The leasing manager who showed us around was very nice but clearly hyped the place up. I wish I took photos. Parts of the pool area were closed due to maintenance issues. Massage bed and tanning cost extra. Was told the laundry machines are cleaned weekly. They all were very unkempt inside. We toured a few units and they were supposedly move in ready but my wife said the toilet she used was gross. Lots of dust on things etc. stains on the outside carpets.. plus rent would cost 2k to move in basically 1st and pro rated. We weren't impressed. Despite having 5x the monthly income of the rent, a flawless renters history and a 650 credit score, they denied me and refused to give me back the hundreds I spent on the application despite telling me they would refund it if I wasn't approved. I went to visit this property and was pleasantly surprised. The staff were beyond welcoming and helpful. They took the time to not only show me the model but drive me around and show me the apartments currently available that would meet my needs! While on my little adventure I met the maintenance staff in passing, they were very personable as well. I loved that you can tell everyone caring for this property must pay attention to detail because everywhere I was driven around in their little golf cart was very well groomed and obviously maintained. I have rented apartments in the past that the maintenance staff made me uncomfortable when they need to come in my apartment but the impression I got from each person I met puts me 100% at ease if anyone needed to come help me with anything. This property is beautiful and I love that WiFi and cable are included! I work in downtown Boise and was pleasantly surprised that my commute to work is less than 10 minutes! DO NOT EVEN APPLY!! The property was completely unkept, the leasing agent was annoyed at life, the pool was greener than the grass and she said they were "thinking about looking into getting the spa fixed sometime maybe". I put in my application before viewing (my fault) which included a non-refundable application fee and a required $175.00 holding deposit which is refunded if your application is denied (thank God mine was). It's been WELL over two months and not only does Kensington literally never answer their phones or call back, they've yet to refund my deposit as required by their contract. As a matter of fact, I filed a consumer complaint with the Idaho Attorney General (https://www.ag.idaho.gov/office-resources/online-forms/) given the FRAUD and breach of contract, but even the Attorney General's Office was unable to reach them! I'm now forced to take them to small claims. If this has happened to you, please notify the AG because this is criminal!! They're counting on people not reading their contracts and being unable or unwilling to make them follow the law and it's disgusting. read more

I moved here as a temporary spot while I got my bearings in Boise. I disagree with the other reviews. I found the management to be very helpful, the maintenance staff to be very friendly and on top of things, and the apartments to be very nice. That said, they are apartments. You will have neighbors and you will hear them. I think Boise is somewhat behind when it comes to sound proofing their apt. buildings, but it is what it is. Also, you will have neighbors who don't respect rules. But, for the most part the staff does a decent job to keep them in check. (They send out community-wide emails). Also, they have 24-hour onsite security, which is nice. I am very happy I've moved here....of all the spots in town, I found Kensington to be one of the best overall. (when weighing all factors: cost, inclusions, cheap premier parking, and apartment design and finishes.) I am not a super fan of the location, per se, but I compromised on that, based on other factors. read more

Update. Not only did they raise everyones rent, they have now taken away our media package. Not only that, you can no longer get cable tv in your home! NONE, NO CABLE! They were too cheap to resign the contract with direct tv and the building is not equipped to have any other cable service here. And direct tv will not give us service now as well. Way to screw your tenants. But hey thanks for the black paint on the parking lot. Can't wait to get out of this place!! This is not a home! read more

I have never ever had such terrible customer service trying to lease somewhere to live! They don't answer the phone & it takes at least 24 hours for a call back (after multiple calls). The information you get is different from every person you speak to. They approved me and were gong to email me the necessary documents to get utilities and renters insurance set up prior to signing the lease. I have yet to receive these documents, needless to say I will not be signing a lease. Save your time & money & go anywhere else in this Valley to live! read more

