE Portland. Attentive and so reasonable. I got my entire security deposit back, even though my cat ruined the blinds in the kitchen. He was looking at birds, I presume, and got stuck...they were a mess. Didn't even charge me for that! Said, we needed to replace anyway:) I would no doubt rent from KBC again in the future. If it weren't for my friend needing to live in Hillsboro, I'd definitely rent a 2 bedroom from them. Forgot how shitty management can be, cut corners, nickel and dime you...I could go on. Just a fabulous experience there, felt very homey. Neighbors were awesome. Never felt intimidated knocking on someone's door to help me out...I left my keys in the laundry room twice, and locked out. No problem. You will not find better management in Portland, or anywhere:) read more

I have lived in Cedar Hills Townhomes since August 2021 managed by this company (KBC). We just put in our notice today and Julia was very responsive. She has been very helpful since the beginning and my wife and I have been very happy living here. Amazing location and nice clean property and units. I will miss this place!!! read more

KBC has always been prompt to attend to any issues that arise in my apartment. At this residence they are very reasonable about charges for trash. The water is included because it is a historic property. I even got my full deposit back when I moved out the last time. read more

I relocated to Portland from Northern California with little to no familiarity with NW Portland. I searched for a decently priced studio in the Northwest area. A friend who lives in a KBC apartment on 23rd had sent me their link. Navigating through the link was simple and straight forward. I contacted The Carmen Apartments and received a call back from the landlord, Shawn, who was incredibly kind and informative. He was able to do a video tour of the apartment complex and studio and shared enough information that I signed the lease that night. I lived in the Carmen for a year, but only moved recently due to the need for more space as my boyfriend ended up moving in with me six months later and we are looking to get a dog, which the Carmen does not allow. Considering two people were living in the space, the studio itself was pretty spacious. It had a full kitchen, HUGE closet with large shelving, the main room fit a queen bed, small futon/couch, full desk (I work from home) and a nightstand. The windows are single pane, but the small heater on the wall heats the room up quickly. Because it's an older building, you can hear foot movement above you and outside the door, but all the neighbors were kind and respectful; never had any noise complaints. Our landlord was also very helpful and quick to respond if we ever had any issues. Overall, my experience with KBC Management was a positive one and would recommend to family and friends. read more

The building is beautiful and charming inside & out, the landscaping is always taken care of, and the building is clean & tidy. I have rented with KBC three times over the last 7 years, once in NW and twice in NE. I kept going back to them because I liked the aesthetic of the apartments and I never had any problem with maintenance issues or communication. The building managers Camille and Kole Freestone, especially were absolutely wonderful. BUT if you are thinking about renting the apartments on 4427 NE Hoyt ... I strongly recommend against it. I lived in the "New Hoyt" apartments for a few months before I had to leave. In that time, I developed ringing in my ears, skin issues and a drastic increase in my anxiety level. When you walk outside of these apartments and look at the top of the Providence Building at the end of the block, on Hoyt and 47th, there are massive cell phone towers on both corners of the building. These towers could be seen from my kitchen window, they were that close. I know we live in the city and cell phone towers are a part of our lives. I took steps to reduce radiation effects in my apartment by removing wifi, getting a radiation-blocking canopy to go over my bed, and I severely limited my cell phone use in the apartment. But once I started researching the effects of electrosmog (or the microwave radiation that is being emitted from these towers 24/7), I realized that my health issues were caused by the radiation coming from the cell phone towers across the street. I bought an electrosmog meter to read the radiation levels and the average reading was 3-5 milliwatts per square meter in the apartment, which are levels documented to damage sperm motility and DNA. I wanted to post this review so help inform future tenants that you may experience serious health consequences while living in this building (and the adjacent KBC properties on Hoyt). read more

