He took me to see lots of affordable houses, (which was very nice because if you are not purchasing a $400k house, some realtors don't even want to talk to you). BUT-he gave me bad advice that is costing me thousands. On a modest house that had another offer already, he told me to make an offer WITHOUT an inspection, in order to make my offer more attractive to the seller. BAD ADVICE--1. It had been a rental, so the seller was legally allowed to state NO KNOWLEDGE of the condition of house- did not have to disclose anything. 2. Other buyer had to go FHA LOAN, and I was able to go conventional LOAN. Because of condition, the house would not have gone FHA. So we gave up my bargaining power. His advice! I have mold in crawl space due to leaking hot water heater that cost $900 to fix, had to replace fridge, washing machine, get plumber out again because dishwasher not hooked up to water supply. I asked him to pay for the mold removal, and he has not answered my letter, nor returned my call. NEVER GIVE UP THE RIGHT TO INSPECTIONS! Try to make sure that your realtor is very well informed and has been selling real estate for 10-15 years at least.

In the space of 8 weeks, I was able to contact them with intention to sell, accomplish all the necessary tasks to list, list, inspect, fix, close, and be very happy with our results. There are a few factors for this, and most are a result of the team's work. Very quickly I was able to get their stager in the door to break down for me how to present the house best to sell, and very importantly the priority of those projects, in case you don't have six months to work with. In mine, we thought that market timing would be a significant factor and sooner was better than later. They also had recommendations on hand of people to accomplish some of the work I needed where I could not myself. They had data on hand when I considered renting as opposed to selling, and advised me on the impact of living in the house while selling vs going thru the extra expense/effort of completely moving out. When the house was ready to list, again the photo/listing process was quick and effective, including 3d modeling and walkthroughs online, which I found very helpful on the buying side. During showings and negotiations they made the process straightforward & the house was under contract in a couple weeks. Throughout their communication was great & were also fun to work with. They were responsive to my questions and appreciative when I was as well. Electronic documentation is now the way of the present, driving across town to sign something is such a waste. We went back & forth over text & email which is always easy. In the end, the decision of whether & which realtor to use is a tough one. In my case at the end of the day I ended up much better with than without. You can't ask for more than that.
