Guess who's finally free! We are! (Dancing around to ding dong the witch is dead.) So, we had a final inspection with Bill and my grandfather-in-law present to point out all the issues in person. I sadly couldn't be there and I think Bill's lucky for that because I am not as polite as my husband or his family when it comes to shady criminals. Pictures of the mold in the bathroom were shown to him (my husband cleaned most of the mold himself and my in-laws came over to get what we couldn't reach. Remind me why we were paying a management company when we ended up doing their jobs?) Then the fence was discussed to some length along with the air filters, carpet, and hole in the garage wall. Bill basically spent the entire time making lame excuses to the point where my grandfather finally had it with them. Bill even requested I take my reviews down because it's bad for business. HA! You know what's bad for business Bill? Being shitty at the job you're paid to do. Maybe focus a little less on your hair plugs and a little more on taking care of people's properties. All I can say is thank God we're rid of them and with a proper management company now. The service is night and day so far and I'm just so relieved. Not a renters friend. Experts on keeping every penny of your security deposit. We moved into a home that was not cleaned professionally before we moved in from another state so we did not see the place before we were on the front porch with a truck. They took total advantage of that and when we found a place to buy and wanted to move we were told they could not find anyone to rent this house. Ridiculous. They just want to keep all our money. I won't get into how we got ripped off $5000 to take a wood panel down and paint in our newly acquired house. They will move people out every three years of units, so don't look for the long term. We moved in after someone was there three years, then they ended our lease at three years and now the people that came after us almost to the date were removed. They also will try to charge you for things on move out that were issues when you moved in. Thankfully we kept out a copy of the move-in documents since they "lost" them. read more

Happy to be out of this nightmare! If you are considering renting from Kelley Rentals, don't count on seeing the majority of your deposit when you leave. We left the house in beautiful condition and they charged us an exorbitant amount out of our deposit and then couldn't back up or prove what the large team of cleaners were doing in the house to warrant the charge. Furthermore, they didn't stick to their lease which stated they were responsible for yard maintenance. 6 months into the lease they forced a change that made us responsible for what was at the time a forest in our back yard. They are not an honest company which is sad, because I've had great landlords in the past that you can trust. This is an unethical business that preys on the most undeserved population of Sonoma County--renters. I rented from Kelley Rentals for nearly 6 years. I had a substantial deposit, and did everything possible to be sure to get it back, including hiring professional cleaners and an attorney. Bill Kelley made several fraudulent claims (such as needing to replace a toilet due to a cracked lid because, "they don't just sell toilet lids"), and even when I did everything perfectly to restore my deposit, a "cleaning fee" of $50 was charged, as well as an arbitrary "service fee" of $100 (read: a made up charge to see how much he could get away with). I have reported this business to the BBB and have reached out to Legal Aid of Sonoma County. Even as an unemployed single mother, the $150 is not what my fight is about. It's about consumer protection for the nickle-and-diming the poorest population of the county. It is completely unacceptable. The entire family is rude and disrespectful and treats their tenants and potential tenants like garbage. They get away with treating people like this because of the housing market and lack of available homes. They give no prior notice to entering a home, show up to appointments late, threaten tenants with keeping their deposits for no reason, and frankly have no common business sense at all. And threw a tantrum...then said "I am going to have to get it re-cleaned at your expense" BEFORE HE SAW THE WORK THE COMPANY I SELECTED DID! So basically I paid twice to have the house and carpets cleaned. House cleaning was $300x 2 and $300 for the first time I had them cleaned and then I received a bill for $387 for when he had them re done. I've barley been in my 2 bedroom apartment for 8 months and come home to a notice on my door. I called to ask what the notice was for and they stated I had 30 days to move. I asked why and Bill Kelley stated he doesn't have to tell me by California law and since I've only been here for less than a year I only have 30 days. I've done nothing wrong. I pay my rent every month and work full time. I am barely home I thought I was the perfect tenant. Don't rent with them their horrible!!! Everyone at their office are extremely rude!! read more

This is going to be a long thorough review, so bear with me. Here's the quick rundown first off: Pros- Quite a few properties listed for reasonable prices, the properties are well-taken care of for the most part, and the company is very prompt returning phone calls. Manager is a former contractor, quick and good at repairing homes. They were willing to work with me when my roommates were all out of town, and allowed me to do the deposit in installments. Cons- Most of the staff can be very passive-aggressive, will blame tenants for any problems, exhaustive paperwork process. Tend to lose paperwork and/or forget things. Our experience with the company was not good. Now the long version- My fiance and I found Kelley Rentals when we were looking for a house to move into together with our friend. All of us had jobs, met the income requirements, and had references from previous landlords. BUT, my fiance was traveling in Europe, and our friend was visiting her family, so getting