Selling: We realized to be competitive in the seller's market to list our home. Jen recognizes the need to be competitive in this market, the need for beautiful photos and the right lighting, minimizing personal belongings, and the right verbiage in the listing. She partners with the best vendors in the area. We listed our home without a review date but quickly realized with the amount of buyer traffic that a review date was required. After putting in a review date, we still received multiple offers before the review date and accepted one of those offers. Jen worked with us to price the house competitively. In doing so went pending in 34 hours! We received $40k more than our list price and sold for $60k more than anything in our neighborhood. It was a smooth and easy transaction with Jen in constant communication of the next steps. The easiest 5 out of 5-star rating. Buying: We lost out on the first home we loved, but we were determined to find a home that we loved and used Jen's expertise to formulate an attractive offer without overpaying. We would send listings every day, and Jen would do her homework to determine all the details of the property, motivation of the sellers before we even looked at a home. We understood from our selling a home what we would need to be as a competitive buyer. Jen was there every step of the way through the six offers we wrote up and used different strategic measures in every offer. Jen excels in writing offers and using the information she learns from the sellers' agent in the written offer. Although we lost out on six homes, Jen was right there riding the roller coaster with us and checking-in and calming our anxieties. On the seventh offer, we agreed and purchased our beloved new home. When under contract for the home, the appraisal came back even lower. On top of that, the appraisal from July clearly shows the house is only 850 square feet and is only two bedrooms, but he proceeded to list the home as 1400 square feet and claims it has 3 bedrooms. Why work with someone that is willing to lie in their listing? When the appraisal came back 30k under contract, he failed both me and his client by not even presenting a counter offer. instead, he canceled the contract, which lead to me losing the home and over $2,000 in expenses. As a first time home buyer, I believe all buyers and sellers deserve agents that are willing to put in hard work for their clients. It's clear that Evan and Edmonds Realty are not willing to do so and have failed so many parties.

If my agent was only concerned with "getting the deal closed", as Brian asserts, she would not have supported my decision to look elsewhere, based on a significant issue with the condo that the seller could not or would not resolve before closing. I feel that Edmonds Realty helped me dodge a bullet, even though it meant more work on their part for basically the same fee. In other words, I was well represented and advised by my ER agent, while it appears that Brian is blaming my agent - rather than his own - for his dissatisfaction with his selling experience. So again, if you want an agent who will make your satisfaction the top priority, I can say without reservation that this was my experience with Edmonds Realty.

Getting approval for our loan and the company's preparation of closing documents took an enormous amount of time! Finally we signed on the last day of our Real Estate Purchase Contract Agreement, but it turned out documents had been prepared with the wrong closing date, making all documents invalid. Thanks to our Realtor going to bat for us, the documents were redrawn and we did close but with only minutes to spare! Overall, we found the loan process frustrating but figured ours was probably an exception and not the rule. When our daughter and her husband wanted to refinance their home recently, we recommended they work with a local lender. Because of his reputation, we recommended they talk with Shane. A few frustrations were encountered by them as well. FIMC didn't lock her in on the first day, even though they had said YES to the loan, so by the time they did the lock a few days later, the rate had increased. The "loan file" changed hands multiple times and as a result she was asked to submit the same documentation multiple times because of it. (We also had that same type of experience with our loan!) Days would go by without her questions via email being answered or getting a response to messages left by phone. Within a month after contacting First Security Bank loan department and a hassle-free experience, their loan was approved and they got the type of financing they desired. I commend Shane for contacting me regarding my review and wanting to set things right. Maybe our experiences were just difficult cases beyond their control. I guess time will tell.
