The manager Madison did nothing but laugh at me on the phone and not only kicked me out, they are still trying to collect 1,000$ of dollars from my family even after the detrimental health effects this disgusting place has caused on my children and my husband. These people will raise the rent on you out of no where, they will not put in work requests, they will lie to your face about cleaning your unit before moving in! I was about to give birth & got moved into a Unit that was so disgusting and filled with animal pee, human eyelashes, toenails, hair, random nails, you name it. This place doesn't give a SHIT! They just want $$$$! STAY AWAY!!!

She made it possible for me to move-in early. I haven't even met her face-to-face yet this was done all virtually. I love my 1 bedroom apartment but I wish they updated the carpet to wood floors throughout the whole unit. I'm going to I had a small work order that needed to be fixed such as a clogged shower and sink. But the maintenance team came in minutes after placing my work order in. This property seems to be very organized, well maintained and friendly environment. I'm happy I choose to live here!!!

    Over priced crappy apartment!!! It may look nice but…read moreeverything inside works terrible. To get maintenance to come over takes a a couple months. Whenever my washer was broken. It took up to a month and a half to fix. And when I put in several work order for a leaking faucet. They never came. The lead maintenance guy didn't even knock when he came to fix my washer. The amenities may seem nice but half the time it's closed or don't work. For example I need to use the computer t print something out. The computer couldn't turn on and the print was out of ink and paper. I went to the office to notify them they said they'll fix it. So when I came back a month later to print something out again it was still out of service. Final complaint, the parking is terrible I have 3 cars and in order to park you need to have a parking pass. They only give out 1 parking pass per person. They said my other vehicles can't park on the premises unless I get a garage. it's so inconvenient the that these guys are penny pinchers.

I made a major move from Florida and the staff and even the maintenance crew are so polite. The amenities are fantastic. The pool area was just redone. The multiple gyms and business center are nicer than most resorts and hotels I've been to and I travel for a living. I would highly recommend Avaya Kingwood to anyone. Oh I forgot to mention there is a fantastic plaza literally steps away from the property with grocery stores , restaurants, and food spots.

Carrying groceries up 2 flights of stairs when elevator is constantly broken is not an amenity luxury apartments offer in my opinion. Ceiling in my apartment had to be repaired twice due to water from apartment above me (shower and A/C ) leaking. Ridiculous rent and covered parking increases forced me to move. If you are considering living here or trying to find a place for your elderly parents to live, keep looking.

Beware…read more: NO AIR CONDITIONING IN APARTMENTS during FREQUENT summer power outages from about May to September with temps above 90 degrees plus high humidity. They deceive you when you move in by telling you that they gave generators - but they are NOT for apartments, only common areas Far from most residents. We've had so many hurricanes or storms with residents forced to leave the property, or sleep in their cars due to no electricity and no A/C. Residents who stayed during power outages are found sleeping on lounge sofas, on the floor in common areas, in theatre room where poor hygiene is allowed --- with NO sofa cleaning afterwards, etc. An absolute nightmare for an exceptionally expensive place with deceptive pretty interior that may lead you to believe the entire business is top notch. This is not luxury independent living. it's only for show with pretty grounds and pool. The last massive storm in April 2024 resulted in NO A/C for APARTMENTS 10 full days without generators to ensure comfort despite paying a fortune to live here. And there was no emergency PERMANENT hallway or stairwell lighting during hurricane when it was pitch black in halls and stairwells. Still nothing has been done over 12 months later. The lack of PERMANENT hallway and stairwell lighting during storm caused some residents to fall in the dark stairwell. Residents at this $2000 per mos property forced to carry around flashlights. Food trash was left in dumpster, not being collected and brewing in the post-storm heat for days. Gives just a few weeks notice prior to your lease renewal with new renewal options - insufficient time to organize anything if you can't afford to renew. Even though residents are required to give 60 days notice to terminate lease, Ivy Point waits until very last min to inform you of new pricing to renew Pls do not be deceived by charm or pretty common area furniture when initially inquiring. The exceptionally high rent has little value and they even allow people to live here who are not independent and present risk for the rest of the residents. If there is ever a fire and power goes out, there is NO training or preparation for people to escape. No PERMANENT emergency lighting in the hallways or stairwells- a death trap with loss of power. There have been zero fire drills or info to residents about what to do in event of fire, and given the average age of residents is about 80, this is alarming. During hurricane, doors to outside could not be locked and residents were leaving them wide open for air to come in, exposing the residents to mosquitoes, vermin, and open access for anyone to enter the building with the risk of theft or harm. If you have an emergency and call answering service, your call is never returned. Ever. Many residents have complained about this, but no change. This is false advertising about after hours answering service which has no follow-up. Their INSIDE the building garbage dumpster smells constantly and should not be located In the building. Dreadful odors hang around hallways frequently. Awful. No luxury. There are absolutely NO cameras to monitor thefts outside or inside the building. There were multiple car windows smashed in 2023 with no new measures put in place. Gates to enter and exit the building are often broken. Animals urinate inside building with no consequence for owners. Very few maintenance staff for a huge property. if you're considering this property, be very cautious. It looks beautiful, but it's unsafe for thefts, hurricanes, loss of electricity, fires, stairwells, elevators out of service for long periods. Before signing a lease, talk to a lot of current residents (at least 10) to get honest feedback about : 1. Di you have A/C in your apartment if there is a power outage? 2. Did you live here during storm "Beryl" power outage when there was no A/C in apartments fir 10 days? 3. Were ALL elevators working during power outages ? If not, how did residents with mobility issues go from floor to floor? 4. Was there permanent (not just 48 hours) emergency lighting activated in hallways and stairs during power outages? 5. Are there issues with pets urinating or pooping inside the property? 6. Were doors to the outside left open during hurricanes, putting residents at risk for intruders, vermin, etc? 7. is there an EFFECTIVE answering service 24 hours a day? 8. Can you reach management on the weekends? 9. Are any residents allowed to smoke on the property outside? Are there exceptions made for certain residents? 10. Are dogs barking fur extended periods of time in some apartments without consequence? 11. What is done if power is out and there is no A/C in apartments? Is there a generator to restore A/C in apartments during an outage, or is there only A/C in certain common areas?