us all to sign paperwork and get deposits together was a serious headache. Here Kelley Rentals was great, they were patient and let us work it out. They negotiated a pet deposit, and let us pay the deposit in installments as I got money transferred from my fiance and friend out of town. We were also told at the time (it was a three bedroom, and between the three of us we only used two of them) that if we wanted anyone else to move in, we could have them go through the application process to be added to the lease (we did have to sign a one-year lease and all of our names had to be on it). As my fiance and friend got back in to town, we all moved in to our big awesome house. Now here's where the bad started. About a month after we moved in, we had a friend looking for a place. We had the spare room. So we went through the process to get him on the lease. He had just moved and didn't have a job, but he did have a trust and made more income on it than we did. Still, they grilled him and asked for every shred of paperwork possible (some of which they lost and/or asked for again multiple times). They asked his family to come in and vouch for him, and more or less said to his face that they didn't believe him. Then, after another month of that, they said to us that "the owner of the house didn't want to add anyone else to the lease." Something that, if true, they should have checked before letting him even apply. And if not true, was just a convenient way to say no without argument. Here's a few of the other incidents we ran into: - We caught the owner of Kelley Rentals standing in our driveway taking pictures of the front of the house. When asked if we could help with anything, he pointed to a dent in the front of the garage door (which had been there before we moved in and had been specifically mentioned on our walkthrough.) He was very angry, said that we should have told him about it immediately. I reminded him that it had been there since before we moved in, to which he said "Well, we have hundreds of pictures of this house. If that's true, I'll know soon." He blamed us immediately and was very rude about it. He called out a repair man to check it out, who told us that it was a bad dent, a serious hazard and that he would contact Kelley Rentals to see if they wanted to fix it. We didn't hear another word about it. When he got back to the office the owner must have seen that the dent was in the pictures and that it was HIS responsibility, not ours. We never received any apology for his behavior, the intrusion on our privacy, and the dent was never fixed. - One month I sent in the rent check a week early. It was dated for the date rent was due, but I hadn't collected rent from the roommates yet. Their accountant cashed it as soon as they received it. While this was partly my fault, there was zero accountability on their end. I received an angry call, was told I had to bring in rent as a cashier's check, and pay their bounced-check fee (as well as my own) on top of rent because THEY cashed the check a week too early. - When we moved out, they blamed us for a missing screen door that had never been there. They took $100 screen door out of our move-out deposit and have refused to contact us about it or send us their pictures showing the door was there when we moved in. They also charged us $60 for cleaning costs after we'd had the carpet professionally cleaned and spent three days cleaning the house. - We had to buy a fridge for the house. When we moved out, we offered it to the company for less than we had paid for it. They had three weeks to decide if they wanted it, but they didn't tell us they didn't want it until *the day* before new tenants were moving in. We had less than 12 hours notice - on a work day - to get the fridge out of the house. *They did let us close our lease early, because we allowed them to show the house immediately after giving our 30-days. We gave this group a chance for 2 years. This is not a reactionary or angry review by any means, but strictly objective. Given this, I would avoid Kelley Rentals. Summary: We were always upfront, on time (usually early with payments), cooperative, courteous and kind with all of their staff. and unfortunately: 1) Kelley rentals seems to assume adversarial relationship with it's renters, regardless of who or how you are. Perhaps they've just had a lot of bad tenants. But we're not bad. We still were treated as such, even though on exiting they said, "well you guys have been great." 2) The manager (remaining unnamed), often lacks interpersonal skills conducive to good business relationships. Passive aggressive, loud, and impersonal. 3) They are MILITANT with late fees. You miss so much as one day on rent, after years of on time payments and they'll charge you. a lot. 4) Charged EXORBITANT amount of cleaning fees...after we scrubbed the place upon departure. Think almost $1000. (Also for carpet cleaning 100...for a 7x7 sq ft carpet?) Most rental agency cover this cost between tenants This business is not customer/client service oriented, nor one to apology when in the wrong. Requests/repairs were met on time, but begrudgingly. Granted, legal requirements, such as notice of entry, end of tenancy notice, etc, were provided with sufficient notice, but slapped on our front door. We didn't receive phone calls or courteous "by-the-way," or "FYI" notice. Summary: They do the minimum for their tenants with a poor attitude. We left the relationship feeling sad, disappointed, and disrespected. read more