My fiance and I have lived in one of KBC's NW Portland apartments for three years. Every time we have an issue, KBC is very responsive and takes care of it very quickly. They also give plenty of notice and are very considerate of our time and space. We've never had an issue with them and our dealings with them are always seamless. But the real credit goes to our on-site landlords. The two previous landlords were very nice and responsive, but our current on-site landlord, Shawn, is so great. Not only does he respond very quickly and take care of issues professionally and positively, he also goes above and beyond to make the building and sidewalk look nice and clean. We've had issues with plumbing due to an older building, and he always coordinates with the plumbers to be there within a day. The work is always correct, and once when a pipe burst in our kitchen while we were out of town, he not only had it fixed but our kitchen floor completely cleaned as well. It's so nice to not have to worry about anything, even when we're gone. We really appreciate him being on site and working so hard to make the building so nice. Thanks Shawn! read more

Every time we had a request for something to get fixed, Dan and Julie responded within 24 hours, unless it was an emergency and then it took less than 10 mins. Honestly this place is probably the best place I've ever lived at property managers even the one that lives on site treat you with respect they aren't nosy, I've never had a noise complaint even though I work a lot of very crazy shifts being a civil servant. I mean what can I say the rent is great and the people are very kind not rude I've never been talked down to and I mean I didn't have the best of credit but they gave me a chance and I can't imagine myself living anywhere else. I would recommend anybody who's looking for a place to rent where they can call home and where they're treated with respect and not just a number then come here because they have the best properties and yeah they are restored buildings for the most part the rent is very very reasonable and they're deposits are reasonable and they're very reasonable and understanding. BLACK MOLD. BLACK MOLD. BLACK MOLD. BLACK MOLD. BLACK MOLD!!!!!!!!! This apartment complex has a horrible case of black mold that they are trying to shirk responsibility for, so that they don't have to fix it. We sent photos to our property manager, Willow Finney, who literally tried to normalize it by responding, "Black mold might seem scary, but is a normal part of living in the northwest", all the while, refusing to come and see it for herself (likely because she knows the actual dangers). The Maintenance manager was sent to take a look at it, and upon opening the door to the master bedroom, he immediately covered his face with his shirt and said "wow this is really serious - I can even smell it emanating from outside the room", and then went on to confirm that the wall has indeed been long destroyed, with water leaking through the concrete, and that there is nothing we could have personally done as tenants to prevent this. The mold, which is now all over the base boards of 2/4 walls in our master bedroom, and growing, has literally DESTROYED our bedroom furniture, because it is literally GROWING UP FROM THE CARPET, WHERE WATER LEAKS IN THROUGH THE WALL - a leak that they knew about before we even moved in, and claimed to have fixed, which was obviously not the case. In the meantime, because it has been destroying my wife and I's health (we've been in and out of the doctor's office for months with related symptoms), we asked to at least be moved to another apartment for now, so that we won't continue to grow ill/pay an arm and a leg for a space we can't even use safely, and they responded that they won't have another opening for at least a couple more weeks, but "is sleeping in your second bedroom an option at all?". Which mind you - our second "bedroom" is an office. Bottom line, when you pay 1400 a month for rent, plus utilities, you expect to not be dealing with slum lords, but alas. To date, they have still done nothing. Will update with any new developments, if any. read more

Update: this issue has been, thankfully resolved. So i changed my rating.... Iam so disappointed in KBC management. Poor communication and unethical financial practices. We have been trying to speak to someone there for over 2 weeks and have no call back. Great location, but bad business. Yikes. This is just one example. Bottom line (to save boring story below):DONT RENT FROM THEM!!!!!!!! My husband and I are renting an apartment in NW (Amberley Apartments). We were unjustly fined $250 for having smoke detector on the shelf (because they provided the building with faulty sensitive ones that go off all the time). We had mentioned that the detectors go off without smoke and the building manager said they all do and told us to open our windows. Ummm, ok. Even if it goes off randomly in the middle of the night, which freaks us out. We hadnt even removed batteries, just had the dumb things where we could turn them off when they go off like crazy read more

