I'm writing this review to warn other military families about my experience with this apartment complex, which I believe failed to comply with the Servicemembers Civil Relief Act (SCRA). As an eligible family member of an active-duty service member, I was covered under SCRA protections when we received military orders requiring relocation. I followed the proper process to terminate our lease early, providing written notice along with a copy of the official orders within the required timeframe. Despite this, management refused to honor the law. They attempted to charge early termination fees. What's most concerning is that this didn't appear to be a simple misunderstanding--it was a repeated refusal to acknowledge federal law. This created unnecessary stress during an already challenging military relocation. The SCRA exists to protect service members and their families in exactly these situations. Property management companies--especially those serving military communities--should be fully aware of these obligations. Failing to follow them is not just poor customer service, it's unacceptable and potentially unlawful. If you are part of a military family considering living here, I strongly recommend getting everything in writing and being prepared to advocate for your rights. If I could give zero stars, I would. Let me break it down: Fleas in the unit (love paying rent to be an all-you-can-eat buffet ). AC leaks (because who doesn't like surprise indoor rain?). Storm-shattered window taped together for almost a year before they bothered to replace it. Very HGTV-chic. And now? Water damage: kitchen flooding before, bathroom floor warping, soft carpet upstairs. Management's response? "Unless we SEE water pouring in, we're not fixing anything. You should escalate." Yes -- the manager literally told me my best bet was to report them. Bold strategy. This place doesn't want to fix problems, they just want your rent check. If you like paying luxury prices for DIY patch jobs and gaslighting, this is your spot. Otherwise? Run. read more

Some of the worst Management when moving out I've ever experienced. All of my friends and neighbors here also experienced this over the years...They WILL TRY TO CHARGE FOR YOU EVERYTHING!! (especially for damage you didn't do) $$$ yes its a cute place, the community is good, but the management here will screw you when it's time to leave. We've seen it year after year to friends moving out....perfectly clean and good carpet getting $1,200, 1,400 or even 1,500 bill at move out!! YOU MAY AS WELL TRASH THE PLACE WHILE YOU"RE HERE!!! because they're coming for it all (goodbye deposit). And when you attempt for proof, they WILL NOT SEND PHOTOS!!! BEWARE!! read more

These apartments are garbage. I would recommend nobody to move here. They act nice on tour but once you sign the lease no where to be found.

Since I moved in the management has been nice and send important messages to keep you updated. Great place to live. Right in the middle of things you may need. Restaurants are within 2-7 minutes away. Quiet, and peaceful; not to mention, the swimming pool and fitness center are awesome. read more

The office personnel are genuine and professional, atmosphere here is much more settled and home like than any other apartments I've been to. I Uber drive for 8-10 hours a day which has me driving around apartment complexes all over the greater Houston area dropping off and picking up riders. On any given day over half of the rides are apartments so that's over 10 times a day or 60 plus in a week I get a visual of the complex grounds as well as resident rider comments and it's clear to me this place is a hidden gem in a great location. read more

DON'T MOVE HERE!!! THERE ARE NICER PLACES FOR BETTER PRICES IN KINGWOOD!!! Much like the other reviews, if I could leave NO STARS I would. I am coming to the end of my lease term with Kingwood Lakes. My stay here has been horrible. I would not recommend this place to my worst enemy. They are roach infested. When I called the office to ask them why my CLEAN apartment kept being invaded by roaches they informed me that it was an issue for the entire building. Okay great so y'all moved me in the roach building? Thanks that's good to know. There are days where trash is spilling all over the ground from the dumpsters and the trash sits for days. The vultures fly around the dumpsters and eat like kings. The pool has been broken and smelling of sewerage for 2 months now & this is in no way a GATED community. The gate is broken the very next day after it is fixed, so the property is open to the public 24/7. No on is fined for not cleaning up after their dogs, there is dog feces everywhere. If you are lucky you may have a god that favors the corner of your patio as their fire hydrant. Today my apartment was rekeyed without my knowledge and the management refused to provide me with any retribution. They had a very "here are some new keys, move on, deal with it" type of attitude even when made aware of the huge inconvenience it caused me. To conclude, I was not given a courtesy call to ask when or if I'd like to renew my lease. So now I am being forced to pay 1 and 1/2 month with of rent to move out. Don't even try to call Adara for help. You will be sent to voicemail and the operator is even more incompetent than the people they have managing this place. I really enjoyed our apartment until our neighbor decided to be the worst one I've ever had. Noisy at night and everything in between. I've made multiple complaints stating how unhappy I am with the noise and instead of the issue being fixed or even mediated, I was told how management has to hear all the heat from the neighbor and that I should leave my apartment when I hear noise. I'm sorry but that's part of a management position. You get the good and the bad complaints. Instead of helping, I had to have back and fourth emails with the manager. I've also let them know my apartment reeks of weed because again, our lovely neighbor. If a resident is coming to you with issues, my advice is to help them out and keep them happy. I highly doubt we will continue our lease here and will be leaving. The apartments here are paper thin and you will hear everything. read more