Kelley Rentals has managed the property of a non-profit of which I'm on the Board, as well as rental properties that I help to manage for a friend. I have never found them to be anything but honest and fair. Any time there has been an emergency they have gone out of their way to resolve it, and they have worked with me to keep rents below market in order to encourage long-term renters. I don't know the tenants who have given them such bad reviews here, but I will say that there have been tenants on the properties I manage that probably feel badly about Kelley rentals, and all of them were caught doing things they knew they shouldn't have been doing, including stealing money from my friend who was elderly with dementia, growing and selling pot on the property, and illegally disposing toxics and other trash on the property and in a protected creek. I recently went to LOOK at a property in Sebastopol. It was blatenly obvious that it hadn't been cleaned at all. There were literal visible food drips, spatter and fingerprints all over the cabinets. There were burn marks all over the filthy carpet. Stains everywhere. Front house paint peeling off in sections. Counter top destroyed (tile) and missing in chunks. Fridge door covered in food. Bedroom door and walls drawn on with pink and blue pens everywhere, scorch marks on the sink (if you aren't aware that's a sign of someone either doing crack or heroin and setting the white hot spoon on the counter) the backyard is a dirt wasteland the deck is rotting (and its made with the cheapest wood known to man and NOT sealed) , no parking, DUCT TAPE over some of the outlets in the living room, holes in the walls where some outlets had been ripped out, the walls were black with grime in some areas, dented and destroyed. my fiance is a maintenance engineer and he took one look at one of the pictures i took of the walls and said likely the walls were filled with rot because at the baseboard level as it is pulling away from the wall and it smelled damp. I lived with a literal hoarder and this place made me want to take a shower 3 times over. The worst part? They had a renter, took it off the market and then it went baxck up less than 2 weeks later. I wonder why? I can't image why ANYONE would show a house like that. They didn't even wipe anything down at all. Not even with a damp paper towel! The pictures were obviously very VERY old on their ad. That place needs to be fully gutted. Oh and the house itself was smaller than my apartment, which is 750 sq/ft. I'm pretty sure if I called a health inspector they would close it out. Stay away! If a management company can do an open house with a place looking like a literal crack house, then they are not trust worthy people. Stay away!! Kelley Rentals managed the property that I rented for 8 years from 2008 - 2016.  Everyone there was always professional with me and the Kelley's were also a great buffer between the owner and me, ensuring that both of our rights were being met.  They were always respectful and gave me plenty of notice when needing to enter the premises for the bi-annual inspections and any other maintenance needing done.  I even called panicking one time with a broken pipe that left the water literally running fast and Bill, the owner himself, verbally and calmly walked me through how to shut the water off so it wouldn't continue running until they arrived.  The owner placed the house up for sale this year and Bill had devised a schedule that ensured mine and my son's privacy was still being met while still being able to show the house. They really try to work with you and make sure your rights and needs are being met.  I even received most of my deposit back and even sooner than expected.  They have been great to rent through and I would do business with them again if ever needed.  Doris Shawk read more

I could sum this entire experience up with a simple review - Unprofessional, uncaring, lacking interpersonal skills, should not be dealing directly with the public, office staff is present but insufficiently trained for their jobs. Avoid at all costs! However, I really want others to feel the experience of dealing with these people... So to that end... read on. Without a doubt the worst experience not just of another business, and of a rental/property manager, but of a person. We put in an application for a house that was up for rent. It stated that an application would not be processed if incomplete. We went above and beyond to ensure that we were providing everything that was listed on the renter's application guide sheet. Going so far as to bring everything into the office in Sebastopol, show the paperwork to them and receive verbal confirmation that this is what they needed. Only then did we feel comfortable expecting a quick reply. We knew our credit was great and we both had more than sufficient income and history but were prepared for any answer since you never know. After a few days, we called and were told by the office women that they didn't know what the hold-up was but to wait. A couple of days later we called again and were told that the woman was learning a new job, they were short-staffed, and that the broker wasn't always in the office, but he should have called by now, and we would hear from him in the morning. On the 3rd call (Day 7) we were told again that she didn't know what the holdup was, was surprised that he didn't call, but that he was "putting out a lot of fires and is very busy". Then she added that he was out painting that day (according to her, the broker she was referring to is B. Kelly himself). I decided to drive out there and see if a face-to-face could produce better results. The receptionist indicated again that Bill is not there very much and is "pretty busy". I called him from the office, introduced myself and asked him how his day was going. His reply was, "I'm busy, what do you want?" I explained that we were waiting on a decision on our application for a rental property. After identifying myself again, he said "I stopped processing it because it's incomplete". When asked why we weren't informed, he stated "I don't have the time to do that". When asked what was missing he indicated "it clearly states in the guide that 6-months of bank statements is required". When I explained that I provided 6-months of bank statements and showed them to his office women when dropping them off and was told that's exactly what was required, his response was "If you called to argue with me I'm hanging up". I began to explain what the statements look like and the bank title on each one when he started actually screaming into the phone that "I am extremely busy, I have to put