My issue has to do with my moving out process, specifically using the the "free service" provided for hauling. Overall, the lack of communication and accountability is why I wouldn't recommend living here. When I moved in I was told that I was able to take advantage a free bulk hauling removal; I was just responsible for tipping haulers generously. And, I used the service several times without issue -- this all changed about one month ahead of my move out. Before I moved, I reached out about few items I needed to haul, due to scheduling issues, we decided to wait a few weeks. In that time, I followed up with additional items to move. Weeks later, when I received my security deposit check, I was charged for an excessive hauling fee. When I reached out to Robin in the leasing office about this, I originally misspoke saying I hadn't requested certain items, but when I revisited old emails I saw I actually did request those items and attempted several times to communicate her, including providing screenshots and original emails. However, Robin did not acknowledge the emails/proof I shared and I was told that $200 is the maximum courtesy that they extend to residents and my removal totaled exceeded that cost. I have two issues with this: 1. This isn't about the fee but the principle and the lack of communication. There was zero ownership or acknowledgement when I did share the original communications. 2. I asked twice about where it was communicated that there was a max courtesy for residents and received no clarity or information. I checked my lease and it was not listed there. Based on prior communication, there was "max fee" communicated and had I known there was a max, I'd would have made other accommodations. Overall, the money you save by living here is not worth it.

I have lived here for a little over a month now. When I moved in, I had to clean my own apartment since they did not clean between tenants, I currently have toilets that do not flush properly, a furnace that rattles likely because the blower needs to be serviced or their a loose panel, they initially tried to make me sign a fee replacement for ADA related items that was four times the normal price, and I've unfortunately realized at this point with a dishwasher/disposal system that doesn't work correctly, a stove that I have to Jimmy to turn off etc that the reason why the workforce and mpdu housing for this complex is always available is because they treat us like we don't matter since we don't pay as much in rent. They also advertised this as a two bedroom but there are no windows or other egress in the second bedroom and no heating elements in the bathroom. It's definitely not a good feeling to know they were willing to sacrifice safety for those of us working class folks. I moved here after leaving a rental that flooded. I should have done more research. Lesson learned, this year can't be over fast enough.

A great LEED Certified building with all concrete construction that is very solid, private and quiet. They recently redecorated the lobby and lounge with all new furniture and finishes. They just replaced all the treadmills, ellipticals, stair climbers with new state-of-the-art equipment in the two story high fitness center, and even added two Peloton bikes with free membership for residents. A huge rooftop terrace includes tons of seating options, three gas grills, a gas fireplace and a gas fire pit, and community herb gardens, all overlooking the incredible skyline of Bethesda. The Flats is in a perfect location in Bethesda Row, close to everything, with a WalkScore of nearly 100! We rarely drive our car, there are just so many great restaurants, cafes, shops and parks nearby. Bozzutto does a great job managing the building and scheduling special tenant events. The Flats is a very social building, and a great place to live. It's not cheap, but in my opinion, well worth it. Highly recommended!

