We used Kenco Inspections based on the referral from our General Contractor and could not have been more satified. Our due diligence period within our RSA ( Residential Sales Agreement) was tight and Kenco was able to accommodate our schedule. The whole process was done timely and professionally. The inspection was scheduled on line without issue, an email confirmed the appointment with a detailed contract to review. Paul Morra was the inspector. Paul met our representatives at the property and did a two hour+ thorough home inspection yeilding a very comprehensive detailed report which was available that same evening. The report was clear and concise with photos enbedded into the report for easy reference. After reading through the report I called Paul to clarify some items in my mind. He answered his phone immediately and spent an additional time speaking with me. This company spent 3 1/2 hours looking at everything in a single family home. Included actually opening all windows, running appliances, checking water temp, AC temp and everything else. Spent a good amount of time in attic and inspection of roof not just a quick look. Extra effort and time was placed on problems with a very detailed discussion after inspection. I was actually surprised at level of detail provided. The inspection revealed some serious problems I missed and made us canceling offer on home. If I could give zero stars I would. STAY AWAY from them. They inspected my home and wrote a rediculous report. In fact the realtors in my realtors office said they had never seen such a crazy report. they said a plug wasn't working, yes, we had turned off the breaker but they didn't bother to check. They said the dirt in front of the pool equipment was unlevel. Yes, it's dirt! They didn't know how to turn on the stove and didn't bother to ask how just wrote is was probably broken. They suspected mold due to dirt on the air vents- guess what they sell mold testing and mold remediation. There was no mold! they wrote that they suspected subterranean termites, home was inspected five days later and given all clear. Just enough to scare a buyer. They wrote scratched wood floors, yes the house is almost thirty yrs old! Same with hardware outside, house is on the water and not new! They wrote the fireplace was dirty, it has never been used and is annually inspected by the gas company! And the best of all is that they left an unused plumbing valve open to leak under a sink just enough to cause a flood and require costly cleanup. The inspector offered up his "opinion" of my home, in such a scary way they ran off the buyer when in the end there were only minor things wrong with the home. Stay away They are just trying to sell costly upgrades and solutions to problems the house doesn't have! read more