out fires all day, and I have no time to be on the phone with you." His rant got louder and more berating by the second. Finally, I had to hold the phone away from my ear it was so loud and asked Barbara, who could hear him over at her desk, if he always spoke like this. Her reply was "Sometimes". He hung up before I could speak again. I couldn't believe what had just happened. I asked if we could have our fees back explaining that after that phone exchange we would no longer be interested in renting from them. She explained that couldn't be done since she had already run my credit. I told her before I left that I wished I had learned of all the other complaints and license suspension last year before even contacting Kelly Rentals and left... actually glad that it only cost us $62.00 to learn a great lesson about this company and the people behind it. They provided a number of qualified tenant propects and gave us all the information we needed to sign up a new tenant. They handled all the paperwork and compliance stuff promptly and also gave us good referrals for contractors and service people we needed to get the house in tip top shape for our new tenant. We rented a home and Kelley Rentals took over as our management company a couple years in. We've been with them almost 8 years. We were a bit worried after seeing the reviews on them but were pleasantly surprised. They were very professional and thorough and somewhat timely whenever we needed any type of maintenance. For the most part they had decent maintenance people come to our home. In addition when it was time to move out,the owner Bill actually came to our home and did our initial and final walk-through. He was very fair and very honest and even gave us tips and hints in our future endeavors (great guy). Our personal recommendation would be very positive. read more

This is a warning to anyone attempting to rent from Kelley Rentals. I have just ended a week's worth of hours of phone calls dealing with them in what amounted to a nightmare situation. There is a reason they deal with everybody via phone and not email; it is because they do not want a paper trail to contradict themselves later. Some highlights: * They denied certain information was provided to them on the application even though I had a copy of the application with the information clearly present. When this was pointed out to them, they said it was not their fault they forgot to check for it. * They told me I should be paying more in rent on my current rental since I my husband makes so much and that it does not count as a good rental reference since we do not pay enough. * When I informed them I needed a flexible lease due to my employment relocation needs, they said we should not relocate due to my employment because my husband makes enough to support both of us. I informed them that I love what I do and it is neither about the money nor their business, but he continued to argue the point. * They switched a month-to-month rental into a year lease and said the rental was never month-to-month. I have no proof of the multiple times I confirmed month-to-month because they only deal with people via phone. They are unprofessional, rude, and have horrible reviews online that I only wish I had heeded prior to wasting my time and money. I am upset that I have wasted the time of all of my references in the application process, my time, and my money in application fees, and have caused myself undue stress. But, I am happy that these issues were brought up before I signed a lease and handed over a few thousand dollars in a security deposit that, according to their reviews on Yelp, will never be returned to me. read more

It's not often I give bad reviews but the service from the staff at KR definitely grants it. We submitted our application for a home along with the required fee for the application. There are 3 of us applying so this was almost $100 fee. We understand this is for the credit check but feel that as potential tenants one should be given the common courtesy of a return phone call confirming our information has been received. 5 VM later, several days and countless phone calls later there had been no response. When were finally able to get a hold of someone they said all looked good, our application was in process and that they had everything they needed from us...giving us us high hopes we would get the house. We came with great references from our previous landlord, proof of great credit, and steady income. As our potential move in date approached we decided to call back and check in as it had been 2 weeks since we heard from anyone and we had offers and call backs on other houses, but ultimately the house with KR was our top choice. No return calls again. We decided it would be best to forget about the house and consider it a sign that this house and property management were a bad choice. Looking back at other reviews it looks like this is the case for most. It is sad there are businesses in the area that continue to take advantage of the rental market and have no regard for customer service. As a long time tenant my experiences with this family owned local business has been nothing but positive. As our needs have changed we've found wonderfully maintained homes that fit our budget. The fact that prior to moving they will do a detailed inspection and explain what's necessary to insure a complete refund of our deposit impressed me tremendously. The maintenance staff are quick to respond in most cases and do excellent work ..the website is easy to navigate and has all the information on what and how to qualify for anyone of their listing and they will not charge another fee for applying should someone else was quicker to respond. When our original property manager retired, Kelly Rentals became our new property managers. Right from the start we had questions. It was brought to our attention that the home was unsafe and was in need of immediate repairs. Ironically, Bill Kelly who manages the office has a brother Dan Kelly who is a contractor and offered to have his brother do the repair work. We agreed to him doing the repair work but were charged more than the estimated repair because of additional costs that came up. When one of our tenants moved out, Dan took it upon himself to perform some repairs in the home without our consent but expected us to pay him over $1500.00 for the work done. We are so happy to be rid of this property management. The staff was rude, condescending and difficulty to work with. Tenants who chose not to clean the home were charged exorbitant cleaning fees and when they tenant questioned the amount of the fee, the company asked if I would pay for half of the cleaning fees! Outrageous! They are not an honest company and would never recommend them. read more

