We rented a cottage in Wellfleet from July 27 - August 3, 2024 through Kinlin Grover in Wellfleet,…read moreMA (275 Kendrick Ave. #18 Reservation # 51190). The cottage stunk like mold and we found the place to be filthy. The 4 fans were covered in black dirt and mold, the coffee maker was dirty and also had mold in it, the slider had mold on it and there were fruit flies all over the only cutting board in the kitchen. The bureau drawers also smelled moldy, though I didn't see any mold like I had in the other areas. Additionally, the oven had leftover particles of food in it, the couch cover was dirty (hair and crumbs), and there were crumbs all over the floor as well as under the glass top of the coffee table. One of the lights in the bedroom didn't work and there was medical gauze with dirt wrapped around the light switch. One of the windows in the back bedroom was also broken and wouldn't stay open. I have pictures of most of this. As for basic amenities, there was no hand soap, blowdryer (as advertised), bathmat or cookie sheet. The television, while we could turn it on, not a single remote worked and therefore the television was useless. We tried changing out the batteries but still nothing worked. The worst part was that the door was impossible to lock/unlock from the outside. We told Kinlin about this and our concerns that we had to leave the place unlocked with our valuables inside. They did not attempt to fix the lock, only added WD40. It was broken the entire time of our stay. Unacceptable. Upon our initial request to Kinlin Grover to have the cottage cleaned they said they would have to check with the cottage owner the following day. We asked they send someone over urgently since the cottage had mold and it was a health concern. They sent someone over that evening. When the cleaning person arrived she said, its fruit fly season in the Cape and that mold "never killed anyone." She said this is just how it was in the Cape and condescendingly laughed and said, "you're not from around here are you?" The next day we went to Kinlin Grover to ask about hand soap and a few other items. Again, they said it was up to the owner to provide hand soap, not them. Yet they are the ones who collected money from us. They told us to text them about the other missing items, some of which (fans, cookie sheet and blow dryer) they brought over later in the week. I asked them to compensate us fairly for the issues we had. Once again they said they would need to talk to the owner. That was on Wednesday. Once we checked out on Saturday I followed up with them again, asking them what the resolution was and they never responded. As someone who owns a year round rental and works through an Agency to manage the rentals I know how completely unacceptable this is. I would be horrified if my rental company treated my renters in this unprofessional manner. Kinlin Grover is unwilling to provide any reasonable compensation for the countless health concerns and inconveniences we experienced during our vacation. They took our $4,000 and claimed zero responsibility for any of the above mentioned issues. I'm looking for action to be taken against Kinlin Grover and have attached some photos. I have a few more if required.

I thought ok I can take it off. Nope. Never been cleaned between rentals. Covered with chips, popcorn and whatever else people have eaten. Then there's the rat traps. We found the hole in the walls that they covered up. If you're ok with things crawling on you while sleeping, stay here. No closet to hang things and the dressers have bars of soap for deodorant or to keep crawling things away. I had to wrestle with something big that popped when I killed it so I could shower. That's the fastest shower I've ever taken. 21 coffee mugs in the place but they're stuck to the counters because they're covered in dust. Not an inch of counter space to put anything down. I could go on but I'm just getting more annoyed and nauseous to keep thinking about it. Big mistake. I wish I could get a refund

We began with a derelict property that needed a lot of TLC and through every step, the owner John Hopkins guided us expertly through the process. His resourcefulness, professionalism and vast knowledge of local building codes allowed us to rehabilitate our space on time and under budget. When unanticipated problems came up both large and small, John was always even keeled and had a creative solution for us to implement. The outcome of our work together is a beautiful space that is much more structurally sound and energy efficient. For any future building project we will definitely be using Augustus Construction.

