We viewed their 2 bedroom townhomes, but finally decided on leasing the 3 bed townhome to afford us more space. While we didn't get a chance to view the unit we would ultimately be leasing, we were assured it was almost identical to the 2 bed we toured. Because we lived 2 1/2 hours north at the time of reservation, we postponed signing the lease until we could do an in-person walk-through. Thank God we did. Lori was our leasing agent and the individual who gave us the tour of the units. She was also the one who took us to the unit we reserved to do our pre-move in inspection. She should've just told us to start looking elsewhere. Black mold in the bathroom, unknown mold in the kitchen cabinet, hornet's nests everywhere on the exterior walls and eaves, cobwebs throughout, broken blinds, cabinet shelves and doors? I was shocked that Lori would even bother to bring us to such a place! It explained why she kept rushing us to get back to the leasing office to sign the contract. The fact that she thought we would after seeing all of that was insane. I asked to speak with Sarah (the apartment manager) when I became infuriated at the realization that her employee expected our family to be okay with this s#!tshow of a townhome. That, coupled with the fact that all of our worldly goods were to be delivered to this location within 48 hours, enraged me. Sarah brought over the maintenance supervisor and attempted to mitigate all this drama, but it was spiraling out of her control as I peeled back the layers. We had nowhere to sleep that night, so I tried to find a hotel asap. Thankfully we did, but we were still left with not having a place to receive our home goods. Sarah offered us another unit, same situation: pests, cobwebs, dirty cabinets, hornet's nests, etc; in addition to the unit's being way too small. We agreed to let them clean up a unit for us to move into the following day. I left feeling dirty and pissed off. As I lay in our hotel bed that night I came to the conclusion that there was no way I was going to rent a place that was too small for our family for close to 2K a month, just because P@WA didn't have enough respect for potential (or current) residents to take pride in their property. The plan was to temporarily rent the smaller unit until one of the 3 bed units could be "brought up to standard", then have us move into that one. So, to recap: 4 moves in less than a year? We're a lifetime military family and we have never done that with the Army, let alone because a "luxury" property is too lazy or inept to maintain a unit. We called the property manager and told her we would not be returning and asked her to refund our complete deposit. She did so. It's been a week and a few days- we just received the refund check today. I wouldn't recommend P@WA to anyone, let alone military families. I think the property is a pig painted up with make-up. That's actually an insult to pigs. We were left scrambling to find a place to live with our two children and I'd be utterly disgusted if anyone involved in this debacle still has their jobs.

Overall, this place is in good location. And decent amenities such as gym with tower service. However, my truck got broke into and this is very common here. they don't even care about it. Really, It's been happening alot here not just me. When I saw the other truck was on bricks with no tires on, I thought they were replacing them. But it was actually some one stole their tires and left truck on bricks. I got all of my stuff from the truck stolen. The office told us to make a police report, and they can't do anything. Well ok. This can happen anywhere too I guess. They have a patrol for the club house to make sure to kick everyone out at 10pm, but not for security of tenants. Fine. Second, the trash valet is trash as it is. I don't know who the contractor are, but they simply throw your trash bin away after they pick it up. I put out trash bag and recycle bag separately and they don't even pick up the recycle bag. Instead, they just kick the regular trash bin (or throw it back to floor) your are lucky to find your trash bin out of your door after you put them out. I found mine front of the next door because there was 2 of them and one is like on picture. I really don"t see the point of paying $35 a month when I actually have to go dump out my recycles every day. Overall, this apartment looks great when you see it while you do a tour. But what you see is just sugar coated. It is not worth it to pay this much money for this place. I truly regret my contract here. Do more your homework before you move in here. Oh. I had to add up some more after I read the other reviews. Yes. There is a lots of dogs. I do love pets but there is alot of people don't clean up after their beloved one do their job. I stepped on the poop few times already. There are so many other things to mention too such as fixing dish washer like 5 times and still not working, gate clicker issue that happened many times and other stuff that other ppl mentioned. To be clear, the top of trash bag was very small amount bag that the bin lid was closed all the way. It's not like I put out two big trash bags that can't even be closed. I checked my neighbors to see if trash valet guy have been came through. Worthless. I can't even find this apartment on the better business breu. I researched whois for the parkatwestave and it only shows they are from Arizona. I'm going to find out and report them to BBB as well.

