    Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

Kristen and her entire office/field staff are friendly, professional helpful with convenient access to communicate. Their newsletter updates help with reminders and information for keeping tenants and the property safe. The website portal for tenants is very easy to navigate for payment and loading documents. I have been very impressed with the prompt attention for the handling of all maintenance requests through the website and communication with that staff and their contractors. I have been a renter for over 40 years with different companies and 805 by far has been the best property management group.

We found how they manage work orders to be inappropriate. We ultimately asked that they not provide our contact information to vendors after being contacted by several vendors to make repairs we had not requested and were not aware of. Their move out procedure is unreasonable. While we did receive 97% of our deposit back, the move out walk through lasted 1hour and 45 minutes and mostly pointed out items to be addressed by the land lord. We were not able to use the trash service our last week of renting due to 805 leasing requiring no trash be left in trash cans. There was a significant amount of instructions about replacing light bulbs and the exorbitant charges you will incur if the light bulbs don't match or are burnt out

First time applying for a unit I was never even given my credit report in return after paying $70. I had to ask for my money back because my report was never even sent back to me or my boyfriend. I didn't even get a response or was never acknowledged that all my personal information and application were received....and that's A LOT of personal information! Three months later, applied again for another unit opening and was told it was first come first serve- that was a lie. With almost a 800 credit score and turning in the application BEFORE the showing and still was told they went with a "better option". This agency lacks communications and is unable to provide details that are necessary. This complex is a scam and the agents are too.

Yes, he wanted to make sure that I filled out all of the paperwork properly and provided him with my bank statements, credit report, pay stubs, etc...but I'd expect to share that with any property management company when leasing. If it were my property that they were managing, I'd know that I was in good hands with them protecting my best interests. Any questions that arose during the process, Paul and Jennifer were quick to respond.

    UPDATE: Still have cockroaches. I have contacted the Westlake Village City Hall. They have…read moreinformed me even though I have a Westlake Village address, I am zoned "Thousand Oaks" so I have contacted Thousand Oaks City Hall and they are filing a report and taking action. The process: they notify county, county comes to do an inspection. Then they decide if the building needs to be tented and vacated. I am starting the process to break my lease with the on site manager. Such a nightmare, no one...let alone a single mother of 2 should ever have to go through this awful mess. The mold problem cannot be addressed. I am informed that the state has no legal action or law for mold on property windows. I will attach some photos so you can all see what we have been dealing with. I took this action, because this apartment complex needs to be accountable. They are spraying my home with toxins. I have asked for list of what chemicals they are using and I have never gotten it. I also found out, they should be spraying every 3 days three times a day. they have been spraying my home only, once every Monday. My neighbors were not sprayed until recently. We all should have been warned and sprayed in the correct fashion...and possibly put in hotel. And a cleaning service and carpet washing should have happened after...but NONE did. I spent a week cleaning up the dead and live bugs left behind after fogging was done. My carpet was full of cockroaches trying to flee the kitchen and crawl away. I will have to pay for a cleaning service to come...and a carpet cleaning service to come...unless the city gives us orders to leave...then-I won't even bother, I will just go. I cannot tell you the damage this process has done. I have had migraine headaches and my skin has broken out...all from the chemicals. I could never recommend this complex to anyone.

Disgusting. Our cat hunts them at night, every night at 10pm. We keep our kitchen clean but there is no stopping the bugs. One more con that is not related to IMT directly is that a lot of the tenants here smoke. It is hard to get a breeze without the smell of smoke in the evenings. I suppose this is just part of living by tons of other people who have the freedom to choose whether they want to smoke or not. Pros: The apartment complex is mostly quiet, except for when people decide to have loud fights in the middle of the night, during which everything can be heard. But during normal nights, it is easy to get a peaceful night's sleep, which is rare for an apartment complex. Another pro: jacuzzi is awesome. It's large enough to enjoy some time with several friends in a hot tub.
