From day one, I've been dealing with non-stop noise from upstairs: banging, yelling, stomping, kids screaming, dogs barking -- it never ends. I made complaint after complaint to management, and for weeks they fed me the same lie: "We're taking care of it." Eventually, those tenants were evicted, but just when I thought I'd finally get relief, it got worse. The new tenants? Two kids, two dogs, two loud adults -- same circus, different clowns. The noise has been unbearable and ongoing, and despite raising the issue multiple times, management once again dropped the ball. Now here's the kicker: after all the inconvenience they caused, I was finally told I could move out of the unit -- but only if I pay another $700. Why? Because they claim they'll need to repaint, clean, shampoo the carpets, and touch up the unit. As if I'm the one who created the chaos. I'm being penalized for trying to escape a situation they created and failed to manage. Make it make sense. This place is a complete joke. Mismanaged, disrespectful, and careless. The only thing consistent is their failure to act -- unless it involves charging you more money. If you enjoy being ignored, stressed out, and financially exploited, this is the place for you. When sent the report I see that there are incorrect items and I stated my concern. They told me to wait a year before re-applying, gave me the credit agency and basically just said contact them, with no concern to the issue whatsoever. I encourage those to check credit as well before applying because combined I applied with my girlfriend and our income together is over 7,000$ which is well over 3x the rent and should be easy approval had they allowed us to re-apply once the credit issue was addressed. Not only does this seem like a shady way to collect application Fees but no one reached out to follow up with me, I had to call a few times a day and send an email just for a result.

On August 6, 2026, the Delaware Municipal Court DISMISSED it. No judgment against me. Case No. 26CVG01883 -- public record, look it up. What the judge wrote about their side, in the actual ruling: their counsel "wrongly encouraged Defendant not to appear" at a hearing and was "openly disgruntled, hostile in appearance and unprofessional in demeanor." Those are the court's words, not mine. I represented myself. I won. The receipts, all documented: * Twelve months of rent paid in full. Final ledger balance: $0. * A $1,975.40 "light pole damage" charge -- I asked in writing for the invoice and work order. Never produced. Months later their own lawyer wrote they were "not pursuing" it. * My online payment portal was disabled during the dispute -- while charges kept coming. * About $650 in credits they had issued were suddenly reversed with a 24-hour payment demand -- roughly one day after my first complaint to their corporate office. * After I won, I asked for a simple letter confirming I was not evicted so the screening databases stop telling landlords I was. That's all I asked for. And notice their reply to my original review below: they publicly posted private details about my household on this page. That's who you're renting from. Cortland's executives like to say "you're either a customer-centric company or you're not." I paid every bill for a year, beat their eviction in court with the judge criticizing their own lawyers, and asked for one truthful letter. You're not. My advice from the original review stands, doubled: DOCUMENT EVERYTHING. Photograph everything at move-in. Save every message. Get every charge in writing. This is inadmissible, irresponsible, and frustrating. Instead of offering real measures to prevent insecurity in the community (highlighted by residents in Google reviews over the last 6 months), they are basically saying this is the situation and there is nothing else they can do apart from asking us not to leave valuable things in the car. When we said that this is concerning, as whoever broke into a car can break into a home, their response was: "At this time, we have not received any reports of apartment break-ins." This is ridiculous, as you cannot just wait until it happens. The deterioration of safety and security implies taking real measures by management to prevent crime in the community. We have also tried to reach out to the senior manager by phone and asked her colleagues to call us back, but they never did. 01/06/2026 Our car was broken into yesterday while parked directly in front of our unit. The door was opened, and personal documents were thrown across the front seat. We immediately called security and filed a police report with the Columbus Police Department. Security did not arrive immediately; they arrived one hour after we called. This is really concerning because we have been reporting untagged cars and security issues for months with no action taken by management. I have also seen a neighbor's Google review reporting the same type of incident around the same time, which shows this was not an isolated case. We do not feel safe in this community.

This place meets all of my expectations. The staff is beyond friendly and extremely helpful, especially Jim and Chelsea. They always go above and beyond to help you out in any way they can. They have always been so nice and helpful. If they don't know something, they will ask and get back to you the next day. The neighborhood is quiet and anyone I've encountered has been friendly. I really don't hear too much from my neighbor above me. Once in a while I hear something, but I always have peace and quiet. The area is clean and if there is anything of concern, they quickly send friendly reminders to everyone. I'm terribly afraid of mice and that was another concern of mine, living so close to the woods, but I haven't had any rodent problems at all. I love the look of the interior. The one bedrooms will be getting makeovers. There is ample parking. There are events within the neighborhood here and there, which are pretty fun. I've lived here for almost a year and I've only had two work orders. Maintenance came the very next day, both times. My only complaint is the windows are pretty drafty. When the temperature drops it can get pretty cold, which means you have to increase the heat. I bought some Duck brand, plastic installation kits, so hopefully that will help. It also may take a while to receive a mail key. I've been here 10 months and I have yet to receive one, but that is the fault of the post officers Innis Road. I've made so many trips to the post office and spoken to many mail carriers, to no avail. I literally stalk them on Saturdays just to get my mail. That is just my experience. It has a nice back porch facing the pond with fountain. The rent is a little high as I pay 1430 a month but I also have two cats and they do not require security deposit in one lump sum. They take it out through the course of your lease. They've stopped taking people who need rental assistance. I've had no problem with maintenance with the exception of one time and it took them a week to come and fix the problem. They always come and work quickly. I've only ever dealt with Sonia and Laura in the office, but they are both very nice and accommodating. I'm in a wheelchair and the apartment is handicap accessible. You're welcome to to dogs or cat and the dog with extra every month for both animals very reasonable too. It has an ADT security system that works great! We have a nightly trash pick up from right at your door so you don't have to go to the dumpster It is near so many locations like German Village Gahanna, Reynoldsburg, Canal, Winchester, all or just minutes away, including Bexley. We use DoorDash and have hundreds of selections of food that we could order. Before I sold it, I lived in my home for 23 years in the middle of nowhere. I had no rental history. Neither did my husband, but they sent it out to management and management approved us to make three times rent every month to live here. I've read a lot of bad reviews about this place and all the problems that the people were complaining about have been fixed. Maintenance takes care of the trash that comes outside of the dumpster so you might find some during the week but they pick it up and it's cleared by Monday , there's trash piled up at peoples doors because you have a nightly trash pick up and it can on your front porch. These are non-smoking apartments. I haven't had to use my inhaler since we sold my house. I've seen no bugs and overall it's a nice place to live. It has a few downfalls which management is taking care of. I feel safe here. They do have a security officer that walks the property every night. We got spectrum for free when we signed our lease. I'm looking forward to finding out the spring in summer how loud it may get. But if you just talk to management about a problem they do their best to take care of it. I've been closed the pictures I took when we first moved in. Please excuse the boxes or any mess we had not yet unpacked. And like I said I'm handicapped so I couldn't get up to be out of the way of the living room picture but as you could see, there's plenty of room for my bedside toilet Lift chair two tables another recliner several other tables along table and hold decorations.