The pool here is really nice! I love the shallow area that allows kids to play without the fear of falling into the deep end and it's always so clean and organized! Every time I'm out there an office or maintenance official never fail to greet me! I love how quiet it is here! read more

We are starting into our second year living at Kingwood Lakes! I'll highlight some of our favorite aspects, along with some responses to topics I have seen on other reviews: * Our unit is so pretty (light and welcoming) with the "makeover", and the new appliances work great! I love coming home to and spending time in our apartment. *The office staff, no matter how busy, are professional and friendly, and have gone out of their way on multiple occasions to make sure we are satisfied. We have found sometimes there are malfunctions with the resident app, or emails get overlooked, so it can be necessary to follow up on the phone or in person and be sure a connection is made. *We have found service requests to be resolved in order of urgency, emergencies are taken care of FAST. * The layout of the community is unique and conducive to walking around, enjoying nature. It is fun to see ongoing progress and updates to the property - this place is not complete, and there is an obvious effort to make it continually better. * As a dog owner, this is an incredibly pet friendly community. That's a big deal for apartment living and we don't take that for granted! *Regarding pests - from what I observe and understand from others who live in the area, bugs are a reality here in Kingwood. We have had some ants, millipedes and roaches come into our apartment here and there, but quickly and easily taken care of -nothing to the point of an infestation. There are always things to find fault with if you're looking for them. There are small things that bother us here and there, but that is going to happen no matter where you live! I doubled back to leave a final review of the place upon my lease ending of 3 years. At first I gave it 5 starts but when leaving I will give it a 1 star (if I could give no stars I would). I've been a tenant for 3 years never missed a payment gave them a 2 month notice to vacate and they still charged me for a whole month I didn't live at the place. Then charged me for carpets that should've been replaced when it flooded (they only cleaned it with bleach) and still left stains, they were nice upon moving in; very preppy and ugly when moving out. Tried talking to managers about the situation but blame it on everyone else besides them. Decent place at first... hectic and problematic when leaving. Go anywhere else but Kingwood lakes... there's a reason I was the last person in my building to stay there, they can't keep vacancy of tenants read more

MOLD MOLD MOLD Regional Manager came out due to massive issues in regards to the mold growing on drywall and all air vents. Denied growth stating "that's not mold" talking in circles and contradicting her own statements over and over again. First stating we were required to vacate for 4 hours along with cats, then going back and stating the cats needed to be kenneled. Did not hire mold specialist only brought out AC guys to clean vents. Repeatedly pushed for me to leave and pushing for lease termination. read more

If I could give no stars I would. Don't even waste your money here. High rent for amenities that barely work. The gym is laughable and unkept. Pool barely works and is always closed. In the two years of living here the gate finally works but only about a quarter of the time. Even then only one will open. Theft and breaking into cars have occurred to so many of my neighbors and when they complain the office tells them that there's nothing they can do even though most would be prevented by a gate! When people park in your parking spot the towing line they offer never even comes to tow! The office workers are extremely rude and unhelpful. Every interaction I've had has always been negative in the two years of being here. This was be first apartment so I was extremely excited to be on my own! I'm finally moving into a house but due to my negligence I only gave a 30 day notice instead of a 60 as stated in my contract. When we reached out to the office and explained our situation and told them how could we give them a 60 day notice when we just got approved for the house a week prior they said "it's not our problem and has nothing to do with us" and now we're responsible for paying a month to month rent plus a prorated rent. Which I understand was our fault. When we emailed trying to better understand the numbers we received no reply. I had to call and ask for an estimate and the lady behind the phone was extremely rude. She was very condensing and unhelpful saying that she didn't know and the reason they haven't replied is bc they don't know and won't know till the end of the month when payment is expected. What sense does that make!! Then proceed to say "do you want a guesstimate? Is that what you want? For me to guesstimate for you?" I would never recommend anyone move into these apartments. Don't move here even if it's your last resort. put your money into an actual apartment where all you amenities work properly as you pay them to be and where the staff hired on is considerate and helpful. I have no idea how that lady has a job to help tenants. Instead of paying for amenities that don't work they should use that money for some customer service training. Absolutely ridiculous read more