Not only am I saving over $850 a month, but I'm MUCH happier here for several reasons: 1) The management here is unusually responsive to maintenance issues, unlike the "luxury" place. Major kudos to Tracy, the office manager, who bends over backwards to "make your day great" - she always answers the phone, "how can I make your day great". But I also have to say, everyone in maintenance and at the office are always friendly, courteous and eager to answer your questions and help out. 2) Carlyle Place is attractive and quaint and my apartment is conveniently laid out. The "luxury" place was noisy (constantly heard the drone of an emergency helicopter landing at the medical center. The "luxury" place had extremely low water pressure. Here the water pressure is excellent - believe me, that's important. 3) Carlyle Place seems to be very safe; so far, so good. At the "luxury" place, over $600 of packages were stolen and when I caught the culprit on video, they did nothing about it - I received one excuse after the next. (The burglar picked up the package and then put it back down when he noticed the security camera that I just installed - this happened at 2:55am!). I highly recommend Carlyle Place. Living here is just so easy!

The leasing agent, Tracy, showed us a "2 Bedroom 2 Bath" unit quickly, and I realized later that no lights were on during the visit. Since my daughter wasn't feeling well, we did the paperwork over the phone. I was stressed out that day because I knew that my daughter was due any minute. On moving day, we found the apartment hadn't been cleaned. We had to go to Home Depot to buy cleaning supplies because everything was dirty, from the toilet and shower to the stove and blinds. We cleaned it quickly and moved in due to my daughter's recent delivery and her baby being in the NICU. As we settled in, we noticed several issues. The apartment had a significant mosquito problem, and the washer and dryer were so old that they were damaging our clothes. We also struggled to get the dirt off the floors and noticed what appeared to be mold in the shower. We reported these issues during our move-in inspection, but the management took no action. They simply painted over the mold repeatedly every time someone moved out, without addressing the underlying problem. We also faced issues with the dishwasher, water quality, mosquitoes, and roaches, but the management refused to take responsibility or make any improvements. The air conditioning unit stopped working, and their solution was to pour water over the old, rusty unit outside. They blamed the high electricity bills on the old units and didn't make any effort to improve the situation. The pool was unusable due to mosquitoes, and I developed a rash after using it once. Additionally, our mailbox was robbed, and the management showed no concern about these security issues. The lack of care and accountability from the management was evident in their responses to our complaints. They failed to address safety, maintenance, and environmental issues and were dismissive of our concerns. The "live it, like it, love it for 30 days" offer was overshadowed by the overwhelming challenges I was facing with my daughter's postpartum care and the baby's hospitalization. Do I recommend these apartments to anyone looking for a decent place to live....NO? update after move out…read more.. reasons why my rating significantly dropped: 1) ROACHES!!!!!!! we got our apartment sprayed at LEAST 6 times with 1 supposed "bombing" and the roaches never left. our dishwasher was completely unusable due to the tons of roaches that made a home inside it. not to mention roaches in the STOVETOP and in kitchen appliances!!! no matter how much we cleaned and got sprayed they never went away. we actually weren't given our full deposit back due to the state of the dishwasher (which was never used by us) 2) lack of security!!! had my car broken into (like many others) and all they asked for was an apartment number at the front desk. filed a police claim and nothing happened. apparently this was an ongoing issue that had happened multiple times before. also the fact that we were told our entrance gate code would change every few months and remained the same for the entire time we lived there. 3) trash pickup. our trash can was constantly not being picked up, and we received letters saying it was too heavy (which it hardly was) or torn into (mice/cats would get into it when we would place it out). it was very annoying!!! overall, it was an okay living situation. i wouldn't live here just for the roaches alone. you decide!!!

I have a small business and every other apartment I've lived in had a "business" center, but it couldn't foster a business meeting, meanwhile here, before even getting to any amenities, the lobby itself is where I feel confident to meet a new client. We wound up first tenants to move into our unit and have called here home ever since & pulling up is just a little exciting every time. The current management company Kairoi, seems to specialize in high-rise management, if you're going to be living in a high rise, it's best that the management company has some experience there, Kairoi does. The buildings are frequently dirty, with trash left throughout common areas, and there is a significant issue with roaches. Neighbors often leave food out for stray cats in the hallways, which attracts ants and contributes to the pest problems throughout the building. In addition, the management staff has been extremely unpleasant to deal with. The assistant manager and secretary are consistently rude, and the assistant manager communicates in a very passive-aggressive manner. For example, I received a text message reminding me not to "forget to pay my bill," which I found inappropriate and unprofessional. Mind you was never late with any bills why living here. I had recently changed my renter's insurance and had not yet updated the office, but instead of asking for clarification, it was assumed that I had not paid. Another concern is the move-out process. Residents are forced to sign paperwork agreeing to repaint walls and handle multiple maintenance-related responsibilities that are typically handled by property management, or they won't except your move out notice, and additional charges are often applied before move-out. I'm sharing this so that anyone considering these apartments can make a fully informed decision. Based on my experience, you are not getting your money's worth here, and I would strongly encourage prospective tenants to think carefully before choosing to live in this complex.
