I stayed between 2020-22 as a renter, and this co-op was one struggle after another. Since it's a co-op updated appliances and rent amount vary between units. It can also be noted that a lot of reviews I had/have seen were from owners of the units, and not renters. Pros: Price is right for Bethesda, proximity to DC via public transit, PLENTY of amenities and parking. Cons: constant whir from 495, a seemingly never-ending roach infestation (8th and 9th floor south tower at least) , frequent water and power interruptions, unpleasant smells from ventilation. Most of the issues come from the buildings age and a lack of preventive maintenance. This upcoming fall and into 2023 they are planning a relining project for the both towers which involves repeat water outages leading up to a weeks long water outages (during which they will relocate entire floors of affected residents at the Marriott or else where). A good number of the residents here are elderly as well, and this comes with pretty frequent visits from ambulances in the valet. Glad my lease is up, move in at your own risk. read more

The promenade is not nearly what it promised. Management does a terrible job. I have a young family, and there's nothing for us here. Most of the people are elderly, and there is not even a playground for the children. There are no young urban professionals here. Mostly retired people. Also, everything is in disrepair. The elevators break down, the plumbing needs to be fixed, and on and on. I also have not found management to care about my ideas. The General Manager does not respond to emails. Staff is rude. My family and I plan to move to downtown Bethesda, where there are restaurants and younger people, which will be more fun and lively. read more

Looking for my daughter - this was one of the nicest properties we visited. Plenty of amenities on the 26 acre property including restaurant, deli, hair salon. The outside was wonderful and well maintained. Unfortunately the units available are very old and not renovated at all inside. Wires stapled to walls along bass boards. Carpet placed over Parque wood floors. The rental units need some major upgrades. That being said they are the cheapest in the area for a reason. Parking garage at least is included. This is the farthest out for us. It became the last place on our list. read more

Been living here for a while and Yesterday while maitinence was in our apartment and we were at tge gym, $660 in cash just "went missing" from a cash box we had in the living room. The staff was super dismissive of me and my bf... I presume because we are heavily tattooed? They wouldent even give us the name of the person who was working on our apartment. We will make sure to be home when they have to come back to work on the apartment. We're also looking into getting a security system. read more

This place is a hidden secret. I can't believe how inexpensive the units are per sq.ft. and how great the amenities are - gated entrance, indoor and outdoor pool, great fitness center, high quality tennis courts (and club), on-site convenience store with beer/wine, restaurant, dry cleaners, free WiFi in public areas, and underground garage. There is a RideOn bus that comes to the front lobby every 30 min to go to the Medical Center Metro (10 min trip). It may appear the association fee is high, but it includes taxes, all utilities including cables. At other places you have to pay these separately and it winds up costing more per month. This place is incredible for the price! I can't tell you how happy I am to have bought a place here. read more

Wow!! Some of the owners are actually getting rid of the asbestos tiles that have been buried other tiles and carpet. Surprise! Even the handicap lift in the garage has been out of order for 2 months. Only a wild guess when it might be repaired or replaced. No idea about actually when it will be repaired. Just a wild guess. The Promenade Condominiums in Bethesda Maryland has just gone through a large rehab of their carpeting and and molding on the walls. And they seem to have the same lack of quality and class as do the repairs they made throughout the building. Apparently the idea of preventive maintenance has not been an idea used by the previous maintenance team. Remember the fire here a couple years ago that was in the news as all the North building residents had to move out for 10 days even the Red Cross was here to help. Thank God for the Red Cross they were terrific ! The new management people will improve that. Cross your fingers So far the new team seems to be doing catch up because the owners, resident and non-resident, did such a poor job of keeping up maintenance while their property value quadrupled. They just kept letting the building get old and decrepit Behind the Walls. Of course the repairs are much more expensive to make now. What happens when a girl from MoCo is ready to leave her Potomac pad, but prefers a bit of suburbia to city life - and parking, great parking - there truly is no better place than The Promenade. I didn't find this hidden gem by accident. One of my good friends in high school lived there and I always remembered how regal and grand the building the was - stunning old school lobby with incredible tapestries and chandeliers so large, you might be able to contain a DC guy's ego underneath them. Once you enter and get past this beauty, you can go either left or right. Left is the North Tower, right is the South Tower. My new condo is in the South Tower, which from my window overlooks the main entrance to the building and has a gorgeous, lush skyline of fall foliage. As far as the building itself, the common areas are impeccably maintained. The garage is safe and well-lit, the outdoor areas are always clean including the tennis courts and putting green, and the building also offers a great gym, indoor/outdoor pool, and tons of other amenities on its arcade level. The units - well, it depends. If you are buying, obviously you can do whatever you want with it. The rentals are a bit hit or miss, depending on how much the owner takes care of it, but for the price, plus garage parking, you can't beat a place that is $300-$500 less per month than any other spot in Bethesda. With all utilities included at that! The only reason I docked 1 star is because as friendly as everyone in the building is, from maintenance men who you can call on for any and every need, to just the cheerful staff in the office, there is one lady who works the front desk who needs an attitude adjustment. If she doesn't know you and you are new (as I am) she is curt and brash, while being exceptionally nice to others. This has happened on several incidents, so it wasn't a one time thing, and I will actually be bringing it up with the office tomorrow! read more