We moved in a little over a month ago, and I've been BEYOND impressed with everything I've seen so far. From the friendliness and welcoming vibe of the leasing agents (shoutout especially to Elissa!!! Such a queen!) to the maintenance guys handling issues literally same day (mindblowing to me because I've never had an apartment complex be that on top of things) to the cute and fun events in the leasing office! Today, we had mimosas and muffins and pie which was so cute and sweet! My boyfriend and I truly feel more at home here than we did in our last two places and it's just been a super awesome experience all around :) 10/10!!! read more

Love the wooded location and lake at the community! It's such a relaxing environment to live in. The staff is pretty awesome too! They are always friendly and ready to help. Can't believe maintenance is getting my request done in usually the same day. Never lived at a place where I have requested something in the morning and it's done by the time I get home from work. This place renovated is smoke and mirrors. Basically it's a painted turd. Our apartment caught fire (which we didn't know we had an electrical fire) but it was covered up by front office. They told the maintenance guy to not tell us that the insulation had caught fire. That's one thing. Beautiful pool, oh but you can't use it after 6pm or on Sundays because of COVID. Apparently you catch COVID when the office staff can't watch the pool. However, our lease states the pool is open 10am - 10 pm. So they pick and choose when to shut the pool down because they are inept in planning staffing to supposedly 'monitor' the pool. And then here's the BEST part! Gym open 24 hrs, not monitored OR sanitized closed space and the laundry room is the same thing when it works. But hey, expect me to pay the rent when nothing works, or closed, catches fire? We moved in June of 2019. We are loving our spacious townhome. It is newly remodeled, with upgraded features. It is a beautiful and well kept property. You can tell the staff takes pride in the property. Miguel was such a friendly, and well knowledge leasing agent. Really love the location of this community and all the renovations that are going on. This is a completely different community from last year when I toured. I'm glad things worked out the way they did because now I will be getting a fully upgraded apartment. It's an older community and that's what I love about it because the floor plans have character! STAY AWAY FROM THESE APARTMENTS AT ALL COST! I am a former resident, who was lucky enough to be flooded out during hurricane Harvey.  My heart goes out to all of those stuck on the second floor, dealing with mold because the slum lord owners refuse to let them out of their lease. Owners say there isn't any mold, but there are photos proving otherwise.   There were soooo many issues with this place, as I am sure you have read in many other reviews. Pests (fleas, roaches, mice, rats and stray cats) were a huge problem there (I can't even imagine how bad it is now). Maintenance always took shortcuts to "fix" things (due to management and ownership's tight purse strings, I'm sure). At one point I had a stove (pretty sure it was a model from the 80's) that didn't heat properly, I complained about it and got no response. THEN the stove started shocking me any time I would touch it. Even after reporting that it still too them over a month to bring me a used stove (only partially cleaned) from another unit. A/C barely worked (again, ancient equipment). The side walk in front of my unit would flood any time it rained for more than 5 mins. It took sewage backing up onto the sidewalk leading into my unit for them to do anything about that and that even took them several days to complete. Someone attempted to steal my motorcycle (and several others, multiple times). Management/ Owners denied my boyfriend to be added to my lease, due to a MISDEMENOR offense on his record (My boyfriend is a 100% disabled veteran by the way). Yet they do nothing about the drug activity that goes on every day at the complex and tenants pulling guns on people in broad daylight in front of children. Best part is that after losing EVERYTHING I own (due to the flood and them only allowing us TWO DAYS to sort through our belongings), they are not refunding my deposit because "I owed for August" Even though I paid on time and their system magically made my payment disappear into cyberspace.  The management even told me it wasn't the first time it happened.  The owners do not care about their tenants, they only care about stuffing their pockets with as much cash as they can.  This place needs to be bulldozed! I REPEAT, DO NOT MOVE INTO THESE APARTMENTS OR ANY PROPERY OWNED BY ADARA!!!!!!!! read more

