My move out experience was frustrating and left me feeling like I was being given the runaround regarding my security deposit. I received written permission by text to mount my TV and pictures using screws, and I patched the holes before moving out. What concerns me most is that photos were taken to document the property's condition before my lease ended, while I was still cleaning and moving out. I finished cleaning and returned the home, including the garage door remotes, on the final day of my lease, yet I was later told the remotes were missing. I was also charged around 400 dollars for carpet cleaning, despite the lease stating the carpets are cleaned between tenants. Combined with the loss of a significant portion of my security deposit 2,695 for walls that were cleaned and patched, these charges did not feel fair, based on the condition in which I returned the home. I'd encourage future renters to document everything, in detail. And, maybe think twice about renting through this company." RCW 59.18.260 -- Security deposits and ordinary wear from normal use "No such deposit shall be withheld on account of wear resulting from ordinary use of the premises." Do not give this company your business. Stay away at all cost or it will cost you not just money, time, but a good day. 1. Jame (the owner) seems to be a habitual liar. He says one thing and does another quite often. He cannot be trusted with your business. 2. Maintenance response from VerraTerra takes over a week if they ever respond. The fences are still broken. It has been over a year. 3. As a property management company, they are really bad at management. They only visited the property once and they didn't even walk the property. I've never seen them back again. 4. Their online system is garbage. It's useless at best. The only thing it's good for is to take your money. Some people may have had good experiences because they have simple requests. However, if anything gets slightly complicated it becomes a disaster. Look at their low Yelp rating. TERRIBLE experience, as a renter. 1) They never reply emails. I had to reached out 3-4 asking the same thing over and over, only to get partial responses 2) Maintenance request? Good luck with that. They closed a requests without fixing it. And the other 2, they never fix anything. 3) Getting your deposit back? Good luck with that too. No matter how clean or in well condition you left the house, they will charge you for "professional" cleaning ($500 for an immaculate house). For what? For nothing!!!! From the moment we applied, we knew it was going to be a headache. We have had a handful of typical issues (broken fences, playground needs fixing, etc) and when we reach out to the HOA they take days to respond and are quite rude. James is passive aggressive and is great at minimizing the issue. There has been a dead animal in our common space for days now. When I reached out to inquire about getting this safely disposed of, James responded rudely. I told him I was disappointed with his response and he got so triggered. This man is having a hard time with something in his life and is willing to become truly unprofessional and take it out on the homeowners he is charged with serving. I would not recommend. read more

Terrible HOA, the community we're staying at is newly built and the fence was cracked open behind my unit by a homeless person and my trash can was opened, everything was taken out leaving the mess and their clothes we had to deal with in the morning. I emailed the management about the situation , they said it was animal situation. I told them there were cigarettes butts right in my back door which tells me someone actually hung out at the back of my house to smoke. They avoid trying to fix the fence and finding a solution to protect my safety by saying it's my responsibility to pay for the fence. The fence is the whole community's property not my own property and the crack is not even directly behind my unit. So your safety is not their priority. They'll use contract against you as if you have a choice to not sign it or pay them. During snow days they don't even plow the road but very fast at sending tow trucks to tow people's car. I wonder what they use 109 dollars a month to do but apparently to call tow trucks. read more

Verra Terra is good at BS. Yes ACTUAL electricians, plumbers, etc make that much. But the two old owners did the work. And today is day 22, still no deposit refund after two demand letters. The law clearly states they have 21 days or they must refund the entire amount. I bet I don't see either amount, following the law is hard. read more

At first it was fine, we had a woman named Jennifer and she was great. Very on top of everything, easy to get ahold of. Then she left the company and we were assigned with Sabrina, who was good. But once our lease was ending, it was almost impossible to get ahold of anyone in the office. Emailing apparently is the only way to get ahold of someone, and make sure you cc info@verraterra and james@verraterra. Because when you call, no one is ever available to talk. You will leave voicemail after message after voicemail and will never get a call back. Emailing takes 2-3 days response time, then getting your deposit back is like pulling teeth. The carpet cleaning company they recommended isn't the best at planning so when we had our 9:15 meeting they showed up 30 minutes early when we weren't in the unit anymore. All sorts of mishaps, and maybe that's the luck of the draw but I would not recommend this leasing office. Mind you we were good tenants, never late on our rent, never a complaint by neighbors, hardly ever needed anything really. But their customer service really needs help. Good luck to them. read more