I used a kitchen designer from another state who I've worked with before, and there were several details that hadn't been worked out prior to Augustus Construction starting the project. Covid-19 complicated the work even further with delays both for the cabinets and the appliances. During the time most of the work was being done, I was out-of-state but could see from the outdoor security cameras that workers were on-site first completing the demo, and then preparing the space for the cabinets & appliances. Brian stayed in contact with me when any questions or issues came up, but for the most part he and his team handled everything on-site. I returned to the Cape in late July for the first time since the project began and was very happy to not only see most of the construction was complete, but more importantly, that every issue that I had mentioned during the planning stage and afterwards had been addressed in a way that exceeded my expectations. When I've worked with other contractors in the past, usually things get done the 'easy' way for the contractor rather than what the client wants, especially if the client isn't on-site overseeing the work. Brian & his team paid attention to the finishing details, and from my experience, that hasn't been a common quality of other contractors I've worked with. But best of all, everything was done as perfectly as possible, and I didn't have to beg, plead, or harass anyone to return to finish the job. The job was 100% completed and I'm 100% satisfied.

I am not sure why I had such a drastically different experience with Daphne Lowe than the rest of…read morethe reviewers. Perhaps it was the relatively low asking price for the home we were trying to sell and her resulting lack of interest in such a small commission. If this was the case, I would have rathered that she not agree to be our seller's agent. Specific issues with Daphne Lowe: 1. We never received information on comparable units. From our own research, comparable units sold for about $400k, yet she listed it at $385k. She lied about selling the condo across the street in the same association. 2. She listed the property at $385k and then lowered the price by $20,000 within two days of listing it. I am not a real estate expert, but as a home buyer, if I saw this happen for a home that has been on the market only two days, I would assume something is wrong with the home. There was absolutely nothing wrong with the home - the biggest finding from the inspection report was that one of the window latches was loose. 3. She rushed through the whole process, showing the house only a few days after listing it even though she only received 5 showing requests (see number 2 above). 4. Communication was lacking. We did a remote closing and she forgot to let us know when the closing was finished.

We were thinking about work stability, commuting distances, community, schools, and everything else that presents themselves as touchpoints for a young professional family. Daphne took such time and care and patience with our unique situations, got to know us personally, and really helped hone in on what we needed. She helped us to really discover in ourselves what was important to us. We were probably not the easiest clients, as our search ran hot and cold, through the birth of our child, and through some seasonal and geographical shifts in our search criteria. When it came time for us to be ready, we placed our beloved farmhouse on the market with Daphne, and began the wait. It had been on the market once before, when my wife and I had moved out of the area several years earlier, and didn't sell. While we were grateful to have a place to come home to, we knew this time it needed to sell for us to comfortably move on. Daphne and her team took an incredibly insightful and professional approach to marketing and showing our home in what we had deemed to be a difficult market. Her photographer and his skill set, along with the staging of the home was far more purposeful than we had experienced with our previous realtor, and the pictures and web presence showed what that difference in quality made. With 14 showings in the first 10 days, we knew we had made the right decision. With her constant reassurance, and willingness to be flexible with showing schedules (now with us having 2 young children!) she was able to put together the perfect buyer at the right price in a very short time. Now the pressure was on for us to find our dream home in a limited time frame, and from the constant market watching that Daphne had done for us, plus our relentless internet searching, we quickly landed on what would become our dream home. Working through the offer process was incredibly efficient, and with her knowledge and support, we sailed through the process, and closed without issue. We are so grateful to Daphne for her time, patience, and expertise that lead us to the next wonderful chapter in our lives. She has now become a part of our family. RUN from this place. Serena Piccolo-Smith is the epitome of a con artist. She has a rehearsed sales…read morepitch that she has practiced, do not believe any of it. She promises you she will do everything, but yet delivers on nothing and then upcharges you for everything you did not agree to at closing. She sneaks in her charges, for example...cleaning charges for an already spotless home, for yard debris clean up although there was nothing in the yard to clean up, to clean out paint cans in the basement, which the new owner will need to match paint, etc. She sneaks in these fake charges prior to closing, with fake invoices for payment for extra expenses. I could go on and on, she will take it out of your closing without your approval and without you ever knowing or steal your repayment deposit money. Her real estate license should be revoked!!! Oh and she is very good at defending herself as you will see her do here. I DO NOT RECOMMEND THIS TEAM, due to her. I had to report her to my closing attorneys to make them aware of what she was swindling me out of. SHE IS NOT TO BE TRUSTED.