They will lie to you and scam you out of money. One person told me once price for an apartment, then I filled out the application and then was told everything that is included online is extra over the phone. So an apartment that I was quoted at $825 ended up being $1,100 quite the difference. They have a mandatory media package that is $90 a month. Cheapest parking costs $15 a month per space and laundry is an extra $40 a month. Needless to say we are not moving here, now they are telling us the the original person who told us the "lease initiation fee" was refundable lied and we are now out $250 for an apartment we won't even be living in. AWFUL! AWFUL! AWFUL! Community seems unorganized and I have zero confidence in the staff. Make sure to ask all the questions you can think of ahead of time and if you are an organized person and want to get things done in advance, this creates complete chaos. Don't expect them to call or notify you in a timely manner. Expect to have incorrect dates and other typos on the electronic documents you are asked to sign. Everything mentioned is at a premium, so expect to pay much more than just the rent quoted. You MUST pay for their "media package", but that isn't made clear right away. Read the lease agreement very carefully! More hidden fees and things they do not tell you up front. Dog park and some other amenities listed are still under construction and not scheduled for completion until spring 2018. My experience has been absolutely ridiculous, yet I am still moving in. Let's hope this new community pulls it together and future tenants will have a better experience. read more

The carpet was lifting up and making bumps which were a trip hazard and it was never fixed. I signed 2 long term leases and part way through the 2nd one, covid 19 caused my job to be eliminated and I was unexpectantly transferred. I told them in Feb I was leaving and paid rent through the end of April. They said I didnt tell them and with a month to go, told me I was responsible for paying out the remainder of my lease which was going to be over $10,000 lump sum. If I didn't want to take that risk, I could pay $6000 lump sum and walk away with no obligations. The unit was rented 1 week in to the next month but now they say I owe them $3400 or they will send me to collections!!!!!!!!! Their office was closed due to covid when I was moving out so I left all the keys, swipe cards in the apartment. I was charged for a parking permit even though I didn't have one because I had a 2 car garage. I wanted to take a bunch of stuff to Goodwill but they were closed so I politely and neatly stored it in the garage but they are charging me to move this even though I had an appointment for a Goodwill truck to come pick it up. None of this mattered to them. All they want is to get more money. No sympathy at all. Be careful with them. I guess everything was in the rental agreement which is a bizillion pages long. Lived here for 3 years and let me tell you it comes with its ups and downs but the downs way out weigh the ups. 1. Over $1,000 a month for a one bedroom. I think not, especially when the apartments seem to be made by the guy who was below the lowest bidder. All the appliances are from some warehouse that was overstocked on things from over 5 years ago. 2. The amenities they say you get. The big two. The pool, which is closed about half a year and when it is open about the only thing you can do in it is sit in a corner and chill since there are so many parents with there kids there non stop that it will probably drive you nuts before anything. The hot tub is okay except for the fact that you have to take the cover off and put it back on every time you get in and out plus the jets are usually busted for some reason or another. 3. The office staff and maintenance. Don't get me wrong. 1 or 2 of them are nice but the office staff is pretty much purely decoration. They have no say in anything...thanks bach homes and the stuff they can do they don't. Have a noise complaint? Guess what? You're SoL. They'll say they'll do something about it but they won't ever. Got a problem with something in your apartment? Same deal, except this time they will just come in and make up some bs excuse and then tell you that there is nothing they can do about it. 3. They say they have on site security but they really don't. All they have is a company that will come around for about 3 minutes every night and that's it. I saw more things get stolen from there then I have ever in my life. Everything from motorcycles to things inside peoples cars to bicycles. And if you have a noise complaint at night you have to call this so called security and then they will only do something if can hear it for themselves when they get around to it. Don't get me wrong, if you park in a reserved parking spot or a spot that is not yours they will be there faster then ever...to tow your car. You're welcome. 4. Parking. Unless you pay for a parking spot good luck finding one at night. You'd have better luck finding a parking spot at the mall during black friday then you will finding one anywhere near your apartment. 5. The dog park which is smaller then your apartment and is about as well kept up as one of those pieces of property you seen on a dog rescue show. 6. And right next to that is the thing I've heard more people gripe about then anything else. The trash compactor. Thanks to bach homes they decided to put in a compactor that is rated for an apartment of 200 people when kensington is built to house 350. Can you see the problem? It's always full and has garbage around it. Plus it's all the way on the west side of the complex so unless you get an apartment there it's about a quarter of a mile walk there to throw away you trash. I would list all the other things but the other people who reviewed this place pretty much summed it up well and it's all true. read more