My partner and I have lived in our town home through KBC for almost a year and just renewed our lease for another--we have loved every part of living in our community and cannot speak highly enough about the management team! Maintenance requests have been completed quickly and with consideration of our inside cats, the grounds are beautifully maintained and well lit, and we have the friendliest neighbors! We have lived with KBC for 2.5 years and now we are moving across town and I'm genuinely worried that wherever we live next won't be managed as well as KBC. They are so on top of it and so personable. We truly enjoy when we see the property managers in our building. They will never penalize based on a technicality (late rent one time, or something that was truly a mistake). Not gonna say nothing has ever broken; we live in a newish building and little things would require maintenance every couple months or so, but they are SO amazing and prompt about fixing it. I really like that the managers at my apartment complex are polite, quick to respond to any concerns, and care enough to notify us in advance of things we need to know about our apartment complex. Cleaning staff which cleans the lobby areas and sweeps the porches and stairs, as well as the yard maintenance people, are all very nice as well. The KBC website is well designed and easy to use. The visibility of management here is a real bonus, I often see our manager or assistant manager out taking care of things around the property. This establishes a pleasant atmosphere of safety and orderliness. Maintenance concerns have been minor and have all been handled promptly. read more

I've lived in my KBC managed apartment building for the past 3 years, and I cannot say enough good things about management, both in-house and out-of-house. KBC is super responsive when the rare maintenace issue arises, and they keep you informed on any building-wide issues, too, such as which days to expect window washers and if the garage door is ever undergoing repair. I've had 3 on-site managers these 3 years, and all have been stellar especially the last manager Taki and current manager Leah. They even put potted orchids in our lobby. KBC also seems focused on bringing in neighborly and responsible tenants. I've enjoyed sharing a building with such nice folks. Everyone I meet in the elevator is friendly - I've had neighbors offer to help carry my groceries. Should I ever choose to move to another rental, KBC will be my first choice. read more

He tells renters not to walk around with shoes in their apartment. Saw him talking with post office guy about kinds of mail people are receiving. He completely crosses the line of what a property manager should be. Never had an experience like this in my life and have had great experiences everywhere but here.The place is nice, the area is ok except on Friday and Saturday nights when you hear lots of drunk people walking around outside. KBC Management was a fair, prompt and kind landlord to myself, wife, golden retriever and kitten for over a decade. We actually rented two different townhomes at one of their properties over the last decade. We were always treated fairly and they kept the grounds and homes in great condition. We received many energy efficient upgrades over the years and they even went out of their way with a few of our requests. Absolutely awesome and superb company. Thank you for an excellent 10 years. We would have stayed with you all indefinitely if we wouldn't have finally found the perfect home. Also, thank you so much to Dan our apartment manager. I have lived at the Macleay Apartments since June of 2017. I love my apartment especially since my patio looks right into Forest Park. KBC management has been very responsive to my repair requests and has done a great job of maintaining the grounds. They seem to take a lot of pride in their properties. I was in a huge time crunch when I moved in. Both KBC and the former Property Manger made that move happen very quickly. My apartment was like new when I moved in. Our current Property Manager Willow Finney is amazing! I have had a few plumbing, appliance, and lock issues since moving in. Willow made those repairs happen very quickly. She does a great job of maintaining the property and is always available to field questions. This is my first time in 30+ years living in an apartment. Willow has been very sensitive to that and has interceded very promptly with "apartment living" issues. I am so glad she is here to take care of the complex! read more