Living here has been the worst experience of my life. If I could give it less than one star I would in a second. The building staff is extremely rude, not friendly whatsoever, and treat tenants and guests like second class citizens. I've never seen anything like it in my life. It feels more like a mix between living in a prison and a correctional facility. Let me provide specifics: When I initially moved into the promenade my apartment was infested with cockroaches. When I reported this issue to the building staff they were rude, and attempted to blame me for the issue even though I had been there for less than a day. If I had another living option I would have moved out on the spot. Unfortunately it only got worse from there. Let me say that again, the apartment was infested with cockroaches. Turned out the entire floor was infested with them. The security and staff treat guests terribly. If you want your guests to feel unwelcome at your home, this is the place to live. The complex can be a bit confusing with the security gate and sprawling grounds. But when guests ask for direction on where to park they are treated like they are inconveniencing the staff. If you need something from the front desk just know that you are inconveniencing the staff, and your an idiot for not knowing what to do. At least this is how you will feel at the end of the interaction. I really don't know how people can leave a positive review of this place. The previous posts about the terrible living conditions were spot on. I wouldn't recommend living here to my worst enemy. That would be too cruel. read more

My husband and I initially moved in as renters a few years ago (rented from a condo owner) but liked it so much that we decided to buy our own condo. We had been renting in downtown Bethesda but were tired of the noise and also wanted more space. We found The Promenade through a craigslist post for the rental and couldn't believe the value for the price - and we still feel that way as owners. Partially because the cost includes all utilities (even cable) and the amenities are fantastic. We have liked the views in both of the apartments we've been in - it's nice to see trees and when we were on a lower level, would frequently see deer, despite being so close to major roads. There is a beautiful, large outdoor pool plus a small indoor pool and jacuzzi and a nice fitness center. The tennis courts are great and there is a very active tennis community here in the warmer months. The Bethesda trolley trail runs through the neighborhood too, so there is pretty much no excuse not to exercise if you are so inclined! There is also a bus that goes to the Bethesda and Medical Center metro stations and Pooks Hill Rd is right off 355 and the beltway. There is plenty of parking for residents and guests and there are no extra fees for parking. The building was built in the 1970s and some of the decor in common areas (and apartments that haven't been renovated) is a little dated, but that is true of many other buildings in the area too....and those that are newer charge much higher fees. The Promenade is extremely clean and well maintained. The few times we have had a maintenance issue, the office has been very responsive and their assistance has been either free or involved a nominal charge. One of the few cons is you need to use a central laundry room, but most floors have their own, so at least you don't have to go too far. There are a few businesses in the building including a dry cleaners, a hair salon, a small convenience store, and a restaurant. I'm not a huge fan of the restaurant, but my husband and I know people here who love it. The residents are a mix of older adults, young families, and singles. Both apartments we've lived in have been very quiet and our neighbors have been nice. read more

Stunning property. Absolutely beautiful and the apartments are spacious and extremely well designed. Interior space is incredibly roomy yet comfortable. Kitchens are big and you do not feel like you are in an apartment. Very quiet hallways and elevators. There is a nice store and deli in the arcade, lower section. The lobby is huge and decorative. Impressive use of space throughout the entire development. It has an exquisite view of Bethesda. You have an incredibly great view of The Mormon Temple. Love the amenities here. People seems friendly, for the most part. I guess like many condominiums, there are good units and not so good unit. Some of the units are dated, and some up-to-date. The grounds are well kept. The service they provide are convenient. The restaurant is a good place to go when you do not want to go out. read more