I would not recommend this agency under any circumstances, I read the reviews and ended up giving them the benefit of the doubt and regretted it tremendously. They rent out properties without cleaning them efficiently (inside and outside),with mold, and other damages and ask a premium price and deposit. They then try to take your whole deposit, you must record/take photos of every inch of the house for proof. Even that wasn't enough to get a full deposit back. I had to threaten to take them to court and wait several months for them to investigate their wrong doings and even then they didn't return all of my hard earned money even though I left the place in better condition than I found it in. I decided to move out when I was expecting my first child and did not want my child exposed to the mold in the property and they were increasing the rent after one year of renting from them. After putting in our notice they immediately posted online for open house while all of our belongings were still inside and raised the rent by 300$. What a scam, while it may be legal, it's completely unethical. This business is not to be trusted with your hard earned money. All they care about is money and nothing else. Beware, they are not honest at all. Do not rent from these people. I moved out of one of their rentals in October 2013, and they kept a huge portion of my deposit. I was charged for items that I was not responsible for, they charged me for for cleaning the house, even though I left it cleaner than when I moved in, plus, they tried to accuse me of damage that was already there when I moved in. I took them to small claims court and won. During our hearing, B.K. tried to claim more damage to the house that was not even on our move-out invoice. Do not let this business take advantage of you! If you've recently moved out of one of their properties, and they have been dishonest with you, do something about it and don't let them get away with it. This company discriminates against disabled military veterans. There were 3 of us applying with a combined income of over $9000/month (1 an unemployed veteran trying to get back on his feet). Both other applicants have great credit, rental history and great income and they deny the group because of the veterans credit (even though he won't be helping to pay for the rent because he's unemployed and was only on the application because they require everyone over 18 to be on it and we were trying to be on the up and up and not lie). So basically risking your life for 5 years and putting yourself in danger every day (instead of focusing on building credit) counts for nothing. What is the word coming to? A friend (of 10 years) can't even help a veteran get back on his feet apparently. This company is promoting another homeless veteran instead of giving him the chance to try and integrate into the civilian world and live like everyone else. Does this company realize they would not be in business without people like this disabled veteran risking their own lives to give others they don't even know the freedom to live their lives worry free! Do not believe the 5 star ratings unless you are related to them. I rented a property from another owner that was taken over by them. I had lived in this house for several years, and though it was unlike me, I managed to lose the original rental agreement. The owner, being elderly, also lost the agreement. When it came time to pay my rent they decided that rental was due on the 2nd, although I had alway paid by the 5th. The owner at Kelley Rentals started by calling me a liar since he didn't believe she would have let me pay by the 5th. I had previously changed the furnace filters by instruction of the owner, but when they took over they told me they would do this. Well, come inspection time they didn't inspect the furnace or change the filters, but they made sure to tell me the ancient carpets needed a cleaning and if I used their favorite carpet cleaning company I wouldn't need a "re-inspection." They also failed to notice that there were no CO2 detectors installed. I turned on the gas furnace that winter and heard several small explosions. The furnace installer said I could have had a real "incident" there. I was asked to move because the new owner was selling the house. I had to prove my security deposit, in which I was overcharged by the owner, by getting returned checks from the bank. They accused me of fraud because I had paid the hefty fee in 3 checks and one of them did not state on it that it was part of the deposit, although it was exactly twice the rent (which ended in a weird increment.) They made sure to charge me damages to the ancient house for all they could squeeze out, since I didn't have, nor did the owner have a move-in checklist. This included a charge for "dirty walls" although nothing usual was on them but fingerprints and dust (the walls had not been painted in at least 7 years), 85$ for light bulbs (there were no light fixtures in living room, den, or bedrooms!), paying for a whole sliding particle board door because the handle had slid off due to ancient glue, charging for a broken and rusted light fixture over the stove not cleaned good enough, etc. I had hired cleaners and a landscaper to clean it. The house was then completely renovated and everything ripped out. I could go on. These people are real bottom-dwellers. Avoid avoid avoid. read more