I lived in Jeanne Manor for about 4 years. I have had mixed experiences renting in Portland and other major cities (one particularly horrible experience). But our time at Jeanne Manor with KBC was hands down THE BEST rental experience I have had. We only moved because we finally decided to leave the rental world and buy a house. Nina, our building manager and Patrick, her right hand man, work tirelessly to keep the building clean and well maintained. Any repair request I made was responded to quickly. Nina's communication about inspections, policies and other business matters was always professional and in writing. Those things alone are enough to recommend KBC and specifically Jeanne Manor to potential renters. What's really phenomenal though, is that both Nina and Patrick work hard to get to know their renters. They're kind, friendly, just plain awesome. They make Jeanne Manor feel like a community. It's no wonder that they have many long term renters in that building. Anyone renting a space in Jeanne Manor is very lucky to have such phenomenal leadership at the helm. KBC should award Nina and Patrick a medal (or a raise)! Renting is difficult and it's only getting harder in Portland. If you find a building managed by someone like Nina, you should know that you are a very lucky individual. KBC management lost control and makes prices just incredible. Look at their site for prices at Alphabet Dictrict http://www.kbcmgmt.com/northwest-rentals/ There's no 1-bedrooms lower than 1175 per month. And this price depends on the floor. The higher the floor, the higher the price at Rose Plaza Building, for example. You should be stopped. It leads to gentrification and social problems. read more

I have been very happy with the Rose Castle Apartments and KBC Management.These apartments are well maintained, the shared spaces are kept immaculately clean, and any problems that have come up have been dealt with promptly and efficiently. The only downside is the heat. These units converted from those great gas heaters to electric wall heaters. While I am sure this is more energy efficient, it makes for a very expensive winter. This is the second apartment i have rented through KBC- first being Classic Hoyt. Managers at both have been attentive and polite. Anytime a maintenance issue did occur, it was dealt with in very reasonable time frame. Most efficient management company I have dealt with for sure. read more

I've been a tenant for 2 years and these people are terrible to work with. My apartment molded out so badly that the spores went airborne, damaged some of my furniture, and made my cat sick. It was uninhabitable for a whole month for which they still charged me rent and the power to run their dehumidifier and heater in the unit when I wasn't even able to stay there. I even have a text message the land lady saying that several other units have had a sever mold issue within the last 15 months. This is a known issue they're doing nothing about and they certainly do have any regard for the health and well being of their tenants. I've rented through KBC for possibly 15 years in different complexes throughout Portland (NW Portand, Forest Hills Apartments, and most recently, Cedar Hills Townhomes near the intersection of 26 & 217. Most recently (for the past 8 years) I lived in the Cedar Hills Townhomes and found it had a wonderful location, great access to MAX and the highways, nice grounds, and courteous neighbors. I also found the new managers, Dan & Julia, were very helpful whenever I needed help getting something in the unit fixed or updated. I had a positive experience in my time there and recommend it to others. read more

Odd experience. I tried renting at Cedar Hills Townhomes. The townhomes look great. The grounds look great. It seems as though the management team isn't on the same page. I had set up an appointment a day in advance to get an application... No one showed. I did end up getting an emailed application, which I do appreciate. Once the application is in, I'm told that my breed of dog is not allowed: a boxer. I wasted time trying to pick up an application in person, but I wish the management company would have been up front about which dog breeds they allow and prohibit from the beginning. I know the townhomes are cute and rent for a good price, but I'm HIGHLY irritated because the entire experience was a huge waste of time! read more

I lived in a KBC building for a year in NW portland just off 23rd. They have the most unique apartments and work hard to maintain the vintage charm of the buildings. My place had black and white tiles in the kitchen and bathroom, hardwoods throughout, crown molding, claw foot bathtub, and crystal door handles. They usually have a live-in super who will materialize in some form of chill hipster. KBC was always very quick to respond to any issues. Of course, you get what you pay for. Rent is steep, but you will always be the friend with the best apartment in the best location. read more

So very, very, disappointed and disgusted. My girlfriend and I spent the week in town in preparation of moving to Portland and was either ignored or told that we were a waste of time. We were hopeful to find a place in the NW and loved several buildings. Called the numbers on the signs of at least 7 buildings multiple times over the course of three days. After 3 days, only 3 places bothered to call us back. Trinity Place acted annoyed and didn't care to sale us an apartment. The Olympic told us that he "wouldn't waste his time" showing us an apartment. They were BOTH unbelievably rude. The manager of the Amberley, however, was very nice. Unfortunately, her fellow co-workers ruined us on the company entirely. We will never, never rent with KBC and am happier with the apartment we did find. read more