I have been waiting to write this review for weeks - and figured I needed to give it a few days to calm down. This company is HORRID - property owners & potential clients, beware! My current lease was ending and I was needing to find a new rental in the Seattle area. Spent weeks looking online & visiting open houses. By the time this property in particular popped up, I had a very good idea of what I was looking for. I contacted the leasing agent (verraterra) the day this property posted on Trulia (right before Labor day weekend) and asked to view the house. We were heading out of town for the weekend, so I offered to fill out the app & send $ for the app fee prior to a tour - we were seriously interested in this house, pictures looked good, location was great - and we wanted to be first in on an application. The agent (Tim) replied back right away with the info the fill out the app - literally the ONLY time he got back to me quickly. We go to tour the house with Tim, and the place is a wreck. Dirty. Spackle on the walls, no new paint. Appliances dirty, a lock on the top of the fridge. Fireplace doesn't work. Torn screen upstairs bedroom. Yard overgrown and unkempt. Tim explains the house has been on the market for a few months, lots of tours but no buyers. We ask will there be cleaning prior to moving in? He'll have to check. Will there be painting? He'll have to check. Fixing the fireplace? He'll have to check. The kicker? FULL garbage and yard waste bins that stink in the driveway. Will those be removed? He'll have to check. Are you kidding me? Despite ALL of this - and my serious misgivings about Tim and this company in general, pickings are slim on the rental front. We decide we would like Tim to inquire on our questions and get back to us - and we will go forward with processing our apps. This was a Tuesday. By Thursday, no response. I call. I text. I think, maybe it's Tim. I call the main line to Verraterra and leave a message saying I'm getting no response, please get back to me. NOTHING. Get a text Friday with a "sorry crazy busy will get back to you today." Shockingly, no follow up for the next 3 days. The next week, I get a text saying "so I found out there is another application being processed but it looks like it could fall through. I apologies it took so long, if it does are you still interested?" Are you kidding me. The entire time - from the very first day the house was listed as for rent - there was another applicant you failed to mention? You still haven't called me to give me the follow up answers? You also didn't call me to explain how another app could've been processed before mine - that was best explained over text?? Yep, still riled up after almost two weeks of this nonsense. So grateful we went another direction. And if they were actually the realtor attempting to sell that house - for the love of GOD, present the house in the best possible light. A little TLC would go a long way in making that house appear sell-able - or, you know, basic cleanliness. I wonder if that owner knows how this company was treating their property - and how he could've had a renter in place at least a full 2 weeks earlier.They obviously work real hard for the people they are charging $$! read more

The company has doped us in the worst possible way. When we leased the house they did not inform us that the dishwasher was not in working condition. In fact they lied in the inspection report about the appliances and many more things. We have been trying to get the appliances fixed for over a month to no result. I am pursing legal options. They care neither about the owners or the tenants. Please do not lease from this company or owners who trust their property with them. I would have given them 0 stars if possible. read more

VerraTerra was our property manager for over a year. Due to covid, my husbands job transferred us out of state. We continued to pay rent on time for 4 months even though state mandate protected us! We were making two house payments and running out of money. We notified them two months prior to move out. I asked repeatedly for the property manager Isara to market the property fairly with photos and give us the best chance to get a new renter in ASAP. Weeks went by and no photos online. She assured me there were photos and it may be a delay and not to worry that many people were calling. She asked to hold a video tour and never arrived then asked to come by when we were packing! The house was a mess. She continued to tell me that she had multiple people interested, wanted to make sure we were out by the end of the month to get a new tenant in. My husband drove to eastern Washington to pick up a uhaul because there were none locally so that we could be out the end of month! We had the house professionally cleaned and left it in great condition. Then the balance owed statement arrived. We are being charged for NINE days of rent into the next month= $900! Why did we need to be out the end of the month if no one was moving in? We wouldn't have paid for TWO uhauls and driven across the state. Then charging for patching nail holes and repainting 2 bedrooms. We emailed in July 2020 for move out report showing that this was beyond normal wear and tear as our move in report (photos Isara never uploaded to the tenant portal) show multiple scufs and holes when we moved in! We never received a response back from anyone until November 2020, but no answer to any of our requests. They then sent us to collections! We are disputing these excessive charges. While the owner waived the break lease fee, we found out that the owner paid her own company for the painting and patching of holes! $1243 bill!! I don't want any money of deposit back. I want to see proof that the $1148 they are trying to get from me with no documentation is valid! Be careful. DO NOT TRUST THEM! read more

Run!! If I could post negative stars, I would. I swear this is a fake operation whose only purpose is to tick people off and stress them out. I had thought I was hiring Verra Terra to manage my property, but instead they strung me along and walked away days before my home was ready to rent. Horrible experience. Keep looking. I have no idea why they strung me along. Very weird. Communication was awful. In the end, however, it worked out in my favor. I found an awesome management company (message me and I'll gladly give you the info) and ended up renting my house on my own in 2 days. Kryshna and James are full of hot air. Don't believe a word they say. Find another company. There's many property managers out there that are responsive and trustworthy, as well as inexpensive. I've worked with James for two purchases and he looks after my condo as my property manager when I am out of town. I was most impressed that even after way too many house showings, when even I was ready to setting for something I didn't actually love, James insisted that we keep going till we find our perfect home. And we did - way to many more house showings later. Given that an agent only gets paid when you buy, and the more time you take of theirs for house showings to make up your mind, the more it costs the agent, there is only incentive for agents to pressure you to buy the first place that will get him/her the biggest commission off of you in the shortest time. Unless you're James, someone who genuinely finds pleasure and pride from his work by satisfaction of helping you find a dream home. From working with him, I've also come to trust him as a friend. So having him keep an eye out on my rental when I am out of town was a no brainer. read more

