Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

Our experience has been extraordinarily frustrating and, in my opinion, demonstrated a serious lack of competence, urgency, and basic property-management knowledge. We experienced a significant hot-water slab leak at the home we rent. The problem was allowed to continue for nearly a week. We were specifically FORBIDDEN by Edwin from touching or attempting to repair anything ourselves, despite the fact that we own a construction/home-repair business and understood the seriousness of what was occurring. To make matters worse, there was no functioning hot-water shutoff available to us, and the valves in the garage were not working properly. Rather than immediately correcting the shutoff issue and arranging for a qualified leak-detection/plumbing professional, we were instructed to shut the home's water off at the street every night until we woke up in the morning. This meant living in the home without running water for extended periods while a serious plumbing problem remained unresolved. The people Edwin attempted to bring to the property did not appear to us to have the appropriate licensing, insurance, bonding, specialized leak-detection equipment, or ability to properly diagnose and repair a slab leak. There were also significant communication difficulties. Considering the seriousness of a hot-water slab leak and the potential for substantial property damage, I found the handling of this situation absolutely unacceptable. Unfortunately, this was not our first experience questioning Edwin's competence as a property manager. He has only managed our property for approximately a year, and even something as basic as our lease renewal had to be redone five times before it was correct. Based on our dealings with him, I have also been extremely concerned about his understanding of landlord-tenant requirements and his ability to properly coordinate repairs and qualified tradespeople. A competent property manager should have reliable, appropriately qualified professionals available and should know how to respond immediately when a tenant reports a potentially serious water leak. Tenants should not be left for days dealing with a major hot-water slab leak and repeatedly shutting off the entire home's water supply at the street. This entire experience has been stressful, disruptive, and completely unacceptable. In my opinion, the way this matter was handled was negligent and grossly incompetent. BEWARE. Based on our experience, I would not recommend Edwin to a property owner looking for someone to responsibly manage an investment property, nor would I recommend him to tenants. I would never willingly use this individual as a property manager.

They have…read moreinformed me even though I have a Westlake Village address, I am zoned "Thousand Oaks" so I have contacted Thousand Oaks City Hall and they are filing a report and taking action. The process: they notify county, county comes to do an inspection. Then they decide if the building needs to be tented and vacated. I am starting the process to break my lease with the on site manager. Such a nightmare, no one...let alone a single mother of 2 should ever have to go through this awful mess. The mold problem cannot be addressed. I am informed that the state has no legal action or law for mold on property windows. I will attach some photos so you can all see what we have been dealing with. I took this action, because this apartment complex needs to be accountable. They are spraying my home with toxins. I have asked for list of what chemicals they are using and I have never gotten it. I also found out, they should be spraying every 3 days three times a day. they have been spraying my home only, once every Monday. My neighbors were not sprayed until recently. We all should have been warned and sprayed in the correct fashion...and possibly put in hotel. And a cleaning service and carpet washing should have happened after...but NONE did. I spent a week cleaning up the dead and live bugs left behind after fogging was done. My carpet was full of cockroaches trying to flee the kitchen and crawl away. I will have to pay for a cleaning service to come...and a carpet cleaning service to come...unless the city gives us orders to leave...then-I won't even bother, I will just go. I cannot tell you the damage this process has done. I have had migraine headaches and my skin has broken out...all from the chemicals. I could never recommend this complex to anyone.

Disgusting. Our cat hunts them at night, every night at 10pm. We keep our kitchen clean but there is no stopping the bugs. One more con that is not related to IMT directly is that a lot of the tenants here smoke. It is hard to get a breeze without the smell of smoke in the evenings. I suppose this is just part of living by tons of other people who have the freedom to choose whether they want to smoke or not. Pros: The apartment complex is mostly quiet, except for when people decide to have loud fights in the middle of the night, during which everything can be heard. But during normal nights, it is easy to get a peaceful night's sleep, which is rare for an apartment complex. Another pro: jacuzzi is awesome. It's large enough to enjoy some time with several friends in a hot tub.