KBC unfortunately is one of the main managers of "vintgage" type rentals, ie usually with charm, character and such. Most of the actual building managers (I have met three) are lovely, agreeable. Upper management however does not give a damn about you once you are a renter: rent increases on a whim and selectively to some residents and not others; intrusive entries into your home; attempts to micro manage your life and generally treats renters as if we were all sixth graders. Find your charm elsewhere is my recommendation! There are other wonderful renters out there! read more

I lived in one of KBC's Nob Hill apartments for nearly three years. I ran into an old tenant, and asked where he'd been, and he said he got a "No-Cause Eviction Notice, out of the blue." No reason, no past problems between him and the company. Shortly after that, another friend of mine from the building where I lived had the same thing happen. Then, out of the blue, I got one myself. I've never been late with rent, never caused problems, have been on good terms with all 4 building-managers that were cycled through during my time there (4! Makes you wonder about the company)- never a single problem. This came two days after one of the property managers came over, unannounced, and walked through the apartment with the -newest- building manager. I called her the day I got the notice. Didn't hear back from them. Plus, they give you a two sheet long, itemized task-list on what and how to clean everything before you move out. And judging from their other reviews, I'm sure I will encounter. The buildings are cute. But they're absurdly over-priced, and as someone with chronic illness, moving is incredibly stressful- plus I had one of the few apartments that could be easily fixed to accommodate a wheelchair I was told I would need, soon. I was dumbstruck, angry, to just be tossed out like that: without explanation or even a single warning. Renters, don't bother. Their properties may look darling, but they're not worth it. read more

The person below must work for KBC because its a total joke. I have never written a review for a management company before, however I feel I need to warn people about this company. I rented at 819 NW 23rd ave apartments for one year. The problem came with move out. They gave me a long list of things to clean before move out, I did so. Spent hours cleaning. They charged me 45 dollars for cleaning the carpets and it was never stated that they needed to be steam cleaned upon exit. Then they charged me 132 dollars to remove hair and "rubber bands" from the drain. I am a guy with short hair and my girlfriend who lived with me for 9 months also had short hair. The drain was never an issue, it did drain a bit slow at times but never so slow that I needed to call the manager to fix it. If there were rubber bands in the drain they were there from the previous tenant, and to be charged 132 dollars to remove this crap is unacceptable. I am considering legal action but it may not be worth it. Just avoid their buildings. The upper managers who are not on site will not return your phone calls and if you do manage to contact them they are pretty rude. Also 819 is extremely loud, which isn't a big deal if you only factor in the noise from NW 23rd ave, but when you add in the idiot tenants most of whom are trust fund kids that throw parties in the middle of the week and the manager who is too much of a flake to do anything about it, then prepare not to get sleep. read more

Property management companies are pretty horrible in general, but renting from KBC was kind of a nightmare. I lived in the St. Francis for about a year and during that time dealt with the rudest behavior imaginable from the on-site property managers, who were completely inept and often defensive if I decided to be proactive and approach them about a serious problem (such as the time they halted mail delivery service for two days, without letting any of us know in advance so that they could paint the floor in the mail room). The elevators were out of service on a weekly basis. Management was non-responsive to maintenance issues (like the time my door knob fell off in my hand - it took them three days to call me back about it, by which time I had already resolved the issue myself). When I tried to contact KBC directly about the rude behavior and overall lack of professionalism of our on-site managers, my very polite and totally reasonable messages were ignored and I never received a return phone call. In the year that I was there, all of the weather-proofed double-pane windows in my apartment broke, making them less insulative than just crappy un-weatherized windows that would actually close. My whole experience with them leads me to believe that they simply do not care about anything other than collecting rent from you. I felt like I was living in a very fancy and well-located slum. read more