I complained a few times in the winter about hot water running out because I'm a bit of a diva and like to take really long showers and baths (over 20 minutes) , and the management staff, Jennifer and Nicole, and maintenance team, Isaac and Jose, moved mountains to address the issue - from ordering a new water heater, to trying different brands of water heaters, etc. they wouldn't drop the issue until they knew I was satisfied - which says a lot about customer service. Especially after I've had prior moments of being bratty with them and threw a few temper tantrums in the past lol *embarrassed face*. Vivian, Helen, and Kyle at the front desk along with the new staff are always amazing and so helpful. If they see you coming in with heavy boxes and hands full and recognize you, they unlock the front door so you're not struggling to find your keys while holding on to grocery bags. Makes more of a difference now that many of us are spending more time at home. Anyhow, it's a great community. You can *feel* the difference of the vibe here versus other apartment communities I've visited when I entertained the brief idea of moving. I haven't lived anywhere this long since 2006. Sure, some have complained about thin walls - but that is apartment living anywhere you go. This is still the best customer service I've experienced in my life at an apartment community. I'm sure there will be one in the future for the way they handle deposits because i've truly never seen this in my 10 years of renting in various states. You will have to pay electric on your own through pepco but the building will also charge you an extra $50-70 month for electric that supposedly is for your thermostat (no i'm not joking) so plan on having a big electric bill. Don't expect to get your deposit back and don't expect your appliances to work more than half the time. They try to nickel and dime you for everything. I will attach a pic of the sink I cleaned before move out that they marked as "dirty". The stove was also filthy when we moved in so it seems they took the money and don't actually invest in the cleaning job but they will find something wrong with your apartment. Maintenance absolutely stinks in this building. I have lived at 8001 woodmont and triangle towers and all their maintenance actually puts in effort and goes above and beyond. I've never had my deposits stolen like I did from the edge. They charged 275$ to repaint the unit that's a whole 541 sq ft. They took the deposit and wanted more money on top of it. Something is also wrong with the electric in the unit, which is scary in itself. I could not run my dishwasher or washer and dryer more than half the time without tripping the fuse box. Obviously if you have a busy schedule, this interferes with being able to stay on top of things. When I reported it to maintenance, he showed up while it was temporarily working. He said oh well it's fine now so no need to do anything. This was happening multiple times a week and they never fixed it. The staff is nice and the building is aesthetically pleasing but that's the only compliments I can leave for the place. If you want to pay 2400$ for a shoebox apartment with faulty electricity and an extra 235$ for parking (that you'll have to join a waitlist for) then this is the place for you!!! You should also expect that your rent will increase roughly $300 if you choose to resign, which we didn't. yes, they really want $2500+ for a 541 sq ft apartment with barely functional appliances. No utilities included, and $235 for parking so roughly $3000 with everything. I am grateful we have since moved into a much nicer, and more honest building in Bethesda! you should consider looking elsewhere as well. They said they schedule a final walk through before you move out to discuss charges, but they never did that. Like another review said- expect creative charges!!! Below you will see what they said was "dirty", and you will see pics of how "dirty" everything was. You also see the normal wear and tear on the walls that they are charging $275 for which I have to look into the legality of that. After talking with them they said they'll knock a couple dollars off but they still kept the entirety of the deposit and want more. I wanted to like this place and for a long time, I did. The Good: The location is genuinely great. The neighborhood is safe, quiet, and well-connected to Metro and bus lines. If you're not looking for nightlife, the area is convenient and walkable with nice parks nearby. The front desk staff deserve a specific shout-out. They're consistently friendly and helpful, which is honestly rare for large managed buildings in this area. As a managed building, it's what you'd expect: expensive, but relatively maintenance-free living. The Bad: Over the last year or two, there's been a noticeable decline. When I transferred to a new unit within the building, it was poorly cleaned, the dishwasher and dryer didn't work, outlet covers were missing, and drywall patches hadn't been painted over. Getting these basic issues resolved took repeated follow-ups, escalation to the property manager, and more pushback than any resident should need for move-in-ready basics. Management is pleasant enough face to face but tends to deflect and divert rather than actually address concerns. The most recent issue is packages. The building replaced its prior system with a single open room where packages for what must be hundreds of units sit on unsecured shelves. There's no logging, no delivery notification, and every resident has access. The room is fob-accessed, but it's unattended -- if someone gets through that door late at night, there's nothing stopping them from walking out with whatever they want. It doesn't feel secure. My Recommendation: I used to genuinely enjoy living here and would have recommended it. At this point, I doubt I'll renew my lease. The customer service and attention to resident safety have slipped enough that the premium rent doesn't feel justified. If you're considering Wisconsin Place, the location is excellent, just go in with realistic expectations about management responsiveness and building security. Maybe shop around to the other managed buildings on Willard Avenue or North Park.

Utilities including parking are not included in that $2k. We have had issues with this unit since the first week we moved in. The place was not clean, one of the sliding glass doors has a broken screen, the vinyl floors are stained, the dryer was not cleaned out in years and almost started a fire. There is noise here 24/7. We don't sleep. There is constant slamming from the garages that has not been fixed. We have lost opportunities due to being in this unit. We have never been offered a lease break or money back. Management is ineffective and the main maintenance person here came into our unit last week and screamed at us at top volume. Every Wednesday for a half hour the generator goes off. It's horribly loud. The Naval Observatory also has a loud gate and a generator that went off constantly for the first 2 weeks we were here. There's landscaping done twice a week, also very loud. There are very bright lights that shine into the unit at night. The slamming from the garages wakes us up multiple times a night without fail. Management claims they have addressed this issue but no real remedy has happened. We are constantly on edge here but also can't focus during the day and are suffering in work/school performance.
