I am not sure why I had such a drastically different experience with Daphne Lowe than the rest of…read morethe reviewers. Perhaps it was the relatively low asking price for the home we were trying to sell and her resulting lack of interest in such a small commission. If this was the case, I would have rathered that she not agree to be our seller's agent. Specific issues with Daphne Lowe: 1. We never received information on comparable units. From our own research, comparable units sold for about $400k, yet she listed it at $385k. She lied about selling the condo across the street in the same association. 2. She listed the property at $385k and then lowered the price by $20,000 within two days of listing it. I am not a real estate expert, but as a home buyer, if I saw this happen for a home that has been on the market only two days, I would assume something is wrong with the home. There was absolutely nothing wrong with the home - the biggest finding from the inspection report was that one of the window latches was loose. 3. She rushed through the whole process, showing the house only a few days after listing it even though she only received 5 showing requests (see number 2 above). 4. Communication was lacking. We did a remote closing and she forgot to let us know when the closing was finished.

I can't recommend Daphne enough, or her most excellent team. We were thinking about work stability, commuting distances, community, schools, and everything else that presents themselves as touchpoints for a young professional family. Daphne took such time and care and patience with our unique situations, got to know us personally, and really helped hone in on what we needed. She helped us to really discover in ourselves what was important to us. We were probably not the easiest clients, as our search ran hot and cold, through the birth of our child, and through some seasonal and geographical shifts in our search criteria. When it came time for us to be ready, we placed our beloved farmhouse on the market with Daphne, and began the wait. It had been on the market once before, when my wife and I had moved out of the area several years earlier, and didn't sell. While we were grateful to have a place to come home to, we knew this time it needed to sell for us to comfortably move on. Daphne and her team took an incredibly insightful and professional approach to marketing and showing our home in what we had deemed to be a difficult market. Her photographer and his skill set, along with the staging of the home was far more purposeful than we had experienced with our previous realtor, and the pictures and web presence showed what that difference in quality made. With 14 showings in the first 10 days, we knew we had made the right decision. With her constant reassurance, and willingness to be flexible with showing schedules (now with us having 2 young children!) she was able to put together the perfect buyer at the right price in a very short time. Now the pressure was on for us to find our dream home in a limited time frame, and from the constant market watching that Daphne had done for us, plus our relentless internet searching, we quickly landed on what would become our dream home. Working through the offer process was incredibly efficient, and with her knowledge and support, we sailed through the process, and closed without issue. We are so grateful to Daphne for her time, patience, and expertise that lead us to the next wonderful chapter in our lives. She has now become a part of our family. I encourage you to consult with her and wholly credit her with making the process so stress-free and successful. Sincerely, Tim Reiter Suicide Six Ski Area General Manager

We were shocked when we arrived at our rental at 55 Harvard Street provided by Cape Cod Oceanview…read moreRealty. We were greeted by piles of bottles, rags, boxes and cans strewn by the entry way. Entering from the porch, a stench of mold hit us throughout the house. As the attached pictures document, we found dark mold on the shower liner, three filled dehumidifiers that had not been emptied, grime and dirt on window sills, and, to top it all off, dirty dishes, cups, and silverware that in this time of Covid needed to be boiled and sterilized. (We had known there was no dishwasher.) We've been happily vacationing and renting in Wellfleet for over 25 years--until this year. As we learned at 55 Harvard Street, It is obvious that under the new ownership of Jim and Susan Collins that while Cape Cod Oceanview Realty may aspire to be a "world class marketing firm," their commitment to the health, well being, and comfort of their rental customers is sorely lacking and even dangerous. Back at the house, taking allergy pills, we tried to make this work and stayed the night, a huge mistake: my wife had an asthma attack, while I had a skin rash and itchiness throughout my body. We contacted the Collins's emergency staff immediately the following morning, and by the end of day had gotten the following bruque response: the owners (Gilbert and Eudekis, who live year-round in Denver) refused any refund. Likewise, Jim Collins told his service representative to inform us: (1) that it was our responsibility to check out the rental before we signed the contract (an absurd stipulation, as renters come from all over the US); (2) that the mold was mildew, suggesting our allergy attacks were overstated; (3) most but not all of the humidifiers were now empty; (4) it's not their job to have a sanitary domicile as long as the floors and counters have been swept and mopped. In the past, Cape Cod Realty's former owners, the Crowells, went out of their way to accommodate us, year-in, year-out . Unfortunately, in 2021 and the second year of Covid, Jim Collins remained hostile to our attempt to "meet in the middle" with a partial refund and our willingness to pay for an even more expensive rental elsewhere. Preferring to tell two 70 year-olds to live with it, their proffered option was for us to return to 55 Harvard Street and place our health at risk. We are sad and disappointed that this once reputable real estate agency is now driven solely by even the most of modest of profits at the expense of quality service and safety to all its customers. We suggest that, like us, you use other rental agents in the future.

I arrived at the rental property to a disaster. Bedding was rolled up, one mattress pad had blood, one bed was missing a pad, the blankets looked like they never were washed. Kitchen and dining area was dirty,, the toilet had urine on it. Trash in trash cans, Used towels left in bathroom. . Most windows could not open and dirt in the tracks. The yard was not kept up. The agents Paula and Jimmy were not apologetic and did not care about customer satisfaction. I asked immediately to go to another property, remove me from the rental lease. They did get someone to clean the place that night and after waiting 3 hours plus -the cleaner was still cleaning and the person who was to bring new bedding decided to go to bed vs delivering the bedding. I couldn't stay there even if I wanted to. I was finally offered money back but was asked to agree to not write a review. I NEVER WENT BACK AND STAYED AT rental 2069. I was so disgusted with what I walked into, how I was treated and the way they handled the situation.
