My husband and I live out of state in Oregon and when we decided to rent out our house in Santa Rosa, we asked around the neighborhood and were pointed towards NBPM. We were only in town for a few weeks so we needed to make a decision quickly but still feel confident that we were doing the right thing. We ultimately hired Laura from Northbay to watch over our house while we are away. She has held our hands through remodels, leaks, termites, drought fighting yard solutions etc. We are on our 3rd tenant (and 4th year? I think)...and the house looks as great as when it was first remodeled. Obviously Laura has helped ensure that we have great tenants as well as a fair rate. I can't give them 6 stars or else I would. We are 700 miles away and don't have to do much other than receive a check and answer a few questions once in awhile. If that's not great customer service, then I don't know what is :) Hire them! Their realtors are just an unresponsive as the reviews suggest their property management team to be. Have been waiting weeks on disclosures for a property they have listed. I wonder if their client/homeowner is aware of their lack of professionalism? All we keep saying to ourselves is "they must not be too eager to sell this property. There's either something they want to hide or the realtor is just horrible". In either case, the lack of response is simply unacceptable. Pretty sad. read more

WARNING!!! Very frustrating to deal with this company If you're an interested renter, you call the office and forwarded to a cell. No one will answer the phone. They rush you to apply online for a property you're interested in and then ask you to make the rental deposit without letting you know the high cost of making a payment online with AppFolio. Go through the rental agreement thoroughly and make sure there are no mistakes or omissions of important details. If you ask them about how often they increase rent, they'll say it's based upon n the market. Not about trying to keep excellent tenants that will properly care for and pay these exorbitantly priced old properties. read more

As you can see in this response, our Agent has an unprofessional attitude. We were offered the possibility of short-term tenants who's large dog accidentally burned down their house. Their insurance offered to pay over our asking rental amount. We did not want that tenant. We had a few inquiries of potential tenants with large dogs, poor credit, lack of income, etc. So then we suggested to our agent, that we broaden our search to include those who recently lost homes in the Paradise fire. We had no intention of gouging tenants, we simply wanted our home rented. Furthermore, upon reviewing the information gathered on our new tenants we realized no information was provided in the rental application on the credit history, financial history, or previous employment. That application was provided to us on the day these tenants moved in. Our current tenant moved out not because of the high rent but they bought a new house in Idaho for 200 thousand dollars. Rebecca did not put effort into scheduling a time for me to view a home that she has listed to rent. I let her know I was very interested in it and asked some other questions to include when could I see it. Her responses were 1-3 words on average and over 2 business days she never offered me a time to see the property. I would have preferred to have more communication from her as every day you are looking for a home makes a difference and is a big decision. I even expressed potential interest in other homes she may have available if this one didn't work out and again I got no response from her on that. read more

So I'm currently in the rat race that is finding a place to rent in Santa Rosa when I had such a bad experience that it made me want to tell someone. Here goes- So I noticed that my neighbor was moving out of a place where Ive been a long time residence. So I called the owner of the property Amanda Cornelius and she told me no problem go ahead and turn in the application and you'll have no problem. Well I headed over there to drop off the application and there wasn't anyone at the office but there was a sign that read Office hours are from 10am-4pm well it wasn't 4pm yet and there wasn't anyone there so I figured id just try again the next day. So I come into work early the next day so that I'd be able to get there earlier then before well no luck I race over there get a ticket because I was so worried about not getting there on time ( I got there at 3:20pm)and Rebecca Menderios the person who runs the place is still not there. So I called and left a voice mail which understandably I was upset. She never returned my phone call then when I call in at 10:05 the next morning she still isn't there. I wait 30 min and try again this time she answers and has the most unprofessional attitude Ive ever had the displeasure of dealing with. I apologized for the voice mail id left the day before explaining to her that I had a terrible day the day before and she says " Don't bother bringing in the application because I've already decided who I'm going to rent it to even though it hasnt been on the market yet. This is by far the worst property management place I've dealt with. The person who runs it is named Rebecca Menderios and she is completely unprofessional. Please do yourself a favor and stay far away from this place that includes owners and tenants. I have been in a Property Management Agreement (PMA) with NorthBay Property (NBP) since August 2012. There were no projects in 2012 but did repaint the exterior of the rental property in 2013. There was a significant project in 2014 to upgrade a bathroom by replacing the tub/shower, toilet and flooring and repairing any water damage. This proved a bit too much for NBP. Final payment was made without my approval although there were noticeable deficiencies, some of which have yet to be remedied by NBP's contractor. Another new project is required to replace the heating systems, but NBP has declined to manage this project as it is too difficult. NBP has now given notice of their intent to terminate the PMA in January 2015. Jeff Collaso, owner, continues to be unresponsive although still under the PMA. They have not stepped up to assist with transitioning to a new property management provider. They just take their 8% with little effort or investment in managing my property or providing required services to the tenant. If you need a property administrator to accept rental payments, pay rental expenses and disburse excess funds, then NBP may be an adequate property administrator. If you need a property manager who provides operational oversight, makes critical and timely decisions, accepts responsibility and can plan, organize, staff, lead and provide direction, then NBP is not for you. Hiring Sue Carrell was a costly mistake. When we met her, she talked a good game--seemed professional and knowledgeable, concerned about her clients and the well-being of their property--but none of that turned out to be true. From the beginning she advocated for a tenant she already had in her backpocket. And this tenant turned out to be someone who was intent on violating the terms of the lease from the beginning. He never actually lived on our country property but used the land for purposes that we had expressly forbidden in the lease and emphasized to Sue Carell in our initial conversations. If she was unaware of his activities, that's poor property management, since it was obvious to us the moment we visited the property and found a single cot in a big house and nothing else. And if she was aware of his activities and condoned them, then that's even worse property management. She was unprofessional in her communication with us, which was often delayed with excuse after excuse about why she was ignoring us (yet billing us on time every month). When we had a break-in at the property, Sue was slow in responding and did not provide thorough follow-up to protect our property. I am baffled how she remains in business. read more