This place is so grimy don't waste your time or money here. First off within the first days we were here there were roaches everywhere. They claimed that the apartment we were in and all the neighbors had been vacant "for so long there couldn't possibly be any" although they leave giant holes around that a roach the size of a cell phone crawled from the stove and disappeared into the wall. We tried everything to get rid of them baits, squeezable poison, had them spray 4 different times nothing kept them away, we would find them in the middle of the night coming out of the stove top or running around our room, which they leave you these nice 1 inch gaps all along the carpet so the roaches have easy access to run and hide from you. And i wish the problems stopped there. The bug problem is so bad that you can hear them in the walls when your neighbor opens their front door you can hear them clicking and scurrying away from the door. Roaches are not the only things you will find, spiders, wasps and millipedes are just some of the creatures you will be sharing space with. Windows have such large gaps that bugs have very easy access even when everything is closed, I learned that the hard way when my son saw a wasp swarming the living room area. Windows were damaged from before we even moved in, latches where broken and if anyone had tried they would have easily been able to wiggle the window open. More on broken things, dishwashers don't work for actually cleaning your dishes, garbage disposal breaks and stops working, washers and dryers are always breaking down even if you Che k them before putting your clothes in they may not work once you go to start it. Also on the washers I would always check them before a wash and half the time there would be dead roaches or cicadas inside. And if you think well at least they have a nice pool and barbecue to use well when you do use it they call the cops on you for being there during your allowed time then shut it down for mother's due to "cleaning" then treat you like children giving you new shorter times or less days you are allowed to use it. The front gate breaks down at least once a week and will stay like that for a couple of days minimum but don't worry they have a whole 2 cameras that will catch your car leaving but not the person who stole it like our neighbors which 2 of ours got their trucks stollen writhing a couple of weeks of each other. On top of all that they had the nerve to claim we owed a water bill when water was supposed to be included then they claimed that they gave us back our security deposit which they kept and then had the audacity to send us a $350 bill for "cleaning" a 1 bedroom 600sq ft apartment that they gave us 2 weeks notice before selling it off to a collections agency. AVODE THIS PLACE AT ALL COST! NO YOU WILL NOT SAVE MONEY BEING HERE YOU ARE BETTER OFF ANYWHERE BUT HERE! read more

The worst place we've ever lived in. Roach and rat infested, loud drunken loitering all night, dark, scary, dirty. Roaches everywhere. Complete SLUM. Avoid this place at all costs. Incompetent, neglectful, surly management. Their sister property was torn down, probably for this reason. Oh and I almost forgot the bedbugs. Constant noise, and stench. You were lucky if you were ever able to get a nights sleep. This place should be condemned. Run away. read more

these apartments are beautiful!! the staff is top notch, and keeps the grounds looking beautiful....they address issues such as eyesores and noise....i have not yet needed maintenance, but see them out being active daily...the rebuild is amazing....very organized...damon, the manager, knows his stuff!! super great value and place to call home!! read more

Worst place to live! Hiring their prices!! Counters are the worst not even formica,but repainted counters! Old (70's or 80's) appliances, ancient cabinets. Dirty place, cockroaches, construction debris everywhere, parking is always muddy, mud everywhere, snakes, cats, dog poop. Laundry room is dirty, hot, kids would throw dirt inside, yeah muddy floors, machines don't work, and you have to pay for a ridiculous card and recharge inside the office; so yes if you can't recharge the card you can't do your laundry. Parking is not reserve I had 2 parking stickers but neighbors would not respect they would just park in my space, office would not do anything about it. They said "no problem, they will stop, once they know is your space" Office staff seem to not know what they are doing, constant change of staff. The assistant manager is a mouthful artists and would do her best to take the left behind furniture. Beware of extra charges for utilities, $200,$300. Beware they love to send immediate vacate notice. No playground or space for children to play. Be careful on parking areas. read more

Terrible. Been living here since late April 2016 and service requests submitted online are still not completed. Made several complaints to staff and then spoke directly with the apartment manager. The apartment manager said my requests will be handled and some were and some weren't. Sent email to apartment owners with complaint and never heard back from them. Tried to break 13-month lease and was told I could not and if I did, it would seriously hurt my credit. Can't wait until May 2017 to move. read more

Nastiest. Place. Ever. To say this place is infested with roaches is an understatement. I recently had to call the city about this place because they are not doing anything to fix the pest problem. I have roaches in every single room, they are crawling in and out of the electrical outlets, hiding behind shelves and picture frames, they are even living in the refrigerator!!
