Reasons to not live here: -they will fine you if you even light sparklers at 4th of July- even though Pasco allows fireworks. - cheaply made homes, dings and dents on everything and they will take your entire deposit fir normal wear and tear.---- they replaced ALL the carpets and ALL the screens in the house. I had 1 screen with a hole in it from my cat and they replaced everyone and claimed pet urine ruined the carpets- no pet was ever in my sons room. -I was charged a $60 fee for emailing the "state of the home form" when I first moved in instead of knowing I was to upload via an app. I talked with Wendy about this and she said it didn't matter- it has to be through the app within 30 days even though this is said nowhere in the move in packet. -MADE me get rid of my sons dog. I have a Dr's note to keep this dog and she said "it's either you or the dog"- I should've fought it but this was my first place all on my own since my divorce and I had worked so hard to get to a place where my son had his own bedroom and we had a yard for the dog. He dug out 1 time and she wanted him gone. No working with me at all. -Wendy will not allow you to see the inside of the actual home you want because of some "insurance" issue. So I moved in NEVER seeing the inside until I had already given her money for a deposit- which is NON-REFUNDABLE. So I was trapped. - this same thing happened to a co-worker of mine. Put a deposit down on a place they could only view through photos. Then they saw inside and hated it. But she wouldn't give the deposit back so instead of losing it they chose a new place to live at a different D&R properties. - This company never had the utilities changed back to their company- I was gone October 13th and it is January and I am responsible for charges. I am a single mom and now have over $600 I have to pay for this company to keep the power on. If a new person would've moved in it would've changed over but no one has and this professional renting company never took on their responsibility to pay their utilities. So now I am paying for them. It's total BS. D&R Investments know what they are doing. They run over 100 properties and the fact the PUD and all utilities were not contacted by them .... I have never dealt with anything like that. I have moved almost 20 times and yes I forgot to cancel the garbage and Gas but the PUD? I shouldn't have to pay this. But I am liable for all of it. So always call the companies cause you may have a horrible property manager by the name of Wendy Greeno with no heart that will do whatever she can to ruin your day and Insure the business she works for has a terrible reputation. Plus I was a good renter. I ALWAYS paid my rent even during Covid. I let other bills go but ALWAYS paid my rent and my place looked beautiful and Wendy Greeno is a person that uses her position at her job to get people when they are most vulnerable. Please do not move into this home, I have been so depressed since living there and losing our dog and my $1500 deposit and now having to pay the bills for over 2 months of heating that empty home. Really makes you lose faith in people.

However, Grayson responded to my inquiry almost immediately, asked a ton of great questions and we ended up seeing houses the very same day I reached out. He truly won my business. Once we went under contract he offered great advice throughout and helped me negotiate money off the listing price during a sellers market which I certainly in a trillion years didn't expect. The home appraised almost 10% above purchase price. Outside of the transaction itself, Grayson is just a kind and easygoing person. I felt like he was truly listening, taking in information, asking great questions to help nail down what I really wanted and also not afraid to point out if he thought something was overpriced or just not what I was looking for even if it would land him a larger profit. He even had me follow him on a COVID compliant driving tour of the area and over speakerphone he explained all the different places, why he liked them, the differences between the school districts, the history of the area, etc as we drove along. It was such an awesome gesture. I'll definitely be using Grayson for my next home and will be recommending him to anyone who asks.

We own several properties and are accustomed to well written and thorough appraisals. The appraisal we received from Spencer Appraisal Services fell far short of expectations. The appraisal contained errors in spelling, grammer, and syntax. More importantly, due to the lack of clarity and thoroughness, our initial lender would not fund the loan. I would not recommend this business for appraisal services under any circumstances.

Because of a job move I recently purchased a home and did some research to find a good lender. My…read moresituation was unique, because I still owned my old home (I had it listed for sale), I was moving and traveling for business during the closing period, and we wanted to close in less than 30 days (about 20). I accepted bids from 3 local lenders (recommended by real estate agents), and I accepted bids from the lending tree (be prepared for some major spam if you go with this option). Here is what I learned: The lending tree bids come in very cheap, but be very wary, they don't include the fees and taxes that will be required in the final product. Since local lenders know all of that stuff, they include it in their bid, so initially they look higher. Also remember that you can negotiate and work with local lenders in a way that you cannot with online lenders. Online lenders are all about the numbers and lots of volume - they generally have little to no flexibility or local knowledge. As a general rule, local lenders are more flexible and knowledgeable, but you pay for that with higher costs. Dago is a local lender that was one of three recommended to me by real estate agents. He assured me that he would beat or match any deal offered by any other lender. Of course every lender says that, but when I actually showed up with a lower offer, Dago agreed to match the lowest offer I received (in origination fees & rate). A different local lender made the same promise, but when I presented him with my best offer, I was told, "I can't match that." So unlike the other lenders, Dago kept his word. Because of his customer-comes-first attitude, I was able to get the best of both worlds: the knowledge and flexibility of a local lender combined with the rates and fees of a huge online clearing house. Above and beyond that, Dago holds himself to the highest ethical standards - and will make sure that he keeps his promises. Everything closed on time against an incredibly accelerated schedule. I was moving from NM to WA, and was able to sign my closing paperwork while on travel in CA. The disruption to my life was kept at a minimum. I highly recommend using Dago Velasquez if you are looking for an ethical lender in WA.