Updating 2/25/2017-I have stayed here because the price is right and the location is convenient, but I will be moving out at the end of my lease term. The climate control in the building continues to be ridiculous. It is literally 80 degrees in my apartment right now, even with the windows open (which I can only do on some days because of severe allergies.) I spend every season change so uncomfortable I often have to go stay with friends because my apartment is so unbearably hot I can't sleep at night. Management does not care or even return emails about the AC situation. HOWEVER, there seems to be a separate system for the lobby and the arcade level, so all the staff who works here and makes these decisions gets to be comfortable while the residents suffer. Also, the fire alarm goes off here constantly and it's almost always a false alarm. I've had to evacuate my apartment 10+ times since moving in here, sometimes in the middle of the night. Seriously, DO NOT MOVE IN HERE. There is a reason the property values in this building are so much less than the other buildings in this area. Hint to management: it is not the color of carpet in the hallways. Maybe if you cared about keeping your residents comfortable and hired some friendlier people to work the front desk, more people would actually want to live here. Oh, and how about a shuttle to the metro on the weekends when the bus isn't running??? read more

If I could give zero stars that would be more appropriate. Here as a renter and they provide the worse living conditions ever. The rental itself is fine, but they are constantly doing unnecessary renovations and kick you out for an unreasonable amount of time to do it with absolutely no notice. I was kicked out for 10 days for them to replace air handlers (myself working in the HVAC world knowing it shouldn't take more then a day and that's just to let drywall sit) and then when I returned the workers they contracted didn't even clean at all so I spent a week removing drywall dust from everything just to be given two days notice that I had to be out for an additional four days because they didn't do the job correctly. Do not move here unless you only plan on living in your apartment ten months out of the year. read more

The best place to live. As a young professional, the amenities here are like no where you have ever lived. You won't regret living here. I have experience as a renter, it was so great, I'm an owner now. The COOP fee is a bit more than other places in Bethesda but, the cost to buy the property is a bit lower. And think about what you get! You pay 0 bills for electric or gas, your property taxes are included, your cable is included, underground parking, guest parking galore, a dry cleaners, a travel agency, a fully functioning hair and nail salon, lit tennis courts, an indoor pool, an outdoor pool, a gym that rivals many outside gyms, a sauna, a hot tub, a beer and wine convenience store that has a deli that makes outstanding food, and a fully functioning bar/restaurant. Also, I had guests coming from out of town, the building has a few rooms that are sort of like hotel rooms at a rate that CANNOT be beat anywhere in Bethesda. read more

I was a renter here for a few years and then decided to buy 10 years ago. The amenities are wonderful. This includes indoor/outdoor pools, a fabulous gym, lit tennis courts, underground parking, etc. There is even a grocery store that has a great deli for fresh sandwiches. The community is diverse with singles, couples, young families and seniors all well-represented. As it is older construction, the units are large, with most 1 bedrooms at 981 SF. There has been some recent updates to the air system which had people in my unit on/off for a week. They were very respectful of my things and cleaned up every day. When I got home, there was no trace of them being there except for the plastic covering the area in the wall where they were working. A previous poster complained about this construction as well as a assessment made to owners to cover the cost. Her statement was WRONG. Perhaps her landlord told her that as an excuse to raise the rent. This is a well-funded property with appropriate reserves to plan for needed improvements. I have to complement the management and the board for doing such a great job managing the property and finances. read more

Been here for 5 months and love everything about it! Cost to buy is significantly lower than anything in the area, yet the amenities are the best: indoor and outdoor pools a gym, a restaurant, lounge, grocery, salon, tennis and pickleball courts, travel agency, party rooms, ride on bus to metro etc. HOA fees include maintenance, all utilities, basic cable, and property taxes. It is a coop not a condo but it is very well run and a great place to live, especially for people like us who are downsizing. Inside the beltway location and convenience to Bethesda and Rockville is great. read more

I've been renting here for nearly three years, and I couldn't be more excited to move out. The people here are some of the rudest I've met in the area, in an intentional and clique-ish way. The elevators break constantly and make getting to and from your apartment a huge hassle. The fire alarm gets tested at odd hours of the night when most are trying to get rest. The market downstairs is extremely overpriced. The restaurant is notoriously bad. The co-op hosts a lot of events, but they are mainly geared towards senior citizens as they are the bulk of the population here. I once kissed my wife in the pool and was told that it was "harmful" for children to see by the lifeguard, because a homophobic family complained. As renters, your opinion means nothing and you can't be involved in the betterment of the co-op. The only reason I'm giving this place two stars is because the outdoor pool is usually kept very clean. Other than that, my wife and I absolutely abhor this place. Don't live here...just don't. read more

