We booked a site with a private deck--such a smart touch--and the whole property felt exceptionally clean and thoughtfully laid out. The park is gated and reasonably quiet; we felt safe the entire time. Little conveniences add up here: a pedestrian gate for easy in/out, a fenced dog run, and even tokens for their on-site RV wash if you want to freshen up your rig. Every interaction with staff was pleasant, and the customer service was excellent. We recommend Nomadland RV Stay without hesitation and will absolutely choose it again anytime we're passing through Albuquerque.

We didn't get a new person until months later and when the new guy showed up he never introduced himself and we never learned his name. We moved out in March and we were told by this man we would get our deposit back. We left the space clean and never were we late on rent now we are almost a month out of the park and we are getting the run around just to get our deposit back. The management Comp acts like the park should give the money but the park keeps giving us the run around. We are totally at a loss with this situation and never had a problem from other parks. Fair warning this place will let you move in and gladly take your money but when you leave don't expect your deposit back. I also have pictures to prove we left the place clean. So I will not stop until I get my deposit.

There are so many better options in Albuquerque. I had been full timing for over a year at that point and have since stayed in many RV parks around the country but these people are the worst I've ever encountered. I called the day before I planned to arrive and they said they had a space for me so I arrived the next day after driving halfway across the state. When I arrived around noon they said I'd have to wait all day outside the park until they ran a background check around 4 or 5pm, and wouldn't even let me settle in to my reserved space in the meantime. When I asked why they didn't mention this on the phone, the owner instantly turned into a complete condescending jerk, trying to show off in front of his younger female assistant, threw my paperwork back at me across the counter and said he didn't want my business and that I should leave. I was shocked. Needless to say I was more than happy to leave after that! I had to improvise a last minute place to stay but literally anything would have been better than staying at this dump. Also, in case you aren't familiar with Albuquerque, it has one of the highest crime rates in the country and this place is in one of the worst neighborhoods in town. Super sketchy all around, my advice is to STAY AWAY!

We pulled in around midnight, exhausted and stressed, and were greeted by the kindest soul, Sandy. She listened to our situation with genuine care, checked us in with a smile, and immediately made us feel safe and supported. You can tell that Sandy loves her job and truly cares about the people who come through this park. Her kindness that night set the tone for everything that followed, and I will never forget that first interaction. What we thought would be a one-week stay has now turned into several weeks while our truck is being repaired, and the entire KOA staff has gone above and beyond for us. When we came back to the office to break the news that our situation had gotten much worse, Kellie and Justin stepped in right away, booked us for the month, applied every discount they could, and genuinely tried to help us save money. They didn't treat us like "just another reservation" they treated us like real people going through something hard, and that level of compassion is rare. The hiring manager has struck gold with this team. Every employee we've met has been kind, helpful, and clearly invested in keeping this park running smoothly. The property is clean, well-maintained, and feels safe. There is nightly security, the laundry room is spotless (which is NOT the norm for many RV parks), and you can tell the staff works around the clock to take care of the grounds. Our site is spacious with plenty of room between neighbors, and every person we've met here has been friendly and respectful. The views are beautiful, and we've genuinely felt at peace here, even in the middle of a really stressful life moment. I'll be honest, I had sworn off KOAs in the past after several disappointing experiences... but this KOA changed my entire perspective. Because of Sandy, Kellie, Justin, and the rest of the team here, I will happily give KOA another chance at future stops, this is what every KOA should aim to be. To the entire Albuquerque KOA staff: thank you, thank you, thank you. Your kindness, professionalism, and willingness to help has meant more than you know. I recently restored my ownership in a manufactured home located in the Park via foreclosure. The Park took the former tenant to court to collect past due lot rental and utility charges. The judge only awarded the past due rent payments but not the utility charges. Van Cleave Place is holding me accountable for two months of utility charges for a period of time when I did not own the home and a full month's rental although I will only be the owner for a partial month. They have refused to consider applications of prospective buyers for my home until the past due charges (when I was not an owner) are paid by certified check. They even had the audacity to demand late fees for payments owed by the former tenant. They are demanding that I reapply for a space rental, $35 application fee and a $430.00 security deposit, even though they are aware that the property will change ownership this month. The last time I placed a deposit with Van Cleave it took me three months to have my deposit refunded. Stay away...far away if there is another option to place your manufactured home.