I am reporting my experience with this property management company during the time of 2008 through 2010. Their mismanagement of our property was so upsetting I couldn't even think about it, let alone write about it right after it happened. Now, two years later I have come to terms with it and I am posting this to say BEWARE. We are not new at this and over the past 20 years have owned rental property in Mill Valley, Lake Tahoe and Grass Valley while residing in Southern California. Up until this encounter, we've had success with all the property management companies we dealt with. The property I am reporting here is located in Sonoma County. We hired a property manager who had just sold her business to North Bay Property Management and was now employed by them. She was credentialed and with good experience, although we did not check her references. I blame ourselves for this oversight since after dealing with her I can't imagine anyone giving her a recommendation. We purchased a charming, newly restored, farmhouse (including a guest house) in 2008 and due to the recession, we were unable to take possession of it immediately and elected to rent it out until our house sold. The guest house was already rented so just the main house needed to be rented and the entire property managed. We lived in Southern California so we needed a local trustworthy firm. During the management of our property numerous "so-called" normal repairs and maintenance came up, then more and more repairs. This management company befriended the tenants, on a personal basis, and the result was that they seemed to be working for them instead of us. No matter what we allowed, the management company pushed and pushed for more. We said no animals, finally we allowed one dog and they moved in two dogs. They wanted chickens, etc. It went on and on. When the tenants moved out about 18 months later, I asked to conduct a walk through in order to refund their security deposit. The property management company actually told me no. She said this was her job and that I could see our house after she completed the walk though. All during the time our property was rented I was told I could only see the house if I give the tenants two weeks notice. When I finally got into the house there was so much damage it made me physically ill. The house had beautiful hardwood floors, reclaimed wood from a tobacco barn in Kentucky and they had what looked like water spots, spots which left permanent damage. There was a large hole in the ceiling about 3 feet in diameter caused by water damage (right below the kid's bathroom upstairs). The property manager said it was caused from rain even though there were no outside walls involved, making rain damage impossible. There was a window broken the property manager said was not broken. I could not believe what I was hearing! Our beautiful, brand new kitchen concrete countertops were left with numerous permanent stains. The new porcelain double farmhouse sink had chips in it. The master bath had etched spots on the stone counter, the walls were badly chipped, etc. We never lived in this house, but before it was rented I photographed every detail so I would know where to place furniture when we could move in. The property manager said the tenants had their own photos and mine would not be used. We hired the property manager the day our house closed escrow and there was no way we could have different photos from what she said she had. So, when I came to see our house I was not immediately able to get in because the tenants had not returned the gate openers or the keys and the property management company was not responsive to meeting me and it was days before they finally let me in. We had to threaten a lawsuit to get their attention. Aside from the damage to our ceiling, walls, floors, etc. 50% of the electrical switch plates were gone. Fortunately we had a large security deposit and were able to fix some of the damage, but not all. This experience has left us with a bitter taste about how we were treated by North Bay Property Management and I can't imagine having worse representation than what they provided us. In addition, their bookkeeping was atrocious and typically late. Okay, now I have gone public with my private pain. BEWARE! I am ready and happy to discuss this tragedy with anyone! read more