This property management company is awful. Please think twice before considering to rent one of their properties. Communication with the property manager has been sparse and very frustrating, with often no response after many days and numerous emails and calls. We have requested maintenance on several appliances over 2 weeks ago with no significant reply or plan for repairs. It takes an inordinate number of emails, phone calls, voicemails, etc before receiving a brief and rather useless answer. The property itself is okay (has issues but is livable) but the difficulty in communication makes it a miserable experience. If you have another option, I would definitely chose a property not associated with VerrTerra! read more

Been renting with them for 6 months now and it's been a great experience so far. We've had some issues with the house due to former renters leaving all kinds of problems (let's just say, the former renters left garbage in every area of the yard, even going so far as to bury it! The location is amazing, you are by almost everything (Everett Mall, Alderwood Mall, Grocery stores, etc) But, the apartment it's self is not amazing... They just changed their rules for their valet garbage services, in which you don't have the option to not pay for even though each apartment is a maximum of about a 3 min walk.. You can't leave your garbage bin outside your door you have to bring it in by 9am or else they wont take you garbage that day. Also they will charge you a fee of $25.00 for any additional garbage bags outside of the bin. The dumpster area is ALWAYS completely full and smells bad when you walk by. The parking here use to be HORRENDOUS, but they changed to the parking boss system which is nice but guest parking is so small and each household only gets 24hrs of guest parking a week, so if I have family over they can only stay for maybe 2 nights, if that. Also at the beginning we were being charged for PUD through our rent so we were under the impression that PUD was added to rent which was really awesome but later on 4 months in found out that it was a separate bill at was charged $600.00!! and now our rent has dropped down to where it should have been at the beginning, So i am not sure what we were paying for at the beginning.. We will not be resigning a lease here and I would not suggest/ recommend this apartment unless you are really desperate to move out.. read more

They are crooks. We rented a property from them and turns out the home had mold and other insect issues which they more than 3 months to address. To make matter worse, James Hsu and his crony Tim Sandoval tried to collect on fines and other bills even though they were not valid. Absolutely do not rent any properties from them or even hire them to represent you as a property management company. We now have to hire a lawyer as they are threatening us with collections. We tried to pay it but more bills keep surfacing from them proving that they are disorganized with poor accounting ledgers. Stay away! J. read more

Great company. Great people. James is very forward thinking and always looking for ways to improve his company and the level of service provided to clients. Both in terms of real estate sales and property management, James and his team are professionals, who understand the current sales/rental markets. My personal rental property is currently managed by them and I can't imagine having anyone else take care of it for me. My tenants are happy, and plan to stay long term. To those applying to rent from this company please beware. The person who showed us the house initially doesn't even work for the company and was almost 30 minutes late for our tour and could not answer any questions about the space ie utility cost and date of availability. The space was also very dirty (holes all over in the wall,stained carpet and the walls were filthy as the previous tenants left the place an absolute mess.) We decided to still apply as the location and layout were what we wanted and overlook the current state of the space. Only we were denied after more than 7 days of waiting and lack of response were given a generic denial letter from the property manager based on the credit agency this company uses to run their background checks (even our current landlord mentioned that this company only sent rental verification request for only one of us.) The information provided to us upon denial was not accurate either (they listed credit scores much lower than our actual scores, information was switched with the person I applied to their space with, as well as them mentioning not enough rental history because they never sent verification of the other applicants rental history) it is an unnerving feeling to be denied on inaccuracy and no attention to detail. I might add we are financially stable people with decent credit with absolutely no criminal background and good rental history. I feel like this company lets you apply takes your deposits and denies you based on inaccurate information we reached out to them again and never received response. We will definitely be reporting this experience to the state board of realtors as well as the attorney general. Jennifer has been excellent in her responses and proactive in providing solutions and attending to the tenant requests. She also watches the expenditure and reliability of service providers if there is a need to call a vendor for repairs. Our home was new so she did an excellent job in coordinating with the builder for repairs and following up for warranty walk thru. Verra Terra manages our rental property and James and Lindsey have been great in responding and taking care of the property. read more

When we first moved into our home the agency seemed very efficient and fast. We have rented for a year and a half and service has gone down hill. They take forever to respond to questions, leaving us no choice but to contact the owners ourselves. They would blame it on the owners for their delayed response but the owners always got back to us imediatly. We are about to move out because owners decided to sell the house we are renting and the property management sent us a message asking if we had a spare key we could give them. Wait what? Isn't that your biggest job as a property management company, to have access to your rentals in case we got locked out or denied you entry? The list goes on and even though a lot of the things I've noticed they have failed on don't really affect us as renters, I'm left questioning myself why the owners are paying these people to basically do nothing. I hope they can actually help sell the home for the owners because they seem pretty incompetent so far. read more
