However, as soon as…read moreManagement realized we would not be extending our lease past the second year, everything went south. From getting the AC fixed to holding our deposit money for several weeks after our early move-out date, the business operation here is sketchy and unprofessional. The maintenance team visited way too many times in attempts to fix the AC compressor in the span of a year but ended up not knowing what they were doing. We had to live in a supposedly luxury apartment without AC for over a year and beat the heat during the peak of summertime with just one standing fan that we bought and one portable AC offered by the apartment toward the end of our lease. Despite raising an issue about how a portable AC wouldn't be sufficient to cool down the entire unit that is 1200 sq ft. unit with 2 bd rooms, everyone brushed it off their shoulders. They kept insisting that a small AC unit installed by the window of our primary bedroom was strong enough to chill the entire unit across and even the second bd room, which sounds very unreasonable and shows how uncaring people are. When submitting service requests through the login portal, we were not met with a solution in a satisfactory manner. When reaching out over the phone and via email to speak directly with the leasing office manager, we were given several runarounds saying she was in meetings and couldn't come to the phone. (Yup, she was in a meeting every single time I tried to reach!) Emails went unanswered until we decided to walk up to the concierge in person demanding to speak with the manager there and then to yet again bring up the inconvenience we were put through after spending a hefty amount on the rent. Another thing about not having a functional cooling system is that flies kept entering the room from the vents. It's way too filthy to have this happen to a new luxury apartment building without a trash chute. Overall, any future residents who are considering leasing here should watch out for all the red flags mentioned above. As for now, we're still looking forward to our earnest deposit $ and how much of it would be refunded. More updates to come, as I have told the leasing office several times that we left the room in the condition we were handed over at the time of moving in. Not a single nail hole/ paint chip on the wall can be found as we took care of the room as our own throughout the two-year lease.

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

The Office: Other than one time when one person didn't believe me with something that was very true, they are responsive and helpful. They don't control rent prices. It's a multi million dollar company. I love the amenities like the pool, rooms with TVs and pool tables, the gym and the assigned spots. I love that it's one price for everything except WiFi/cable. I had an apartment on the 12th floor overlooking the Philly skyline. Gorgeous. I will miss that so much. New Laundry room has more perks. The not as good. Old building: the air does not always blow well. Stuff breaks and unless the building is torn down, it can be a pain in the a$$. 95 percent of the neighbors are great people. You have some who are low class garbage who blast music, don't pick up after their dogs, an occasional graffiti on the elevator (fortunately removed very quickly) and people who will take up all the washers and dryers at once. I call them selfish trash. I did say something about someone on my floor who blasts music without caring about anyone but himself but nothing has changed. I wish they had patrols going around the parking lots. The bathrooms have no windows nor fans. I believe the building and my apartment has mold. The carpets should all be ripped out and replaced with floor. Carpets unless brand new are gross. Rents are raised way too high. 50 percent in 4 years. Why do people who don't have cars have to pay for a parking spot? Pretty decent place unless you get next to a selfish person

There was a…read moregreeter at the door, the office staff was friendly, and the property was owned by Morgan Properties at the time. Over the years, you could clearly tell the focus changed -- they stopped caring about residents and only cared about the money. The office staff became rude, phone calls were handled poorly, and they constantly changed employees. Hot water was shut off often, so expect that. The central air system is outdated and constantly breaks down. A few years ago, we went the entire month of July -- one of the hottest months -- without central air. They gave residents one window unit with no rent credit, then later gave two units then the power kept going out. There is also a serious rodent problem. On top of that, our roof leaked, and at one point someone else's toilet water came up through our kitchen sink. Now there's a new management company (I believe they're called Premier), and somehow they're even worse than Morgan Properties. After a snowstorm, the streets were barely touched and left in terrible condition. The staff doesn't care because they don't live here -- and honestly, why would they? This place is a dump. Our lease just ended and we bought a new home, thank God. Please do yourself a favor and do not live here. They let anyone live here now, and the conditions keep getting worse. This building should honestly be shut down.

Not that…read moreI've been to some of the places you have also posted negative reviews of, but negativity seems to be your M.O. I have lived here with Tony Bruno (yes, that Tony Bruno) going on 5 years now and we couldn't be happier. Let me go down your list and let's compare. 1. The management is probably the BEST part of living here. Super nice and friendly and they go out of their way to accommodate any request, even helping us out last minute cat-sitting when we needed it. 2. I have never, in the 5 yrs gone down to the pool and/or hot-tub and found it not working. The maintenance and cleaning guys are here on a daily basis cleaning, vacuuming, scrubbing floor to floor on a rotating basis. Somebody spilled something in our hallway once and maintenance was shampooing the carpet the very next day. I will concede that some of the gym equipment could be updated, but I've always found everything clean and in good working order, so have never had any complaints. 3 Yes, the Fire Alarm is loud (isn't that kind of the point?) and in the 5 years we've lived here, I think it's gone off about 5 times. Usually during the day for maintenance. I do remember once at night. Yes, it was annoying, and they probably could change the repeating message to play less often, but I'd rather have that happen than an alarm not going off when it should, but whatever. 4. We have a Basketball player who lives right across the hall from us. Always super nice & respectful. Pro Athletes do live here, along with Professionals, etc. Like most Large Metropolis Apartment Buildings you'll see residents from all walks of life that can afford to live in a secure building such as Dockside. 5. The security in the building is top notch. They know everyone by name and go out of their way to help with carrying something, opening doors, getting mail, whatever. I have never heard them be rude and they don't expect or take tips other than when we give them XMas tips. 6. The only time I ever hear anyone is when I'm walking down the hallway and you're right outside someone's door. Then you can hear the TV or people talking. Once inside our apartment we never hear anyone. 7. The Location is probably the best of all. Easy access to all Highways. And yes, the Delaware isn't someplace I'd go swimming and debris does float down it sometimes. Have you EVER lived near a river before? It's kind of what it does. As for the canon from the USS New Jersey, the most decorated warship in American History, which has been turned into a museum and is moored across the river. The canon goes off maybe once a week, more on special occasions. Scared the crap out of me the 1st time I heard it. Now it just makes me smile. Dont' know if it makes alarms go off or not. I don't hear them if it does. 8. Never ever ever, has maintenance come into our apartment without permission or warning. 9. I LOVE that this is pet friendly building!!!!!

The location is a tad isolated but really only steps away from the action of Philadelphia. We never drove when we went out for dinner - just walked across the bridge and we were right there. Being right on the water is also great -- the views were fantastic! The building seems like it is well kept up and the amenities (pool, fitness, clubhouse etc. ) are wonderful. All the people I met were friendly and really seemed to like living there as well. Seems like a great place to live if you want convenience and privacy at the same time.