My experience here for the past year and a half has been a nightmare. With a south Rockville location at downtown Bethesda prices, I wanted to believe this "north Bethesda" apartment would be my dream. Each rental is individually owned in the co-op condo, so I won't go into the particulars of my own space, but focus on the real issue: the staff and building management. In short, just about every interaction I've had has been exceptionally poor. The staff mix up mail, have difficulty assigning renters as residents for the purposes of receiving mail, and flatly lie to your face about distributing information about the apartment to renters (often last-minute) and owners (almost consistently not at all). This last point becomes particularly troublesome when you consider that in my nearly 10 years of renting in shared living buildings, I have never had my apartment encroached upon more frequently with less notice and more people than in this place. Literally worse than college dorm inspections, I have had to become accustomed to 2-3 men including "security" coming in to my rickety wooden door at random intervals from 8 am onward (read: 8:01) without knocking or announcing themselves. Further, weekly noises and construction are so loud (70-80 dB) and violent as to knock the grout out of shower tiles while I was in the shower (building maintenance offered "to stand in the bathroom and watch" to make sure the neighbor's construction didn't come through my wall rather than intervening). However, the worst has been long stays when asbestos removal and fixing their own botched construction projects have meant scrambling with less than a week's notice to vacate my apartment for over a week without any offer from the building management of compensation, accommodation, or any flexibility in selecting dates to vacate (actually, when I asked if it was possible to change the start date of a week-long period of required vacancy that I learned about two business days before it began, I was told that if I was not compliant in every way with the required work, I would be evicted on the spot). After preparing today for yet another indefinitely long, unspecific required vacancy, all I can say is that living here has taken something that should be relaxing and comforting and exhausted me on every level. I live in a constant state of reacting to the daily changing failures and whims (they recently charged owners to have the parking lot paved - in addition to the nearly $2k/mo in dues - and the pavement already has huge holes where the work was poorly done), and only get by here because I have generous friends in the area willing to let me stay with them at a moments notice. This costly construction has meant owners are trying to recoup the money through increasing rent and because of the declining quality of life, are having to settle for far less. My 2-year lease runs for about $500 more per month than comparable units being leased right now, and the increasing numbers of empty units are a testament to how poor and declining this property and area really are, as comfortable Bethesda living moves further south down 495 toward dc. read more

We purchased our apartment almost two years ago and could not be happier. This is an extraordinary community. The apartments are bright and larger than comparable buildings in the area. The amenities cannot be beat anywhere--you feel like you are in a resort with a huge outdoor pool, tennis courts, beautiful grounds. We also appreciate that the large parking lots allow for our children to visit with their families easily (which is difficult to find in Bethesda). We are close to highways, which saves in travel time, and there is also the bus at our door that easily takes us to the metro. In the short time we have lived here we have watched the facilities be upgraded, and this is ongoing--soon we will have new renovated lobby space. Athletic facilities have a huge variety of equipment, and are open 24/7. There is also an indoor pool. Plus, there is a huge variety of social and athletic activities offered (most of which are free), and the offerings keep growing. This is a wonderfully diverse community of ages and ethnicities. We were really thrilled when the building became smoke free this past year. We have found staff to be responsive, and building and grounds are always immaculate. The Promenade is the best kept secret in this area. I cannot believe that there is any better building or community around. read more

I have lived at the Promenade for the past nine years. The sweeping views from the large balconies, grand lobby, resort-like pool, 7 tennis courts, full gym (with windows, showers and sauna), concierge, on-site restaurant, grocery, dry cleaners and hair salon .... it does not get better than this....oh I forgot to mention the ride on bus at front door to metro .. just 10 minutes away. In addition all the Bethesda night life is just a two stop metro ride or short car ride away (with free parking on weekends). The building has an active management board, maintains millions of dollars invested as a reserve fund and keeps the grounds, and common areas maintained like a hotel. All repairs and maintenance occur in a courteous, professional and timely manner. The residents are a friendly diverse group with a great mix of age groups, nationalities and family types. If you want to live the "good life" The Promenade is the place to be. read more
