From the moment I reached out to schedule to the time I got the report, the entire team was great! I had started the process online through their website late in the evening and didn't finish, and the next morning I received a text from Brooke asking if I had any questions or if she could help in any way. It wasn't a pestering text, but truly a "let me know if I can assist." I used the online tool to see available time slots, but ended up calling Brooke and scheduling directly. I received a reminder text and email the day before which gave me a brief overview of what to expect. When we arrived at the property, our inspector, Joe, was onsite and ready. He walked through what he would be looking for and told us this was our opportunity to ask any questions, and look through everything in great detail, which we may not have done on our initial walk-through. The crawlspace was not open by the seller initially, so Joe reached out and coordinated getting that open so it could be inspected. He also mentioned that if he was unable to get in contact with the seller during this time, he would be willing to come back, and do the inspection of the crawlspace when the seller was available. Ultimately he was able to get in touch with the seller and get into the space. When the inspection was over, Joe sat us down to go through area by area, and provide details on what he found. He was very thorough and gave us confidence in what he was reviewing. He didn't sugar coat things, nor did he make them sound worse then they were. He was very even in his delivery and in the comments he documented. Joe is prompt and getting the inspection report completed and we had it in our inbox for review within 6 hours. We had a few questions after reviewing the comments and Joe had no problem responding to our questions after hours to ensure we understood everything. I would certainly recommend Erie Inspection Services to anyone looking for an inspection.

While he was purchasing, the cashier who was a young man (clearly presented on his badge was his name, and then male pronouns were present) so either Mr. Giles is totally illiterate or incredibly transphobic because he constantly went out of his way to refer to this young man as "her" even while the kind cashier let his daughter take a sticker or something each time saying "her" he'd say it louder. If this interaction shows you anything it's this company definitely doesn't have any compassion and most definitely doesn't put people first with staff/ownership acting like this.

Seller only let the realtors inspector review the crawl space and attic. Realtors inspector said only needs a new sump pump so that was done. After closing on the house, we contacted Andrew with Giles Inspection to do a whole house inspection. He was so nice. Our son was moving from Indiana to Findlay Ohio and needed to be flexible on the date of inspection because we wanted to be there. He worked with our schedule to make sure we were able to make the appointment. Andrew talked us through the whole inspection, which was incredible. So patient with us. The big issue that he found was MOLD IN THE CRAWL SPACE. WHAT!! The realtors inspector DID NOT tell us about the mold but he was working for the realtor! We came to find out later that the person that worked for the realtor was not an inspector. Andrew is a real Inspector and a GOOD one. Andrew walked us through what needed to be done to remove the mold and even helped us understand how we needed to fix the mold issue. We called Andrew numerous times to ask questions and get even more advice, he never once treated us like we were bothering him. The price of his service was more than reasonable. Not only did he answer all our question and phone calls but he provided us with paper documentation of the work that he did and the lab results of tests that were ran on the mold. They stated evidence of moisture was enough to cover any damage found. Do not trust this company! They do the bare minimum required.

Hired this inspection company last fall for a home purchase. Discovered 2 weeks after closing $20k…read morein structural damage clearly visible in the crawlspace. Will cost another $20k to fix the drainage issues that caused the damage, also not caught by our inspector. Every professional we've had in our crawlspace is shocked the inspector missed this. We filed a claim with their error and omission insurance, which denied everything and said all the wood must have rotted within the month between inspection and our discovery.. the wood is not even sitting on parts of the sill it's so rotted. It's clearly long term damage. They also include a clause in the inspection contract that says if they do miss anything, they are only liable for the cost of the inspection! They have no incentive to do a thorough job.

It appears the AC had been broken for quite long and was not at all running. A major expense that could have been avoided, if it was detected during inspection. Now I have to shell out the money to fix it :-(. In addition, the inspector failed to detect a leak under the bathroom sink. My handyman infact detected the leak and also discovered the refrigerator was not working. I would not recommend them.