The staff has been amazing as my roommate and I have gone back and forth and back and forth as to which apartment we wanted and in which building, etc. They are understanding and have all bent over backwards to make sure we are getting exactly what we want! Beautiful facilities, top of the line amenities, and spacious units. So happy I found the Kensington Apartments and am beyond impressed at the ease of application and approval process. Dear reader, please whatever you do, pick any place to live but here at the Kensington Apartments! They boast in their advertising about luxury living and Lord knows they charge you outrageous amount in rent for luxury living but nothing could be further from the truth! I have lived here for 2 months and it has been the most expensive hell! From the day I moved in my air conditioning was broken and I had to beg and cry and stay on top of all the staff here to get anything accomplished... finally after 5 weeks they got the ac unit running, it took them another 2 weeks to get the portable units from my home even though I asked 2 maintenance personnel and the property manager Lisa on multiple occasions to remove them. But living in 85-90 degree weather inside of your $1200 2 bedroom apartment for 5 weeks doesn't even come close to the hell you will endure if you choose to rent here. For 9 weeks now I have been fighting with the staff here to fix a foul smell that has been present since moving in. After literally 2 months of angry emails, begging for anyone to save my family and I from the sickening sewer smell that causes my children and I to gag every time we enter our $1200 2 bedroom apartment they finally hired a plumber who explained the cause of the odor is due to a break in the sewer gas pipes within my walls, causing the odor to permeate through the walls causing the awful smell, he gave them a quote for the repairs. When I asked the maintenance guy, Marc, when I could expect for the plumber to come back to start the repairs he reluctantly told me that per corporate they were required to field other quotes before proceeding. That was almost a week ago and once I questioned Lisa, the property manager about the repairs she lied to my face stating that at this time they have not determined if there is a gas leak to fix. When I told her about the recorded conversation I had with Marc from maintenance just hours after the plumber left my unit where he told me the whole story about the break in the sewer pipe, she looked me right in my eyes and said, 'a plumber has not said they believe there is a break in the sewer gas pipes' then when I asked her why her maintenance man lied to me, she replied 'I'm not saying he lied to you'. This is not the first lie I have caught this staff in. They will feed you any line of BS and do not give a crap about you. They have knowingly left me and my two kids in harms way from these harmful gases for over 2 months now, they have lied to my face on multiple occasions and have refused to provide a non- hazardous dwelling for me and my family to reside in despite the ungodly amount of rent they continue to charge me. I have spent countless hours of my own time having to beg and plead and micromanage the staff here which has all been completely fruitless. Please don't make the same mistake I have and sign a lease at this place... the result for me has been to have to miss work in order to file complaints with the city of Boise for a compliance inspection, for submitting a formal complaint to the Attorney General's office and meeting with student lawyers at Concordia College of Law for help getting basic health related concerns met after being blatantly ignored by the local as well as corporate staff associated with Kensington Apartments! To any of you unhappy current or previous tenants, please ban together with me to make a difference that will make it impossible to be ignored by the awful property management team here!!! Contact the city and file a request for your own compliance inspection, file your own complaint with the AG's office... let's take them down! To any person reading through the reviews, contemplating a move here... walk away, in fact RUN!!!! Don't just take my word for it! Read all the other reviews, notice that all of the negative ones say the same things: the staff here lies to you, they don't care, no one addresses your needs in a timely manner and you don't even come close to getting what you pay for here!
