We recently hired Erie Inspection Services to complete an inspection of a home for which we were under contract. From the moment I reached out to schedule to the time I got the report, the entire team was great! I had started the process online through their website late in the evening and didn't finish, and the next morning I received a text from Brooke asking if I had any questions or if she could help in any way. It wasn't a pestering text, but truly a "let me know if I can assist." I used the online tool to see available time slots, but ended up calling Brooke and scheduling directly. I received a reminder text and email the day before which gave me a brief overview of what to expect. When we arrived at the property, our inspector, Joe, was onsite and ready. He walked through what he would be looking for and told us this was our opportunity to ask any questions, and look through everything in great detail, which we may not have done on our initial walk-through. The crawlspace was not open by the seller initially, so Joe reached out and coordinated getting that open so it could be inspected. He also mentioned that if he was unable to get in contact with the seller during this time, he would be willing to come back, and do the inspection of the crawlspace when the seller was available. Ultimately he was able to get in touch with the seller and get into the space. When the inspection was over, Joe sat us down to go through area by area, and provide details on what he found. He was very thorough and gave us confidence in what he was reviewing. He didn't sugar coat things, nor did he make them sound worse then they were. He was very even in his delivery and in the comments he documented. Joe is prompt and getting the inspection report completed and we had it in our inbox for review within 6 hours. We had a few questions after reviewing the comments and Joe had no problem responding to our questions after hours to ensure we understood everything. I would certainly recommend Erie Inspection Services to anyone looking for an inspection. read more

Extremely nice company! Pleasant to work with and quick at their job, gave an amazing description of everything

First of all, the inspectors appt at my home was for 2pm and he didn't leave until 7pm. That is overkill for a 1300 square foot home. It should have taken roughly 2.5 hours. The buyer happened to be present for the entire inspection and my inspector enjoyed telling her that a frozen pipe issue connected to an outdoor spigot would be long and costly to repair. He clearly didn't have any idea what he was dealing with. It is not his responsibility to declare this type of soap box advising to a prospective buyer. When I showed her the receipt for this less than $600 fix she didn't believe it was done and done right because of what the inspector had said. Inspectors are not licensed plumbers, electricians or other contractors. They are licensed inspectors and that is it! This Erie inspector needs to keep his head down, do the inspection and keep his professional observations to himself and write down what is pertinent for a successful inspection. read more

The inspector arrived on time and was very polite. One thing I liked was that I received the complete report the same day. There were a couple of things that he said he was unable to inspect and I was kind of bumped out by that. He answers my questions, he just talked too fast and in technical language that was totally new to me. Overall I can say that it was a good experience and that I will recommend them if someone is looking around me for this type of service. read more

I met with Brandon for a home inspection on a Saturday at 2pm. He arrived a few minutes before and was ready to go. I explained that the home was challenging to inspect due to there only being a crawlspace below and limited access to attic space and he assured me he would be fine, estimating a roughly 2 1/2 hour process. I left him to it and afterwards he gave me a quick estimation of what he had seen and what he hadn't been able to access and why. I had specific concerns I had expressed to him prior to the inspection that afterwards he answered to the best of his ability. His estimation of what was right and wrong left me confident that his inspection was thorough and he was knowledgeable about building codes, construction techniques and potential issues that might arise. Erie Inspection has completely left us out to dry. The inspection company completely missed a leaking and rotting roof on our home and numerous rotted poles in the pole barn that we paid extra to be inspected. Not even 2 weeks after we took possession we discovered the whole back roof was installed improperly and Erie has quit returning our phone calls. The warranties provided by the inspection company have denied our claims and left us in a financial hole. read more

Derek did a thorough inspection of our potential house. He was very professional, courteous and knowledgeable. He offered many tools to complete the home inspection that other companies do not offer. For instance, they used an infer red thermal imaging camera to detect water intrusion and they also had a drone to inspect the roof if needed. I would highly recommend this company. read more

I have had a mold issue in my home once previously and learned the hard way not to call a mold remediation company. Uncertain as to whether or not I had a second issue, this time I called Erie Inspection and I am so glad I did. Erie's inspector, Jarrod, was at my home within an hour or so. He was prompt, courteous, personable, and professional. He explained the options and took 3 air samples. Test results came back sooner than promised. The previous remediation company did the work efficiently but never did any mold testing. As a consequence, more work was done than necessary... and at a very steep price. Erie Inspection does not do remediation services, so they have no financial incentive to overcharge. Although I hope to never had a need to call them again, I certainly won't hesitate to call them if I do have a need. They are are a blessing! read more
